Kyle Potter: Amenity TVs rarely work, garage door has been broken multiple times, call box at the main entrance has not worked since we’ve moved in, and two maintenance requests have been ignored. A lot of dogs off leash in the halls on their way to the dog park, resulting in a few ‘instances’ between dogs. I wouldn’t recommend this place to my friends, the only benefits are the windows, location, and Wes.

Roadrunner Beepbeep: Very disappointing. This place is anything but a luxurious apt. Very thin walls. Had to sleep with ear plugs most of the nights. Poorly ventilated. Cooking smells from nearby apartments would somehow make it to the bathroom for which I constantly had to keep the fan on and door shut. The facilities are not very well maintained. Good luck being able to use the pool in the summer as it becomes a frat party. Huge homeless problem as soon as you leave the apartment. Unfortunately, disappointing experiences here were endless.!!!
Walter Hughes: I had basically been at 360 since it opened. My overall experience is super positive. Made a lot of wonderful life long friends and enjoyed the dog park for my pups. Hands down biggest and best dog park I’ve seen in Indy. From my personal experience, staff at 360 have been excellent. The house keeping, maintenance, and Concerige staff were superb. Scott, Wes, Greg, and Blanca do an awesome job and deserve recognition for their work. They go out of their way to learn more about you and your pups. I’ve seen the various staff changes over the years and never had an issue with any of the staff. I read some of the complaints about noise. I’m not sure if it’s just my floor or the side of the building I was on but I never had noise issues. When I was in the market for condos, not one condo in Indy has a doorman or even close to the quality of a gym. If you’re looking for a nice place with with great staff and super cool residents (pups too) then I’d definitely consider 360. If I wasn’t moving out of town for work I would have stayed!
Ralf Edwards: As a carpenter, I worked on this project for about a year. There were numerous problems in its construction. I wouldnt live here if they gave me a unit for free. I'd be surprised if it could even withstand a small earth quake.
Mick: Moved into one of the penthouse units and let me just say it’s horrible. The place was not cleaned there is missing paint all over along with damaged walls. The dishwasher is damaged the HVAC doesn’t work properly. And if all of this is enough I have on multiple occasions been woken up by an employee standing at the door to my bedroom.

We have lived in 4 different condos when we were expats in Singapore (managed differently) just before we relocated here so we know what we are looking for. The highlights why we chose 360:-Facilities and amenities : just like living in a 5 star hotel everyday! I like the decoration in the residents amenities area on the 5th floor. I felt relaxed just sitting there, It is very well maintained ....indoor and outdoor. Same as on the ground floor .... reception and concierge areas. Overall - VERY CLEAN! I feel safe staying here too. Bonus - Wholefoods Market downstairs!Leasing team : I will give a more than 5 star rating if there is one! From my first enquiry email, I was already very impressed with the services provided by Kristen. She is very responsive to all our emails in a prompt manner every time. Since moving in, we found out the rest of the 360 team (ie Lea, Zac) is very professional and very friendly. Very impressed with the Concierge team too - it’s so nice to get friendly greetings every time! Communication : I like the emails and text messages to residents to advise of what’s happening here. Plus the Residents Get Together events. To me it doesn’t matter if there is any issue or problem, the staff is ready to assist to find a solution ASAP.Very highly recommended for the Customer Service - OUTSTANDING!P/S ....our unit is on a high floor with an AMAZING view!
Daniel Krupski: I worked as an intern during my junior and senior years of college at 360 Market Square and I had a great experience. The upper level management at Flaherty & Collins has their sights set high to be respected as the best. The building was brand new at the time, and despite some hiccups that come along with any new construction, we were able to provide a top class living experience to the residents. F&C and this building should be considered S Tier for luxury apartment offerings in the downtown Indianapolis area.

Siwa Links: Pros:- Clean.- Maintenance always responded extremely fast- Quiet: You can barely hear your neighbors even when they are loud.- Front office usually responded quickly to any questions.Cons:- Shuttle service is inconsistent and unreliable. Often arrives late and/or forgets to pick you up. Highly dependent on the driver that day.- After around half a year, we were told that if we didn't renew early, our rent would be raised from around $900 to around $1600. If we did renew, it would be raised to $1100. We moved out instead.- We were charged $50 after moving out for lacking renters insurance. We had renters insurance and tried contacting the front office multiple times. The manager in charge of the fee never responded and we were unable to get a hold of them.
Deb A.: Patrick in the office was great to work with, but I have to say that the application process after-the-fact was unpleasant. I was explicitly told that the admin fee was refundable – no stipulations were mentioned – and I never would have applied if I knew there was the possibility of losing $150. When I ultimately had to opt out after my security deposit was doubled (for context, I’m an incoming professional student from out-of-state so the deposit suddenly doubling was not in the budget at the time, especially with financial aid not being available until later in the fall), I was told that the fee wouldn’t be refunded. Even a partial refund would’ve been nice as I understand the unit was “held” for the allotted time given to sign the lease. I’m taking my L but it’s disappointing how this was handled, with no attempt to work with me or contact corporate myself considering the miscommunication and circumstances surrounding my app approval.
Sephora Jean: I’ve been living here for about a year and a half. This a decent place to live if you’re a grad student or professionals. It’s calm and super spacious. You can call maintenance at anytime and someone will help you. Patrick and Rebecca have always been helpful (even since my app process, which was virtual). Oh and Rebecca knows her residents name too. I don’t usually post reviews but I’ve been wanting to do this since before I renewed my lease.
Abigail Wuethrich: I have lived at RWF for just over 2 years now and it has been a wonderful experience! The 1BD apartment is the perfect size for myself and my dog, who really loves the large on-site dog park. The office and maintenance staff are all very kind and responsive to any issues I have had. They also work hard to throw a few resident events each month, which is a really nice touch. I have loved my time here, and am only moving for work-related reasons. This is definitely a community worth checking out if you are moving to downtown Indy!

Austin D: If your looking to get any help speak with Patrick. Any competent assistance after that is non existent. After getting a tour and some information about the complex we determined this is where we wanted to move. Next, we took the necessary steps to move forward with the application process. Everything was going smooth until we ran into Rebecca Lugo. She told us our application was denied but could not tell us a reason. Every time we tried to follow up there was “some error” that only Rebecca could look at but no one could tell us what it’s about. She was never in the office or available any time that I called or came in. We have never gotten denied and stayed at apartments a lot better than this one, the location was just convenient. Some of the things we were told by Rebecca were actually laughable. After we threatened to go to the corporate office we all of a sudden got approved at which point we kindly declined. Giving this review and Rebecca 1 star is very generous seeming how our sensitive information and money was not handled correctly.

The building managers Rebecca and Patrick are incredibly nice and helpful and will remember you by name every time they see you. I had a lot of questions the week prior to moving in and they always answered them in an email within a couple hours. The apartment was very clean when moving in and I couldn’t have had a better move in experience. Everyone else in the building has been very friendly and welcomed me and my roommate to the building. I can’t say enough good things about the building and everyone in it!

Christian Brummett: Lived here for the past 18 months. Aaron the maintenance man is always helpful and fixes any issues after being notified. The rest of the staff is always very kind and upbeat. They have all kinds of fun contests and giveaways for residents including pizza days and free food trucks. This is a great place to live!
Emily Smith: The apartment itself is great! They're quiet, pretty spacious, and are up to date. If you can get an apartment on the side facing the White River than you'll have an amazing view.The main reason why I'm giving it 3 stars is the elevators. There's 2 elevators for 12 floors and over 200 apartments. We've had 1 elevator out of service since the end of 2020 (over 4 months). The other elevator is sketchy at best. People get stuck in it at least once a week (I see the fire department all the time) and that means if you are one of the top floors you're gonna be climbing some stairs. I live in one of the top floors so if the elevators are out, I'm climbing 10+ flights of stairs. This has happened on multiple occasions.If you can get an apartment on one of the bottom floors, the apartments might be worth it - until they can get their elevators under control I would not recommend an apartment on the top floors.
natalia thomas: Don't move here unless you're gonna be on the first 3 floors. The elevators are ALWAYS breaking down and they're honestly death traps. Also there is a female staff member that works in the office who is EXTREMELY nosy and rude and doesn't respect peoples privacy including during a pandemic. Employees never wear face masks and it is very easy to get locked out of the building or your room because they use key cards. Also important to note the elevators are ridiculously small and be wary when deciding what furniture to move in or buy. Overpriced but a nice view

From the moment I drove onto the property and walked into the beautiful clubhouse, I experienced the feeling of such a welcoming community. Ana was so kind as to take me for a tour around the property even going above and beyond offering suggestions on how to place large pieces of furniture in more compact space which was refreshing to witness someone that truly works from their heart for all involved. From the natural surroundings to the pool overlooking the lake there is this incredible serene feel that you get and it feels like home. I called back today with a few questions and was told that Ana was off, instead of asking that I return the call the following day, Casey was incredibly kind to answer any questions I had and like Ana, she didn't hesitate to share information about things that I didn't think to ask. If first impressions count then I would highly recommend this beautiful property and the team that is taking care of it. My girlfriend and I have been living on month to month payments and the office fails to notify you by signing a 6 month lease- you could save over $500- furthermore if you are 2 days late on rent expect to get a "notice of default".Only way to get through to the front desk is to call and act like your interested in renting a new apartment- no one EVER answers for current residents. Rent fluctuates like crazy so make sure you keep an eye on prices day to day before moving in.Maintenance will also enter your property completely unannounced by default.. You have to request they don't do this and even then- they do.We also just did a mold test for some areas of covert, results are in… this will be interesting.I wouldn't recommend a single person live here

Abigail Schaney: I was slated for HVAC replacement 2/6/23. I had to call the office to find out if it was going to occur once no one had entered my apartment by 2:30p. I was advised they would be there within an hour. I LEFT WORK to be there. I had readied the laundry room for the remove/reinstall. After 30 mins and no one showing, I had to talk to the office to inquire and was advised they were NOT going to to it that day and it would be scheduled for the following week. I received a call 15 mins after arriving at work the next day advising they wanted to do it right then. I LEFT WORK AGAIN to clear out the laundry room and ensure animal was good then went back to work. Came home to new HVAC installed and functioning properly however they did not clean-up after themselves. There was trash on the floor, all kinds of nasty mess all over the water heater and screws on the floor/water heater. It would be nice if someone entering my home to do work doesn't leave it in worse shape than it was in prior to their arrival. Just not great communication about process start to finish. Notice of the intent to replace Monday 2/6 received Friday 2/3 @ 5:30p

Cannon 360 Rental: Don’t move here… rent so expensive and that’s ok but having a bunch of mice in my apartment since day 1 just terrible and then at night huge loud crickets waking us all up and they were INSIDE MY PLACE like so many of them huge jumping all around it’s just crazy!!!

LATITUDES MAINTENANCE! You guys are the best.My move went as flawlessly as moves ever go. But Latitudes had my new apartment ready and waiting for me. So happy this is DONE!The maintenance staff and leasing agents are ALWAYS GREAT! They are always polite, helpful and get the job done efficiently. This time was a bit difficult because I'm moving soon to a remodeled unit so this one can be refurbished.The micro in current apt went out and the holes in the cabinet didn't line up to hang the temporary replacement. I completely agree and understand not wanting to retrofit cabinets being torn out in 4 - 5 weeks, so we agreed it could be set on my narrow little bookcase short term. When serious packing began, working around a wobbly micro made me a tad nervous, so I asked the replacement micro be moved to the stove top for the last week in this unit. Life has been a bit challenging for the last 3-4 weeks, but quite do-able. (Btw, ATTN: NEW RENTERS, if you move into an "un-remodelled" unit you will be expected to move AT YOUR OWN EXPENSE, even if you transfer to an updated unit in the same complex, which means I GET to pay movers even tho I'm moving down the street and around the corner to my new unit! :《 In my humble opinion, this expense s/b on the apartment's credit card instead of mine since I did not request an updated and remodeled unit. But, there it is.)AS USUAL, the maintenance staff showed up promptly with his normal, genuine smile on his face and happiness in his heart, most willing to solve the "wobbly microwave dilema"!!!I move in 1 week (mid-Jan in Indiana so please pray for no snow, sleet or rain!!) and will have a nicely updated apartment. A sincere thanks to office management for working with me on dates and location. I am most grateful.Again, MAINTENANCE STAFF: I appreciate you more than I can say!! You always show up, bring a big smile and solve whatever issue I present to you! Everyone in maintenance and all leasing agents get ⭐️⭐️⭐️⭐️⭐️!!! I look forward to working with you at least through my new lease period!!

Tyler Gordon: I stayed here for 18 months and no dramas. Low rent in a decent area if you don’t mind 10-20 min walks to things downtown (Grocery, gym, bars, etc.) Gated parking is a plus. Got my full security deposit back.Any “cons” to this place are standard with living in an old building made into an apartment complex. Stay here and stack your bread.

Cassandra Wright: Jason - don't boast yourself in each and every one. After a while, it becomes obvious.
Jake Carrico: I moved out after living here for a year, and if it wasn't for extenuating circumstances I would have renewed my lease without even thinking twice about it. The location is phenomenal, the people are friendly, and Jason is without a doubt the greatest landlord I have ever had. I would 100% recommend Penn Street Tower for anyone looking to move downtown.
Arnold Schaefer: I just moved out after living here for almost 3 years. This has been by far the best apartment complex I’ve lived in. Jason in the leasing office was a big part of that. He was always responsive and helped me with whatever I needed. He made sure that my apartment was always in good shape and was always very friendly whenever I ran into him in the hallway. Maintenance was also on top of the few issues that came up and took care of everything in a very professional manner. I would definitely recommend living here!

The apartment units are nicely renovated and you truly get the most space for your money when it comes to downtown living. The building manager (Jason) was extremely attentive any time I had an issue and any service requests I put in were resolved quickly. In addition the building is pet friendly. I would recommend this complex to young professionals and grad students who want a quiet, clean place to call home!

The views of the city are breathtaking from my apartment and the gym is pretty decent.What I like the most is how responsive and helpful the management has been. If a problem were to come up, it would always be resolved in matter of days and I think we can all admit how important that aspect is. The management is also very friendly and willing to make the effort to fix any issues.If you are looking for a great apartment to live in. Look no further.
Clay: Front door is constantly broken and we’ve gone months without a front door that locks. Stay away from this apartment. Management does not do a good job of keeping the property maintained. They said it would be weeks to get our front door fixed, in the mean time we have had a woman come in and pull the fire alarm at 8:30 at night. It’s been hours and the alarm still hasn’t been turned off.This place isn’t worth your money.

taylor murphy: I’ve lived at the PENN ST. TOWER for around 3 months of which the front door is constenly broken. Now the front door has been broke for well over a week where it’s left me stranded outside twice, where they have taped the door where it was unlocked for a whole weekend so when I got home today and was locked out yet again I had my fiancé call about it after waiting outside where the management told her someone is on the way to “FIX IT” lmao So when u pay 1,250 a month to live downtown in a “secreted” apartment building that has roughly 98 tents that pay on average 1,000 a month that math is pretty easy that’s 98,000 A MONTH that apparently they can’t afford to hire a specialist to fix the door because yet again the door is taped again to where it won’t be locked.....
Jon Pate: If you like to live at a building where you get stranded outside because the front door doesn’t work then this is a GREAT place to start looking!! My fiancé has been stranded outside the building twice now with the construction workers from the building next door cat calling and making inappropriate comments. I will NEVER resign a lease here or any other property they own ever again!!!!
Marta Adhanom: I lived there for almost a year...... the management kept changing. when I first moved in my apt smelled like dog pee.... They never did anything about it. I got a call 2 months later stating I had a balance of $780 for carpet damage. Sent me to collection and I was never aware of the bill until they sent me to collection. dog poop everywhere and pee also. The bill collector was very rude she told me maybe you should pay your bill. just very disappointed
Kevin Timmel: I loved my appartment the first few months I lived there because everything was brand new, the leasing manager was great, and we'd have community events every couple of weeks.Unfortunately a few months in, everything began to go downhill. These were some of my biggest concerns:1.) We were on our 3rd leasing manager by the time I moved out (I only lived there 1 year).2.) We had security concerns every couple of weeks, so I didn't feel safe walking through the hallways of the apartment building. Here were a few problems:2.1) Homeless man sleeping on couch in the loby.2.2) Someone walked into someone's appartment who's door was unlocked.2.3) The TV in the lobby was stollen.3.) The management was very difficult to work with.3.1 Thouroly read your lease before signing it, it could have cost me a few hundred dollars if I didn't.4.) The residents would let there animals poop and pee inside the building, or on the sidewalk outside of the building.4.1.) DNA testing was eventually implemented so they could figure out who was letting their dog poop inside the building, but it wasn't in affect until after I moved out.5.) Unresponsive maintanance.5.1.) I fixed my own garbage disposal because maintanance didn't show up, then I got a letter a few weeks later saying that they fixed it.All in all, I liked my appartment, but it was not worth the rent I was paying for the lack of security, and the bad management.
Mathew Tittle: Well, I started out thinking I loved the place because it was an affordable price for downtown living, and James and Jacquelyn were so nice.The maintenance guy, Josh, is also very helpful at doing whatever he can.However, a short time ago it became apparent that there was an issue with a pipe not being braced in my wall that makes a terribly loud noise ANY TIME someone above me flushes or uses their shower. With the main boss' comment being that i was just stuck with it until my lease was up, I'm now paying rent on a place that I cannot sleep in due to the incredibly loud noise.While the fitness center is nice, it is mostly a cardio room with not much space, and the place often smells like trash in the main lobby.The online rent payment is often messed up as well. So have a backup plan to pay your rent or you might be screwed.I would say that the upside is a decent and modern downtown living space at an affordable rate, but hope that you never run into an issue with your apartment, or you're simply screwed.
Jonathon Newby: PST is a great apartment community near the exact center of downtown Indy. It's quiet and seems to cater to the urban professional (as opposed to the party/student crowd). I like how close it is to everything - literally a bike ride or short walk from all the great downtown neighborhoods and entertainment districts. As for the staff, they're all super friendly, available and responsive. I've had a few very minor repair requests and they were all resolved very quickly. Oh, and the view is great. Granted, I live on one of the top floors, but my front windows look out on the Indy skyline and the effect is more or less cinematic. Put on some Billie Holiday and hot coffee and I'm in urban paradise. Very happy with this place.
Angie Mueller: I moved into my new place in June and I absolutely love it. It is so quiet you wouldn't even think you were living in the heart of downtown Indy! The staff is extremely friendly and has always been helpful with any of my questions and always has a quick answer to anything. The building is always clean and I love bringing friends over showing them my new amazing place!

Jack Phillips: I really was excited about viewing this location. Sadly I had a hard time setting up an appointment. When I did see the property I found out that no person works at the property except the maintenance person. The apartment comes with a high price tag, gives no amenities at all. The tech package is nothing to impressive. I like free cable and internet, but being able to view the person at the door is only a small thing. The real part of this is that no one can enter the building or go up the elevator without a fob. Most places have something similar. The difference is when your friend comes to visit, you will need to ride the elevator down to let them ride the elevator after you buzz them in. The apartments are nice and lit up well. I like some of the features, but it's not like those are unique to this property. I really wanted to live here, but can't justify it, and want more from a community.

Jazz Carlisle: Jess from the leasing office is so incredibly kind and helpful! She was so quick to answer any questions I had. She helped us find a unit that meets all of our needs and I cannot wait to move in.
Emily Hopp: I love living at Notch! I have lived here for about 8 months now and really appreciate the updated amenities in the units and I also love how quiet my unit is. It is in a great and super convenient location, and I have always felt very safe in the complex. Taylor, the previous leasing manager, was an incredible help and very flexible in answering my questions and in helping me to decide on Notch as my home. Jess, one of the new leasing managers, has also been very kind and helpful whenever I stop by the main building. Erin in housekeeping is also incredible and never fails to put a smile on my face when I pass her in the hallway. I have not yet had to request maintenance, but from what I have heard from neighbors, Josh is always diligent and is quick to help out with all maintenance issues. Notch truly has a wonderful team working for them!

They WILL get towed.

Zeysha Fuentes: Do not live here! Lack of communication and honesty from management. Tenants are living in a construction zone and they are not letting people out of their leases, unless they pay a termination fee. Hallways are stripped down to beams.
Michelle Soltis: Park 66, more like Park 666. In the past two months, my apartment has flooded (broken fire suppression system), and the complex has caught on fire. During the flood, it took the management team over five hours to turn the fire suppression system's water off, so everything in my unit was completely ruined. They did not cover my renter's insurance deductible or compensate me in any way, despite the excessive response time. During the fire, a large portion of the complex (33 units) got flooded again with water. The hallways reek of mold and there are no amenities. I did not have a fridge for almost a week. The roof is still leaking from the fire over a month ago. Rent is full price. Living here, you are at the mercy of Birge&Held. If you still decide to live here despite the reviews, I would recommend getting renter's insurance (which is not required) and having a "go" bag ready.
Lucas Hickey: They are actively doing demo on units that are occupied. The building is not weather proofed. Units are being burglarized with crew keys. Birge and held are still claiming the units are habitable and safe and tenants don’t qualify for lease termination. They’re also taking down google reviews
Kaley O'Donnell: 2 stars for the quiet and safe location, as well as good size of apartments. It’s the management which is the issue. Maintenance takes months to respond, even for important matters. The office doesn’t respond to emails or answer the phones (unless you’re looking to spend money/sign a lease). There was a fire a month ago, granted not their fault, but it has destroyed half the building with water damage including all of the amenities (gym, roof, common areas). Probably the most alarming part of this is that I didn’t receive ANY email, phone calls, etc about the fire! I was lucky and was out of town for the fire, but only heard about it when my neighbors texted me the following day. I still don’t get communication/emails from management, even after I brought this concern to their attention. Someone from upper management eventually reached out and said they would offer compensation for the nights we were displaced/ had to stay in hotels, but I haven’t received that still almost a month later. But of course, I’m still getting emails about rent being due and the reminder that rent is increasing by $300 per month if I choose to resign the lease…
Austin Gates: I lived in these apartments for almost 2 years so I experienced two different management companies. Any reviews/ratings of Park 66 Flats should be considered under Birge & Held management. Almost any good reviews Park 66 had is from when JC Hart owned the building. Ever since Birge & Held took over, the place has gone downhill. I had my bike stolen from the garage. When brought to the attention of management, I was pretty much ignored and shrugged off. When I asked that the cameras be reviewed, I was told they did not have access to the cameras and could not review them. So not only was the garage not secure, other security measures (such as cameras) are not working, which is a safety concern for residents. I also lived on the top floor, and our apartment started to get water leaks and stains all across the ceiling. Several requests and calls were made to management to have this addressed and we kept getting put on the back burner and was told it was being worked on but never was. From the initial service request, it remained open for more than ENTIRE YEAR. It got so bad that there was mold forming from the water leaks/stains which is an obvious health concern, but they still didn't seem to care that much. It was still an issue when we finally left. Finally, that brings me to the recent fire. While I understand the circumstances at hand and cause were out of their control, their overall response to the situation was/is poor at best. Communication after the fire was very poor and residents were not being updated in a timely manner and were left in the dark about what was going on. Their communication and information in the coming days after the fire was very disjointed and unclear to residents. I was in a unit (along with 33 others) that took on a lot of water damage from putting out the fire, to the point where we would not be able to move back in anytime soon and would be forced to move to either one of their sister properties or to a new apartment complex in general not managed by Birge & Held. We were given almost no time to make a decision as they were trying to force the residents that couldn't live there anymore out as soon as possible. Considering the situation regarding going through a disaster and trying to pick up the pieces after an already bad situation, I think that was in extremely poor taste by management as the affected residents had almost no time to figure things out and their situations after becoming "temporarily homeless". As almost all of their options for sister properties to move to for a 2 bedroom were farther away and not in the area, we took the opportunity to break the lease with Park 66 and get away from Birge & Held and find another apartment in the area. The apartment complex is in a good location, and the complex itself is nice (well before the fire, time will tell after renovations), but as long as Birge & Held manages this property, I would stay far away, it's not worth the headache.
Julie Floreancig: My sister lives in this building and her car has been broken into twice in the garage, treasured personal items were stolen from her storage unit most likely by an employee, on Christmas Day there was a water line break and the maintenance person didn't know how to shut the water off nor the blaring alarm, so Christmas was ruined, the damage from the Christmas Day flood still hasnt been addressed in the garage where there is a giant hole in the ceiling with insulation hanging out and black mold everywhere and then, THE FIRE!! The entire building had to be evacuated in the middle of a freezing night in February because of a monstrous fire that destroyed nearly half of the apartments. The fire clearly started under suspicious circumstances and residents aren't being updated in a timely manner. My sister now has ptsd and will have to address that after everything she has experienced in this apartment run by SLUM LORDS! Incredibly sad. Looking forward to management's response.
C. Swinford: The current state of the building isn’t safe following a recent fire. It’s a construction zone with mildew and wet carpets. Holes in the ceiling let rain water in. The fire alarm system is not active. Management does not respond to concerns when residents reach out about these issues. Management does not appear to communicate effectively with their contracted demolition team. We know that the walls and carpets will be stripped on all floors. We have been told that rent will *increase* if we renew our leases.
Haley Gesse: My apartment was luckily one that was not damaged by the fire on the 18th. However, I just got an email today stating that my rent will increase a few hundred dollars if I renew in May. I am currently unable to use any of the 5th floor amenities and half of my floor is completely destroyed and unsafe to be in. I have yet to hear a response regarding this issue of my rent increase. Most of my neighbors are planning to move out.
Joey Saunders: Birge & Held owns this building and they stink. I know this is a nice building in a nice location, but you will be at the mercy of awful management. I expect more one star reviews on the way and they are well deserved.
K McClain: Want to give this staff a shout out for the way they have handled the recent communications around the fire event. I really apprecaite the team there and how they have helped me.
Zac Cino: As others have stated since the ownership changed the building went downhill. Building has become dirty and unmaintained with very gross trash build up. Maintenance requests are not dealt with and I had to call them back multiple times for the same issue. They also began raising rent significantly once my lease from previous owner expired. Reporting issues does not result in anything but ownership saying things are fine. Absolutely loved living here before the ownership change but the new ownership and their management of the property was enough for me to move on.
Eric Buchakjian: Prior to December 2021, Park 66 Flats was a well run apartment complex, 4 stars in my opinion. In December 2021, the building was sold to Birge & Held which has consistently mismanaged the property since their acquisition. Trash regularly accumulates in the common areas and trash chute rooms creating health hazards, and basic maintenance is neglected (scuffed walls, dirty floors, broken garage doors, etc) . The staff, if you can reach them, is non-responsive: 6 weeks to examine a broken dishwasher only to be told it's not broken when it is clearly broken, missed and late appointments. When I moved out management attempted to charge me thousands of dollars for a litany of reasons related to notice and move out date. I believe this was due to incompetence rather than malice, but I had to spend hours fighting them and it was only resolved when I turned the matter over to my attorney. Even then, my deposit was received outside of the time stipulated in the IN Revised Code. The building is in a good location, and appears appealing, but if you have options, I would avoid this property.
Ben Matthews: I currently live at park 66 and have lived here for about a year now. I have loved my experience living here so far and love the location. The staff is great and very understanding of all of their residents situation regarding rent, repairs, etc. not to mention the location is great. I love the neighborhood because it’s quiet but close enough to the action.

Great location in Broad Ripple but never loud or rowdy immediately in front of the building. If I could move this apartment closer to my job so that I could stay here again I would. Excellent choice if you are looking for a place in the Broad Ripple area!
Moh. Anwer: Really kind and responsive staff. The apartments are highly sound proof, provide great insulation, and overall location is great. I've really enjoyed my stay here and I have lived here since June 2017.
LaCalvince Simpson: Nice apartments...great location...better STAFF! New spacious apartments with lots of amenities. It is tucked in the back near the IAC, but within walking distance to many bars and restaurants. Yet, it is the staff that makes it worthwhile living here. They are very friendly and go above and beyond to make the residents feel at home. I would definitely recommend living here.
El C: It looks impressive, but look closer. Park 66 has been around for a little over a year now. The walls are already scuffed, the paint is already chipping, and several signs have already fallen down. The construction was a rush job, and it shows. The appliances look nice, but they're cheap. There's a reason the building is still only partially full.
