Bryan Richburg: I have lived here for the last 15 months and am only moving to be closer to my job. These apartments were a part of my introduction to the city of Indianapolis and I have absolutely loved living here. The location is near Whole Foods, a BP gas station and best of all in walking distance to multiple restaurants and Mass Ave. My apartment was a great size for a single person with plenty of storag and a huge up to date kitchen. The staff were always friendly especially Michelle and the maintenance staff were always quick to respond for any issues I may have had. They are always having events for the residents in the lounge ranging from a grab and go breakfast to BYOB game nights. If you are looking for a great city experience, I would highly recommend.

LaShaila Spivey: Do not move here. The staff is not friendly. The building is not safe or secure. The external door to the mailroom has been broken/open for months. Your packages will be stolen because of this but there's no security cameras so good luck. Also, there are numerous AirBnB hosts, and their guests will make your living situation a complete nightmare. There's trash all over the place. They also use IMPD to clear out the pool immediately when the pool closes. I wouldn't recommend this place to my worst enemy.

imani gadis: it was the weirdest and rudest experience I’ve ever had in my life. I’ve been to more upscale apartments that have a open door policy for the leasing office, but this one thought they were swanky enough to have it completely closed off through a lock box. After dialing the lockbox number, I found the lady to be very rude when asking if I could do a walk in tour with no appointment. I stated “ Hi I apologize for the short notice, but I was in the area looking at other apartments and thought I could just stop in for a tour is that ok? She than responds “I guess so, if I could find the time”. Keep in mind I’m just standing outside in the cold, waiting for them to let me in so that way they could at least greet me and tell me what the prices are but even after I was let inside she sat me down in the waiting area for 30 minutes came back asked my level of income and my expectations, and then walked off. I thought that was weird because I have a high income and really good credit but she never came back.I experienced a lot of different things looking for apartments as a black man. This was the weirdest one of them all I wouldn’t even call it racist just as much is stereotyping maybe because they thought I didn’t make money but yeah, I wouldnt rent here, even if I owned the place! I will be contacting the state housing department about this to let them know.
Josh Jordan: I never leave reviews, but Artistry Indy asked me to!This is by far the worst place I have ever leased from, bar none!As I write this, I am on a back and forth with their leasing office because they sent me my lease again after I denied an addendum trying to sign me up for a credit reporting service that I have to pay for or cancel myself onto my lease renewal! Instead of returning my calls, they emailed me a congratulations for my lease renewal and said review us! So here's my experience:My car has been broken into from the internal garage, but sorry "no cameras and not our problem, file a police report"There was a fresh bullet hole in an elevator until they patched itMold in my washer wasn't resolved for 6 months even with follow upsStench in the halls and garbage chute rooms filled with trash come Monday morning from improper maintenance of the chutesIt took them 4 attempts to stop my A/C from flooding the floorMy ceiling poured water from the apartment above me, twice0/10, would not recommend! :D
Jake Brashear: Great facilities, great staff, very well done overall compared to most apartment complexes. The add-on parts that you can't get out of are annoying, such as the mandatory $25 per month for trash collection services that no one literally ever uses, but outside of that it's everything I had hoped for. All things in, I would make the same decision but will not be renewing my contract for other, personal reasons. You won't go wrong signing here, just make sure you are an outgoing person or you won't fit in well.

Kristin Voss: I sent the pics to the Artistry maintenance request thingy, but have since deleted them so I do not have them to provide. But I have mold. I have bugs. And I have submitted multiple requests to correct these issues and I keep getting messages "work order submitted" and then "work order canceled"Will my issued ever be fixed?Fingers crossed. It's been3months since I first sent pics of all of the mold.
Dimitry Raymond: The maintenance here is still bad. My AC unit broke when it was 90 outside, Michelle lied about scheduling the AC guy to come and fix it (I confirmed it with him when I met him). Wasn't until an angry email later that they actually lifted a finger to do anything.Then my exhaust fan/ventilator for the unit became defective. Their "fix" was to remove it without a plan to replace it. (would have been better to keep it in). They have easy ways to fix this issue. But, it's been 2 months of no properly circulating air and there's still no fix in sight. Jacob's response, from a month ago about being diligent to fix this, was a lie.
Jason Green: Office staff has really disappoint me, I have had a water leak for a week and they showed no interest in resolving the problem. After multiple promises to fix it on multiple occasions, still no one came, For the price you pay you shouldn't have to have buckets of water lying around to catch the leaks. Trying to go down to office maybe then they will care, but doubt it....
Noémie Golubovic: I lived at the Artistry for a year and I loved it ! Building is always clean, the staff is super nice and helpful, the amenities are great (2 gyms, rooftop pool, dog park …) and there is social events almost every months and yoga and work out classes every week !

Rachel Tullar: I lived at the artistry for 2 years and my partner lived here for 3 years so I feel that I have a fair assessment of this complex. It was a decent place to live starting out, especially if you are in your 20’s. Like every apartment, there are pros and cons of living here which I have laid out below.Location: Fair - the location is within walking distance of a lot of restaurants, night life and two grocery stores (Whole Foods & Needlers) which is extremely convenient. The downside is that the Artistry is located directly next to a homeless shelter where multiple violent offenders reside. I personally did not feel safe walking around outside on my own or at night because of this. 2/5Building Amenities: Excellent - the pool is great, and is definitely a party during the weekends. The gym is small but had pretty much everything that I needed. Amazon package hub is also very nice. I used the common areas during work hours occasionally which was convenient. 5/5Apartment Quality: Fair - the apartment was fairly cheap, and the walls are thin. We had an issue with the upstairs neighbors making a ton of noise for 3+ months which made it difficult to sleep. The appliances are okay, dishwasher was not the best. The bathroom was poorly ventilated and started to grow some mold around the caulk. We also had a major moisture problem and they supplied us with an air dehumidifier which helped a little. 3/5Staff: This one is hard, there was some staff that was extremely phenomenal to work with (Skylar, Jacob, and Austin) and others who were really difficult to work with (Jen). After living there for 2 years we eventually knew the right people to reach out to. Unfortunately those who are hard to work with took away from the experience of those who did an excellent job. 3/5Misc: When we moved into our apartment in 2020 there was a putrid smell coming out of the vents for a few weeks. I know that multiple tenants complained about this and the problem wasn’t addressed until a few weeks later. It turns out there was a dead body rotting in a first floor vacant apartment. The entire apartment was covered in flies. The management never addressed what happened in this situation but just clarified that they found a body - many nearby tenants thought that a homeless person broke into this apartment and passed away which brought on extra safety concerns.

Shelby Pund: Nice apartment. However I’ve had over $500 worth of packages stolen from the mailroom and the leasing agency just clings to the fact that if the shipping company doesn’t place packages into the parcel lockers it’s not their fault and won’t pursue the thief.
Mackenzie Pogue: This place was a nightmare to live at and certainly not worth the price.
Tammy Roper: Moved into the Maxwell in April of 2022. I waited to give a review for a few months so that I could give a more thorough review of the Maxwell apartments. I have to say that I really do love it here. The management team was so responsive and kind throughout the entire moving in process. The apartments are really beautiful and spacious. We've had no issues with noise level and everyone is super friendly. The maintenance team is also quick to respond when ever there is an issue. Love the Maxwell and would recommend to anyone looking for a great downtown Indy apartment!
Avery Pagell: Lived there for 2 years. Had to deal with countless fire alarms going off at any time of the day whether its 3am or 7pm for about 30 mins a time. Paid 100$ a month for a garage spot only to have my things stolen out of my vehicle and broken windows and the apartment does nothing about. I highly advise against this apartment.

Leah J.: My experience renting at The Maxwell was easily the worst I've ever had. During my time living at this property, my packages were stolen multiple times (and when I brought this up to the staff my concerns were dismissed as outliers), my car was broken into in the parking garage (once again, no real response on the part of the property except for a "Sorry this happened to you!"), and repairs that were promised would be made to the bathroom in my unit by the time I moved in (rust around the showers, sloppy caulking, etc) were never made.The loitering in and around the property is absolutely unbelievable (I can't tell you the number of times I was walking to my car in the garage and was practically intercepted by a strange man), so if you're a single woman, I would advise you carry pepper spray at any and all times of day. The hot water is inconsistent at best, and though the maintenance team was swift and courteous when attempting to repair it, it's been brought to my attention that this is a habitual issue for the property. For the cost of living here, these issues were absolutely unacceptable.But the worst experience of all, easily, was upon move out. I had movers take most of my boxes and furniture out of my apartment two days before my scheduled move out, and when I came back the next day to pick up my remaining belongings, they had been thrown into trash bags and random boxes with no regard for the contents (sauces from my refrigerator tossed into garbage bags with sensitive banking paperwork, etc). Someone contracted by the property to paint the unit had entered my apartment without consent, during covid, touched all of my things, and even destroyed a priceless documentation that I'll never be able to get back. It was the most incredible violation of privacy I have ever experienced.I would wholeheartedly recommend AGAINST renting at the property if you value your peace of mind. The only positive things I can say about my experience here was that they didn't put up a fight when it came to compensating me for my damaged property and ending my lease.Side note: The courtyard fountain looks lovely in the summer, but trust me, after 24/7 water running that you can hear clearly through your walls, you'll want nothing more than to never look at another fountain again.

Our hot water has been out 3 times since living here, with the last instance resulting in 4 days without hot water.Also plenty of leaks, broken elevators, car break-ins, random 2 hour fire alarms and plenty of other issues.Incredibly poor building management and no care for their residents.Worst apartment experience ever. You can absolutely find somewhere better to live that cares about residents and knows how to take care of apartment community so it isn’t falling apart every week.
Jordan Lambuth: Lots of water issues. Either the hot water goes out for days at time. The fire suppression system is leaking and the fire alarm is going off in the middle of the night. Rate increases, cost of parking doubled. We're now being charged for utilities. No guest parking. Not very well insulated, drafty windows.
Anthony Elias: 2 times in 2 yrs we've been left without hot water for 3+ days. Also, the pipes bursts in the winter twice in the last two yrs (see a pattern?) so buy renters insurance. Also, dont waste $1k a month here.

Shashank Suresh: There are many things wrong with this apartment building. The water main pipeline has had problems three times in the last two years. Two of those times it actually burst and flooded and destroyed and entire floor of the building, displacing all of the tenants on that floor. The pipe repairs themselves took quite a long time and the entire building did not have running water and had to all use the bathroom and shower on the first floor during this time. I feel like paying almost $1500 in rent entitles a person to water in their own apartment. The fire alarm is also faulty and goes off for no reason several times a year. Sometimes it happens in the middle of the night. Too bad if you work a job during the day that requires you to shower and have restful sleep at home - you won't get that by living here.Overall, I do not recommend living here. Avoid it if you can. The apartments themselves are nice but the high cost of living here plus the inconveniences that come up more frequently than they should make it not worthwhile.

Amanda Vela: I have absolutely loved living at the Maxwell! It has been the perfect apartment for me. I've toured almost all the new apartments in Downtown Indy and the Maxwell is, by far, the nicest. The interiors are beautifully decorated with dark wood floors, granite countertops, beautiful hardware, high ceilings and clean carpets. It was always quiet and a nice young professional crowd. It may sound like a small detail, but it's SO nice to have a glass shower door instead of a curtain (unheard of in apartments!) and a pantry in the kitchen (also very rare). I also had a walk in laundry room that I could use for storage and have a drying rack (in the past I've had to air dry my clothes on top of the washer/dryer - no fun!). The heated garage is so nice in the winter... I can't even begin to tell you what an advantage that is.Besides all that, the staff and maintenance team are very kind, friendly and helpful. They always responded to my calls and needs in a timely manner and did so with kindness and understanding.And perhaps the best part? The location. The Maxwell is just blocks from Mass Ave and blocks from the heart of the city - Monument Circle. You are literally close to everything - but not too close that it's noisy.5 stars!!
Kris Leksas: While first impressions of the maxwell apartments are good, don't be fooled. The overall layout of the apartment complex is nice and quality of the units are good but then it goes all down hill.Like others have mentioned, the walls are paper thin. You can hear everything that is happening in all of your neighbors apartments. Speaking of noise, the courtyard is like an amphitheater. Any noise is magnified by 10 so don't bother opening your windows(there's zero airflow anyway).They technically have a gym but I wouldn't call it that. It's more like a 15x15 sq foot storage room with a couple treadmills and free weights thrown in it. It gets claustrophobic with more than two people in it and smells like a high school gym.Lastly, don't expect to have guests spend the night. Being a Chicago transplant, I often had guests on the weekends. Unfortunately, there is no where to park. There's a large lot to the side of the building that is not owned by the complex. One of my guests parked there and in the morning, was approached by the maxwell management. They said they could give you the company's number that owned the lot and you can buy a spot for $50/month or that you will be towed. She then proceeded to copy his license plate number to presumably turn it in.Overall, the lack of amenities, poor noise insulation, and unfriendly staff make maxwell apartments an extremely poor place to live.

Amanda Serra: 10/10We’ve loved our time at pulliam square. The amenities (gym, patio, walking score, business center, community events) are top notch and the team is incredibly responsive, helpful, and friendly. The apartment itself is nice, clean, and modern. The atmosphere is generally very calm.The team really cares for you & even got us a house warming gift to celebrate our new home. Have never had the level of detail or care in my years of renting.
Travis McMasters: I first moved to Indy a year ago and this was the perfect location! I could walk almost anywhere downtown in mere minutes. You can easily drive NESW of Indy in about twenty minutes or less. I felt safe in a downtown setting and there is an unlimited amount of things to do. The apartments are spacious and trendy. My experience with anyone who works at Pulliam was always completely professional and pleasant. It felt like home away from home! So grateful this was my first experience in this awesome city!
Claudia Loman: I loved living at Pulliam Square! There were a few hiccups during my time, but that's expected when living in an apartment. It is super conveniently located so it was great to explore the different restaurants around Mass Ave, attend fitness classes like HotWorx and shop at the locally owned boutiques. As a woman, I felt pretty safe walking in the area alone at night. I stayed in a Daily I and it was so spacious for just me. I had plenty of cabinet space in the kitchen and loved having my washer and dryer in the closet. The property manager, Val, was always very helpful when I needed help with anything as well, definitely recommend living here!

Johanna Tomkiewicz: I really wish I could give Pulliam Square a higher rating, but my experience in my first four months here has been pretty bad. First, the good - I love my unit, it is spacious and the building is in a fantastic location. The staff has been friendly and helpful when I've needed assistance (which has been frequent). When I first moved in, my washer and dryer did not work and it took over a month before I had a new washer and dryer in my unit. Unfortunately, the maintenance team installed the washer incorrectly and it ended up flooding my entire unit the first time I ran it. The staff worked with me to get my rugs dry cleaned and although this situation was terrible to deal with, I believe the staff helped as much as they could so I held off before writing a rating just based on that situation. I didn't have issues for several weeks, but this weekend was the first hot weekend of the year. I tried turning on my AC for the first time only to find that it does not work, and my apartment is currently 80 degrees. I am extremely frustrated that I pay over $1600 for an apartment that has repeatedly proven to not meet the bare minimum expectations. If problems like this persist I absolutely will not be resigning my lease here.

Pulliam was my first choice of choosing an apartment building and I am so grateful Val contacted me. She is prompt, responsive, caring, answered all my questions clearly, and most importantly, exceptional as what she does. The virtual tour she gave was insightful and fun. I did not have to be there in person to feel and picture myself living at the Pulliam. I still cannot believe I got the lease completed in just several days, all thanks to Val!

Desiree X: I have lived at Pulliam Square Apartments for quite some time. The problem with the front office, who are so caught up with climbing the ladder; is there is no accountability. Recently, I had my work iPad Pro sent out to Apple for a repair. I gave it to Ana at 0900 hrs. for a FedEx pickup, which she failed to give to FedEx. I then contacted FedEx because I had not received confirmation that the package had been picked up. I notified the manager, Jessica, because Ana was off of work. Jessica told me that she would call me once she talked to Ana. I never received a call from Jessica. I did receive an email stating that my package was picked up. I immediately went to the office to find out where Jessica found my iPad. Jessica casually says oh I found it under Ana‘s desk. I explain to Jessica that I was going out of town for work and I needed the iPad but, due to the fact that it was not given to FedEx, it would be returned while I was gone.My iPad was returned to the front office with Ana being the signer of receipt. I receive an email stating that it had been returned. I contacted Ana to make sure that she left my iPad either in my apartment (which they have placed packages inside my apartment in the past) or in their office where it should have been safe from theft. Ana assured me that she would hold it in the office. When I returned, my iPad was nowhere to be found. Yes I’m angry because I’ve had other packages that were stolen. The office is responsible because they signed for it and they knew that I was going to be out of town for several weeks. Ana should have left it in the office until I returned. I immediately went to the office when I returned. Jessica played the dumb role; she didn’t recall any of our conversations and she didn’t recall my iPad being found under Ana’s desk! Theso-called new but temporary (intermittent) office personnel are clueless! I guess they didn’t have time to get their stories together. These people have absolutely no consideration for the tenants living here because there was never any accountability for their irresponsible actions. They tried to downplay the entire situation. I would advise anyone considering living here never to have any type of electronics picked up or delivered to the office. I call this thievery at its finest. Since this incident, there have been several individuals that I know that have decided to take on residence at The Whit.

The building management can do nothing to help, police won't do anything. At least half the building is effected. Happens 5 to 6 nights a week. It is horrible!

Unfortunately they never paint the walls in the hallways, and they're all scuffed up from people moving in. Edited review after non-stop fire alarms and office hours. I'm sure the fire alarms are not their fault, but it's terrible enough I will not be resigning my lease. The office hours are also supposed to be til 6, but this is my 3rd day in a row trying to get an important package and no one has been there after 5.

Drew Beechler: Worst apartment ever. Amazing location, but pretty terrible apartment complex overall. Management is pretty bad and won't work with you on lease terms when the apartment is practically uninhabitable due to construction noise at 3AM. They take the “not my problem” approach. Everyone I knows here hates it and is just waiting out their lease — false fire alarms going off at 2 AM (many different times) and waiting on the staff to get there for over an hour to turn the alarm off, terrible overnight construction noise without permits, elevators that are constantly broken, security issues on doors that took 9+ months to fix, poor to non-existent communication about such issues, etc.

Axis: what do users think?
Trent Whisenant: NO complaints about Axis! From move-in to move-out, the experience was fantastic. Briana, Kaila, and the other staff are attentive, thorough, and polite and always made me feel like a priority. The facilities are very well maintained, and all of the amenities are top notch. The residents are respectful and quiet. Wish I could've stayed at Axis longer!
Ellen Shields: I asked a lot of questions and was pretty indecisive for a while. I was actually probably pretty annoying but Kaila was patient with me.
Sadie Mele: Move in was pretty seamless. They had all my information, brought me quickly to my new home, and gave me a tour later in the day. They were extremely flexible when my movers came a couple days later. The location is great for getting to work and the Kroger right downstairs is a GREAT benefit. Maintenance staff was very helpful with a quick lightbulb change (my only move in problem) AND they left a thank you note. The leasing office staff is very friendly. Hoping this positivity stays throughout my time here :)

bowie G: This apartment complex has GOT to get the fire alarms under control. It happens twice a month now at least, and it’s never actually been a fire while I’ve lived here. It’s always a busted pipe or something else. The alarms are in every hallway and apartment, and it’s quite literally the loudest sound I’ve ever heard. My ears ring for hours after each alarm sounds off. My friends and family who have heard it all agree that the volume is beyond excessive, far louder than any school/college dorm/apartment I’ve ever been to.This is a “pet friendly” complex, but I seriously, genuinely worry that my cat and other animals here are going to suffer from hearing loss and heightened anxiety due to the sheer volume and frequency of these alarms. We never receive updates/ emails until sometimes half an hour or more later, sometimes never at all. On Christmas Day, I was traveling but stopped back at my apartment because I saw the fire alarm lights. I rushed up to get my cat in a panic, glad I was just able to be there in time.There was no response for over an hour, and so I had to take myself and my cat elsewhere since it was below freezing. The alarms were going off and on over and over, the email later on said it went on for nearly 48 HOURS. When I checked out the office to see what was going on, other people were in there casually playing pool, meanwhile buckets upon buckets of water were flooding from the ceiling. No safety measures were put into place whatsoever.It is going off again, as I type this. I was the ONLY person (as far as I saw) evacuate the building, because it happens so frequently that nobody bothers anymore. But what if there’s a real fire???!!! It is absolutely unacceptable, this is no way to live. Especially for the amount they’re charging.

Teylor Ellis: Best part about renting…. Our microwave door had broken and I came home to a newly installed microwave and they took the initiative to install a light fixture I had got from Amazon and been meaning to ask them to install. Love it here! Thank you Robin and Wayne. 😊

Tiffany Castilleja: Overall our experience was pretty good. We lived here for a year and it was a nice 1st apartment in the city. Definitely some things that could be improved based on the high costs to live here.Pros:-Quiet [we never heard our neighbors]- Pool & gym are amazing-Fun resident events- Freshly painted hallways & new carpet- Our apartment was very clean when we moved in-The location is right by the canal & close to The Circle & Mass AveCons:-Off leash dogs [Some residents refuse to use leashes]-Kroger shopping carts now lock so you can't bring up your groceries in them-There are only 2 [slow] elevators for the entire building. 1 of them is constantly locked for people moving which will cause you to have to walk all the way around the entire building if you live on that side-Exit doors that do not have key fobs to get back in causing more unnecessary walking around- Shortage of maintenance staff [it took about a month for our washer to get fixed... our dish washer took several weeks and ended up ruining the flooring]- Leasing office can be unorganized with packages and maintenance requests-Lots of crime and homeless people in this area.. there's a bus stop directly next to the apartments and the Kroger that can be scary sometimes

If your looking for a place to live Axis is the best community downtown Indy. This place is dog friendly and goes over and beyond for your fluffy child. 🐶

Payton Gross: My Fiancé and I loved living at Axis. The property is dog friendly, has the best pool in Indy and is close to everything!! The view we had of the city was unbeatable. We will recommend Axis to anyone moving to Indy in the future.

Zeysha Fuentes: Do not live here! Lack of communication and honesty from management. Tenants are living in a construction zone and they are not letting people out of their leases, unless they pay a termination fee. Hallways are stripped down to beams.
Michelle Soltis: Park 66, more like Park 666. In the past two months, my apartment has flooded (broken fire suppression system), and the complex has caught on fire. During the flood, it took the management team over five hours to turn the fire suppression system's water off, so everything in my unit was completely ruined. They did not cover my renter's insurance deductible or compensate me in any way, despite the excessive response time. During the fire, a large portion of the complex (33 units) got flooded again with water. The hallways reek of mold and there are no amenities. I did not have a fridge for almost a week. The roof is still leaking from the fire over a month ago. Rent is full price. Living here, you are at the mercy of Birge&Held. If you still decide to live here despite the reviews, I would recommend getting renter's insurance (which is not required) and having a "go" bag ready.
Lucas Hickey: They are actively doing demo on units that are occupied. The building is not weather proofed. Units are being burglarized with crew keys. Birge and held are still claiming the units are habitable and safe and tenants don’t qualify for lease termination. They’re also taking down google reviews
Kaley O'Donnell: 2 stars for the quiet and safe location, as well as good size of apartments. It’s the management which is the issue. Maintenance takes months to respond, even for important matters. The office doesn’t respond to emails or answer the phones (unless you’re looking to spend money/sign a lease). There was a fire a month ago, granted not their fault, but it has destroyed half the building with water damage including all of the amenities (gym, roof, common areas). Probably the most alarming part of this is that I didn’t receive ANY email, phone calls, etc about the fire! I was lucky and was out of town for the fire, but only heard about it when my neighbors texted me the following day. I still don’t get communication/emails from management, even after I brought this concern to their attention. Someone from upper management eventually reached out and said they would offer compensation for the nights we were displaced/ had to stay in hotels, but I haven’t received that still almost a month later. But of course, I’m still getting emails about rent being due and the reminder that rent is increasing by $300 per month if I choose to resign the lease…
Austin Gates: I lived in these apartments for almost 2 years so I experienced two different management companies. Any reviews/ratings of Park 66 Flats should be considered under Birge & Held management. Almost any good reviews Park 66 had is from when JC Hart owned the building. Ever since Birge & Held took over, the place has gone downhill. I had my bike stolen from the garage. When brought to the attention of management, I was pretty much ignored and shrugged off. When I asked that the cameras be reviewed, I was told they did not have access to the cameras and could not review them. So not only was the garage not secure, other security measures (such as cameras) are not working, which is a safety concern for residents. I also lived on the top floor, and our apartment started to get water leaks and stains all across the ceiling. Several requests and calls were made to management to have this addressed and we kept getting put on the back burner and was told it was being worked on but never was. From the initial service request, it remained open for more than ENTIRE YEAR. It got so bad that there was mold forming from the water leaks/stains which is an obvious health concern, but they still didn't seem to care that much. It was still an issue when we finally left. Finally, that brings me to the recent fire. While I understand the circumstances at hand and cause were out of their control, their overall response to the situation was/is poor at best. Communication after the fire was very poor and residents were not being updated in a timely manner and were left in the dark about what was going on. Their communication and information in the coming days after the fire was very disjointed and unclear to residents. I was in a unit (along with 33 others) that took on a lot of water damage from putting out the fire, to the point where we would not be able to move back in anytime soon and would be forced to move to either one of their sister properties or to a new apartment complex in general not managed by Birge & Held. We were given almost no time to make a decision as they were trying to force the residents that couldn't live there anymore out as soon as possible. Considering the situation regarding going through a disaster and trying to pick up the pieces after an already bad situation, I think that was in extremely poor taste by management as the affected residents had almost no time to figure things out and their situations after becoming "temporarily homeless". As almost all of their options for sister properties to move to for a 2 bedroom were farther away and not in the area, we took the opportunity to break the lease with Park 66 and get away from Birge & Held and find another apartment in the area. The apartment complex is in a good location, and the complex itself is nice (well before the fire, time will tell after renovations), but as long as Birge & Held manages this property, I would stay far away, it's not worth the headache.
Julie Floreancig: My sister lives in this building and her car has been broken into twice in the garage, treasured personal items were stolen from her storage unit most likely by an employee, on Christmas Day there was a water line break and the maintenance person didn't know how to shut the water off nor the blaring alarm, so Christmas was ruined, the damage from the Christmas Day flood still hasnt been addressed in the garage where there is a giant hole in the ceiling with insulation hanging out and black mold everywhere and then, THE FIRE!! The entire building had to be evacuated in the middle of a freezing night in February because of a monstrous fire that destroyed nearly half of the apartments. The fire clearly started under suspicious circumstances and residents aren't being updated in a timely manner. My sister now has ptsd and will have to address that after everything she has experienced in this apartment run by SLUM LORDS! Incredibly sad. Looking forward to management's response.
C. Swinford: The current state of the building isn’t safe following a recent fire. It’s a construction zone with mildew and wet carpets. Holes in the ceiling let rain water in. The fire alarm system is not active. Management does not respond to concerns when residents reach out about these issues. Management does not appear to communicate effectively with their contracted demolition team. We know that the walls and carpets will be stripped on all floors. We have been told that rent will *increase* if we renew our leases.
Haley Gesse: My apartment was luckily one that was not damaged by the fire on the 18th. However, I just got an email today stating that my rent will increase a few hundred dollars if I renew in May. I am currently unable to use any of the 5th floor amenities and half of my floor is completely destroyed and unsafe to be in. I have yet to hear a response regarding this issue of my rent increase. Most of my neighbors are planning to move out.
Joey Saunders: Birge & Held owns this building and they stink. I know this is a nice building in a nice location, but you will be at the mercy of awful management. I expect more one star reviews on the way and they are well deserved.

Zac Cino: As others have stated since the ownership changed the building went downhill. Building has become dirty and unmaintained with very gross trash build up. Maintenance requests are not dealt with and I had to call them back multiple times for the same issue. They also began raising rent significantly once my lease from previous owner expired. Reporting issues does not result in anything but ownership saying things are fine. Absolutely loved living here before the ownership change but the new ownership and their management of the property was enough for me to move on.
Eric Buchakjian: Prior to December 2021, Park 66 Flats was a well run apartment complex, 4 stars in my opinion. In December 2021, the building was sold to Birge & Held which has consistently mismanaged the property since their acquisition. Trash regularly accumulates in the common areas and trash chute rooms creating health hazards, and basic maintenance is neglected (scuffed walls, dirty floors, broken garage doors, etc) . The staff, if you can reach them, is non-responsive: 6 weeks to examine a broken dishwasher only to be told it's not broken when it is clearly broken, missed and late appointments. When I moved out management attempted to charge me thousands of dollars for a litany of reasons related to notice and move out date. I believe this was due to incompetence rather than malice, but I had to spend hours fighting them and it was only resolved when I turned the matter over to my attorney. Even then, my deposit was received outside of the time stipulated in the IN Revised Code. The building is in a good location, and appears appealing, but if you have options, I would avoid this property.
Ben Matthews: I currently live at park 66 and have lived here for about a year now. I have loved my experience living here so far and love the location. The staff is great and very understanding of all of their residents situation regarding rent, repairs, etc. not to mention the location is great. I love the neighborhood because it’s quiet but close enough to the action.
Stephanie Schwieger: Amazing location, the gym and rooftop are great, and the staff are the best!! I recommend living here if you are looking for a good spot in broad ripple.
Jordan Crowe: Park 66 Flats is unwaveringly kind every time I interact with any staff member, whether it is someone from the leasing office or maintenance staff. The building has really nice amenities and communal spaces including the outdoor rooftop deck, and very friendly neighbors. Great location in Broad Ripple but never loud or rowdy immediately in front of the building. If I could move this apartment closer to my job so that I could stay here again I would. Excellent choice if you are looking for a place in the Broad Ripple area!
Moh. Anwer: Really kind and responsive staff. The apartments are highly sound proof, provide great insulation, and overall location is great. I've really enjoyed my stay here and I have lived here since June 2017.
LaCalvince Simpson: Nice apartments...great location...better STAFF! New spacious apartments with lots of amenities. It is tucked in the back near the IAC, but within walking distance to many bars and restaurants. Yet, it is the staff that makes it worthwhile living here. They are very friendly and go above and beyond to make the residents feel at home. I would definitely recommend living here.
El C: It looks impressive, but look closer. Park 66 has been around for a little over a year now. The walls are already scuffed, the paint is already chipping, and several signs have already fallen down. The construction was a rush job, and it shows. The appliances look nice, but they're cheap. There's a reason the building is still only partially full.
