TYBOY1871: They do not call you back no matter what it is. They have only ever responded to work orders. The past month I have called them at least 30 times . I have left more than 4 voicemails regarding info I needed about my lease . I have even emailed them 2 times and no response at all . All I needed was at least a 5 min call about lease info and they never answered or gave me a call back . Hopefully by making this review maybe just maybe they will get into contact with me to figure out my issue.Other than this issue haven’t had any other issues with them.Making this review to get attention to them giving callbacks and helping others as well.

Simone Runyan: I have left about a dozen or more messages with them and no one calls me back. About a year ago I'd had a nice conversation with a guy there named Rich Graham. He was supposed to have someone get back to me about possibly taking over the management of some of my rentals. No one ever did despite all the voice mails I left. Apparently they don't want my business so I am looking elsewhere.

Dre Thang: Worst place to rent from. If your interested in a property trust me do not even waste your time . I have been renting through this company for atleast a year now and have only spoken to a real person once . I don't even think they have a office here in Fort Wayne , it's basically being run by some small company out of Indianapolis. I have put in many maintenance requests & never got any word back what so ever . I call everyday and leave my name & number on the voice mail & no one never call back. If u want some random property management sticking they're hands in your pocket every month , but not actually taking care of what you need done around your property then go for it.
dulcimersong: This seemed like a rent to own scam. I called to find out if they accept sec 8 vouchers for rentals in Ft Wayne. The person could not answer yes or no until payment was given on application, and then said if the property does not accept sec 8 they could “transfer the application fee to another property” if sec was not accepted. The person would not state yes or no that the fee would be refunded. This felt like a rent to own scam.

Since then Doug Berndt and Michelle Henry have done an amazing job at changing my mind on how this company is structured and managed. My 3 kids and I were locked out of the home due to a maintenance issue, Michelle Henry and Doug Berndt responded so quickly. Thank you so much Doug for finding and fixing the problem! I appreciate your knowledge in fixing things and your rapid response to resolving the issue.
Elexis Williams: Worst place I’ve ever rented from! Never answers phone calls, doesn’t care about maintenance request. I’ve had raccoons in my attic for 9 months and still haven’t got anyone out to do something about the issue. Had no ac for 5 months before they could get someone out to fix it. Had a tree hanging on my power line in my backyard and did absolutely nothing about it. I will never rent from this company ever again!

I enjoy renting my home and I have done so for the past 20 years so I have rented from many companies and I have never stayed with someone as long as I have with Traci! We have renewed our lease for the last 6 years because of Traci and her amazing service!! Traci goes above and beyond for her residents everyday! She treats us like family and always responds to my questions and concerns quickly! Traci does a fabulous job of taking care of us and our needs. She is an asset to the Home River Group!!I also absolutely love our Maintance Man Doug, he is friendly and communicates with us as soon as he receives our requests. Doug calls to let us know when he can take care of our problem and gets ahold of us quickly if their is an issue with our request, like he needs to order a part. We like to rent so that we don't have to worry about the repairs around our home and with Doug we never do!! When we started our journey, we had a lot of inconveniences, but they resolved the problems very effectively and efficiently. Dylan Roth: Select Property Management did not provide us with clean water in our rental.Our water was coming out of the faucet black and staining anything it touched, making the entire house smell like sewage. We were unable to shower, launder our clothes, drink, or clean our dishes.Access to clean water is inherently a part of monies paid for rent; the property owners and property management company were not doing their due diligence to provide access to clean water per our rental contract.When we requested alternative accommodation hoping the house would be worked on, she repeatedly refused.We never received our deposit back, and they threatened us with eviction because we did not want to pay another month of rent without clean water.

Fast response, very co-operative attitude, prompt payments, highly informative inspection reports and effective operations. The only reason not giving 5 stars yet, is that I have under a year of experience having them taking care of my properties.Comparing to the other property management companies, I am impressed many ways. Most of them are not a good fit for larger portfolios let alone institutional size portfolios. It is pretty uncommon that the same provider can handle well both small investors having one, two or several properties and larger operators. Working with Select, I have seen this happening time after time.I have a background of being professional residential real estate investor and fund manager over 20 years internationally. Experience of acquiring, renovating, renting and selling more than 1,000 doors in EU and US.It is often hard to find even decent property management company to take care of a larger single family home portfolio. The difference of the service level and the costs of having apartments or single family homes is enormous. As a professional I need to be honest. Tharson Goh: I asked Select Property to manage my properties not long ago and compared to my previous property manager, they were so much better. They sent me the property inspection results with detailed photos and summary without me asking for it and they also let me know when the property was on the market again with detailed info. They also got on eviction process immediately on my other property with bad tenant. They always responded to my questions timely! I recommend them for your property management.

Kamdyn Klingensmith: I usually wouldn’t leave a review on something I don’t agree with but this company is so ignorant with their approval process. My application got declined because one of my “co applicants didn’t meet the criteria.” Despite me not only meeting the criteria for the home by myself but with the intention of paying the first 9 months of rent up front as I was planning on putting a down payment on a different home. Although I tried to explain this there was no fix. I was offering to pay them 3/4 of there rent up front. Absolutely bizarre circumstances I guess but hey I don’t make the rules. It feels to me select property management doesn’t consider that each person has a different circumstance

At first I was nervous because I was unfamiliar with the company and I know Fort Wayne has some not so great landlords so I just didn’t know what to expect.I have to say I am quite pleased a year later because Maria is soooo responsive and helpful. Everyone I have interacted with genuinely cares about my concern and they are very helpful with maintenance needs in a timely fashion. I would recommend AG Rentals to anyone that is looking for shelter because I have had such good interactions with the staff and the communication is amazing.2023 I double down on my statement. The staff are kind and helpful and they communicate which is very important. I had an issue with my sink and they were responsive and my sink was fixed within 24 hours of me speaking with someone. AG Rentals are a good company and they do their best handling issues and tenant satisfaction IMO.

Melina Jones: I called their office yesterday around 1pm because I was interested in renting a property they have listed. I was very disturbed with how the woman on the phone was talking to me. She honestly disregarded me and my questions and tried to basically just rush me off the phone. Based off of this interaction, I couldn’t imagine doing business with this company if that’s how they deal with customers. Especially with the property being listed for more than 50 days already, I’m sure she is turning away future clients with her poor attitude and lack of willingness to help others. I really expected better and I hope this isn’t how they do business on a regular basis.

Cheryl Quaye: Before we moved in, they put of the trash that they clean up in the attic. The door to the attic was also broken so we weren't able to access it. If you want to rent from these people be aware of lead poisoning, they literally paint over everything. They increased the rent and tried to make us pay for the house insurance, we're renting... we had a toilet issue and when we called maintenance they told us we simply shouldn't put toilet paper in the toilet, instead put it in the trashcan, typical. DO NOT RENT FROM HERE.

Juston Swift: Yes. I filled out an application for an apartment that they already knew someone else was going to get. How does a person with 2 jobs get denied for 550 for rent a month? They're making more money off of application fees than rent....smh
billy watts: It can take up to 10 business days for the screening. That's absolutely unheard of. Like a reviewer already stated, they will have you fill out an application for a place that they already know is going to someone else. Save yourself some time and money and go elsewhere.

Wuhd Wurm: Reported to management our ceiling fell and there was black mold in the walls. Instead if fixing the mold they patched the hole and took our security deposit. Day after we moved out they had a flatbed of drywall because the entire house needed new walls to not be a health hazard. Our breaker had to also be replaced because the foundation was crumbling like sand and water soaked the breaker board.
Kial: They just want your application fee. Contacted them regarding how I knowingly would need a cosign and how thier application had no such place to fill out as cosigner. They said to go ahead as they wish to see if people can be approved(we told them I knew it would not be approved and they said to go still) within a day or 2 of submitting they contact me saying I've been denied no surprise. When trying to ask about cosign they say they can't look up anything and that the letter in mail will "have reason for denied". I know why I was denied i told them before hand. It's clear to me they just want people to give them application fee.

Damon Strong: Terrible terrible place to live. Found black mold in my apartment. Talked with other tenants they also have black mold. They will not answer my phone calls. They charge you for repairs that’s are their responsibility.

Karina Whitehead: All around terrible. They try to avoid repairing stuff and are technically breaking the law by informing someone they will not be re signing the lease only a month in advance. The law says they have to tell you 3 months in advance but they dont seem to care.

Dan Carroll: It took my daughter and sister in law to fall through the stairs leading up to the bedroom for them to come out and fix them right. They dont care about their tenants all they want is their money. They will do the cheapest possible way to make it look like they fixed thing or should say fix it so it holds until they leave.

My furnace needs fixed every year and I have been asking for a new thermostat for a second winter now. My house isn’t heating past 64 degrees and they don’t care!

K: I had called this facility multiple times going through the requirements and what was needed for the application. I drove two hours to meet with them after going through multiple times about what I needed… I was then met with this “wonderful” front desk lady who let me spend 20 minutes filling out papers to be told I need to of lived in Indiana and work in Indiana to even rent? She asked me if I could commute the same company and hour and a half away in order to go through with the applications. Me and my partner both had jobs lined up, already had our start dates. I guess the only requirement was me living in Indiana in order to get these properties. Which is so weird, because the first phone call I had with this company they knew I was coming from a different state. I guess I’m glad I didn’t waste my time based upon these other reviews.
gary lyons: I lived with them for 3 years+ i just recently moved out. They were always helpful and let me know things ahead of time. If anything needed fixed they fixed it if i out a maitnece ticket in on the online portal. Communication with them is key and the office ladies were always helpful and infomational about upcoming houses.

Ke's Unique Kreations: Pathetic Tiny Washers And Dryers... They're So Small You Can Barely Fit A Decent Load Of Clothes Inside Of Them. And Every Week The Washers And Dryers Are Either Broke Or Not Functioning Properly. And The Maintenance Is Poor And Most Likely Not Even Credible Considering The Amount Of Gas Leaks I Had From My Furnace.

Alex Roberts: Shady business tactics, strongly do not recommend doing business with DBD.The first issue is regarding the carpets. I swept the carpets soon after moving in and they were disgusting. Not just dirty, they were filthy. I'm talking hair, bobby pins, spare change, wall tacks, and more. I had to empty my vacuum multiple times while sweeping 4 rooms.Let me preface with this: I left the property spotless upon move out, including sweeping and cleaning the carpets myself. The property was left in much better condition than it was when I moved in.Upon move out, we were made aware that according to our lease we had to have the carpets professionally cleaned. I asked the leasing office if they could show me the receipt for the professional carpet cleaning from before I moved in and they were not willing to show me that. I know for a fact those carpets were not professionally cleaned before I moved in, so for DBD homes to charge me for something that was present before I moved in is horrible business.Similarly, DBD homes also charged me for a gutter cleaning fee. When I went to look at the house before signing the lease, I noticed the gutters had plants growing out of them because they were so dirty. I put the dirty gutters on the move in check list, and also submitted a work order for them, and they were never cleaned. Again, for DBD homes to charge me for something that was present before we moved in, that was marked on the move in check list, and that was addressed through a maintenance request seems to be shady and horrible business.The money they kept is not the issue for me, it's the way they run their business. I would hope a leasing company would treat their tenants as valued customers but that's not the case in my experience.If you call them to talk about an issue you have, you'll be met with rudeness and be dismissed. Extremely unprofessional company that takes zero responsibility for their actions. Listen to all these reviews, this company is unprofessional and should be avoided at all costs.
Octavia J: I’ve applied on four different occasions and have been denied each and every time. Each time I was told all I would need is one specific thing. When I met the criteria it’d be something else. They’ve taken my money and that of a co-applicant knowing they had no intentions on renting to me. Then when I accused them of unfair housing practices I was told the infamous “they know someone who’s black” line. I can only imagine the amount of people with the ability to meet the monthly costs but were denied because of profiling.They even had an issue with me having four kids. The “ladies” are very rude and stall you out before coming up with outrageous excuses for why your application couldn’t be approved. My credit criteria was above the standard, I make over three times the amount of rent and have never been evicted. I’ll stick with my current rental agency until I get ready to buy my own home.

The G: I put my application in for a house. They said it take 3 days to get back with you. I called because they never called me. They said I was accepted but the house was gone so they told me to pick another one so I’ve been looking for another one then the next day they said I was denied. Wow poor communication

UnrivaledHQ Team: DBD managed our property for 4 months before we let them go. If you decide to ignore the reviews and go with them, you’ll quickly discover there’s the right way of doing things and “the DBD way of doing things” and they are not one and the same. From poor marketing, no project management, waiting weeks for quotes on repairs, inconsistent communication, confusing accounting systems, no ownership of mistakes—and not doing anything to improve or make things right. Our biggest regret is trusting a friend’s recommendation over their reviews.

Either it won’t lock and you call for maintenance and they say oh that’s not an emergency. Yea let’s just leave the apartment unlocked and put anyone or their belongings in danger. Or how about getting locked out with no place to go and not being able to get to anything. They said oh that’s not an emergency either. They also won’t reimburse if you have to call a locksmith. What’s the point of having maintenance which is paid for and included in the rent if they won’t send it. Trust me if a locksmith is called and has to be used you all will be hearing from an attorney. This is some extremely poor service. But by god you want people to pay their rent on time but you won’t do your part. Ridiculous and terrible do not rent from these people

We require the come be 3 times the rent amount after all deductions. Good luck with your search.You sent:I dont understand how we dont meet the income requirements of a 675$ place? last month alone we pulled in ----- between the two of us and $675 x 3 comes out to $2025. even with bills and taxes being taken, we meet the requirements for anything under $675are we being turned away because your group doesn't work with private contractors?we've held these jobs for well over a steady 8 years. and these are the actual check stubsRPG Agent:No we are not approving you based on your income. Anthony Racic: These sleazeballs are trying to charge me a $245 carpet cleaning fee on carpet that was old and dark maroon and not cleaned before I moved in 5 years ago. The carpet was never updated in the time that I lived there. I cleaned the carpet regularly with my personal carpet shampooer, so I know the carpet is in better shape than when I moved in. I have the pictures. They also told me they weren't renewing my lease because the homeowner was selling to a "cash for homes" person. So did they lie about that too?These people are inexperienced sleazeballs and it shows. The city fined them for having a falling down garage in the backyard they refuses to tear down and also for having paint chipping off the house and also for the steel fence posts from the fence that were just in the yard with no fence. So they hired a company to come put siding on the house and it took them a month. To side a 1200 sq ft house it took a month. I would regularly catch the workers lounging in my lawn furniture when they were supposed to be working. Building code enforcement busted them for not getting a permit to do the job.Don't rent from these people they will try to rip you off.
kendo sabi: Used once and wont be using again but not because of anything bad. I rented from them for a year and got a nice house with affordable payments. Saved up enough money during the year to close on a home

kortnee brown: They denied me for having evictions even though I was told prior to filling the application that if my evictions was past the 3 year period that wouldn’t prevent me from renting with them. THEY LIED! And I was so upset because after filling the application out online I was running late for work to rush up there to drop that application fee off because their system isn’t updated enough to pay it online. Went through so much trouble just to be DENIED how discouraging. maybe they should explain in great detail to potential renters that having more than 1 evictions could get you denied instead of telling them if it’s been more than 3 years it will be fine because that’s EXACTLY what was said to me.Hell I could have kept my 25 dollars and spent it elsewhere!
