Brandi Wilson: This company is a scam. DO not pay the application fee because after you do that they will tell you that someone has already been approved. They will tell you that they will refund you and that is a whole lie. This company takes your application fee to pay their mortgage. Give back the application fee now!!!

Tom: We reached out to Peter for property management bc we we're considering renting out the house(we now live out of state). After interviewing him and other management companies along with some selling agents, we called him back and said we wanted to sell. By that point we were no longer in IN, but he quickly determined an asking price and made recommendations for us. He said he had relationships and could oversee the vendors for carpet cleaning and deep house cleaning. The only other selling agent we were considering at that point said she didn't have any of those relationships even though she'd been in the biz 20+ years. That sealed the deal for us.I loved working with Peter and have already referred him to the HOA president to share his info with owner homeowners in the complex. Peter exceeded our expectations and was great about giving us the info we wanted without going overboard. If we had more property in IN, we'd sell through him. But we don't. So I'll just keep referring him....

Everything from the listing to tenant placement and resolving any maintenance/repair issues was done in a timely manner and communicated clearly. I will definitely work with them again in the future.
Christiana Blair: I have been renting since January 2022. When I first moved in there was some water damage around some of the trim that I reported upon moving in to Reyna my point of contact at the time and nothing was done. This company does quarterly visits and I also reported to the staff member doing the quarterly visit and nothing was done. Recently, following the rain we’ve gotten, the baseboards have been swelling exponentially and with it pests have come. I submitted a work request. They sent out a vendor who told me he didn’t know what was causing it and that he’d talk to management. I went to the app used to submit requests today and the ticket was marked as completed. Nothing has been done to remedy the situation and I contacted a company of my own specializing in water damage and they said the walls were reading wet. I communicated this to the vendor when he came as well. I have young children with asthma so mold and pests are very concerning for me. I submitted a complaint to the health department as well as to IMPG but it is frustrating that this issue is falling on deaf ears. Additionally, there is a pile of trim in the garage so I am guessing this has been an ongoing issue that they have continually slapped a bandaid on. Very frustrating and extremely unprofessional. I plan to pursue legal action if this situation is not resolved because based on my research this is not an easy fix and I need a safe location for my kids.

Peter is full of it and Grent communication is the worst. Save your money on applying, they’ll just keep application fee and let you keep applying. Waste of my time.

Luke Meyers: Follow up from first review-In a short time after posting my original 2 star review, I received a call from the company clarifying why they do this and through that clarification, worked with me to make me feel better about applying. This company has made it quite apparent that they want to do their best to not only work with the owners and current clients but all potential future clients as well. Which has given me no choice but to give them their props.-------1st review: From a tenant perspective, they require a lot of hoops to be jumped through to have a pet in the house. I have 2 dogs that are properly trained and vaccinated. While I understand those things should be accounted for, to make me pay for what is a essentially a background check on my pets is a bit ridiculous. I have never had to do this with any property I have lived in/applied for and chose not to complete my application because of this. On top of their application fee I would have been charged an additional $50+ to request pets to live there. Monthly fees and non refundable deposits are standard. This is excessive.

Madison Rief: I don't know how they have so many stars... I hope this finds the right people before you rent from them, they clearly paid for most of their reviews. I have never had such horrible experiences with property management groups. However Intrigue Indy is pretty shady. First of all we requested maintenance and they just never showed up. We would call, they would respond with, "Wow that is so odd, they were supposed to show up." For about two months we went through that, until we finally just moved without the problem getting resolved. Secondly, they do not represent you well to the owners. They kept our whole security deposit and blamed us for things that we actually documented and reported before we moved in. Still to do this day they will refuse to give us more detail about why they are keeping the whole deposit. The owner of the home is claiming a lot of items that I know for a fact, are false. Its all about giving herself a little bonus. DO NOT TRUST THEM. They do not uphold their end of the lease and take advantage of their tenants. I am not the only one who has had this experience either.

My property has some issues, more than just cosmetic. Which I understand it's ultimately up to the owner but some things should be fixed or the property should be dropped. Safety should be the number one priority.UPDATE: March 2023 - My lease ended with Intrigue as of 03/24/2023 51 days ago and I've still not received money that was allegedly sent to me vial check. And had I not checked the full ledger and caught where they tried to back date a $350 maintenance charge that should not have been charged to my account I would've owed them well over $1k.If you're currently renting with them, check your ledger carefully. If you're an owner with them, watch out for the outrageous maintenance fees they charge and the guys that are "fixing" things around the house are putting bandages on major problems so they can keep coming out and getting paid. And for future tenants and owners, be careful. They'll tell you anything but won't follow through on a single promise.

The team has been pretty helpful and responsive to my emails. Richard Vinson is the leasing expert. He ran showings to prospective tenants promptly; he has the expertise to qualify and screen prospective tenants; he also asked me for my approval before signing a lease with the new tenant. With his knowledge and experience, a qualified tenant was placed promptly during a slow rental market. I am forever thankful for Richard's help!
Christina Carter: New home that we just rented out was dirty and not cleaned. BIG disappointment… stove cant even be used until wiped down because cleaner had been sprayed and just left in it. The fridge was gross and had not been cleaned. One of the last things one wants to do after moving out of state, exhausted, is to come into a new “clean” rental, only to find it dirty. Sllllooooow response time from property manager as well. Mold/water build up around tub that was asked to be fixed before move in…. It’s not…. $100 was added on to rent for water bill AFTER lease and deposits were paid. Reached out to property manager with these issues… NO RESPONSE.

We initially hired them for project management for our rental that needed a lot of rehab. Bo Brown sent me 7 estimates in a very timely manor and took the time to answer my questions. When the property got broken into by squatters, the Intrigue team responded immediately by going to the house with law enforcement to confirm whether the squatters were there or not. As an out-of-state owner, I felt grateful for their support.
Kelly S. Hunter, LBSW: I wanted to take some time to send a thank you for the service of the maintenance crew at Intrigue Indy. I have never had to wait when I have requested maintenance to be done. They came in and got everything done that was requested. Brandon and his team were so polite and thorough. Brandon, Lewis, and Austin made sure in my unit, the smoke detectors were in good shape and working condition after they changed the batteries in them, they checked the light fixtures after changing and adding light bulbs, and after removing 3 air conditioning units (due to the season changes) they replaced the screens that were removed for initial installation of them. As an above knee amputee, these tasks are difficult for me to do alone. Their services are much appreciated and their exemplary courteousness is always genuine. I’m grateful for a team that goes the extra mile for its residents. Thanks guys!

Jessica Dean: Unfortunately, despite the good reviews listed here, I had a terrible experience with Intrigue Indy. I started using their property management services in October of last year for a single family home I purchased in Indianapolis. I'm not sure if it was due to having a smaller portfolio, but the lack of accuracy on my owner statements, professionalism, urgency in any response from the (three person) team left me blindsided a few times. I think there was one month where there WASN'T an error on my monthly statement (incorrect disbursement amounts, incorrect management fees being charged, no late fees applied or acknowledged when tenant didn't pay, etc). I feel that their top notch service is focused on clients with larger portfolios, which is understandable for them, but unfortunate for someone who's just building out their portfolio. I've unfortunately had to switch property management companies as of this month. I would choose Intrigue Indy as your PM with caution.

Terriah Ross: I moved in with no heat or Air conditioning working. Sprayer on sink broke the first time I turn the faucet on . Trash in the yard grass not leaves not racked. Walls were dirty when I moved in I told them about it before I moved in. Taking them too long to fix. I love the structure of the house but this has not been a great experience for me so far.
elizabeth zike: First of all 5 stars isn't what I want to put but I will for this. The maintenance guy Jason was quick and amazing to fix my issue. He called me last night and was able to come out today and fix it. Amazing. Queen is very good at keeping communication up to par.On the other note, PMI in general is ehh. The owner of my rental switched from Polaris to PMI in August. I pay monthly for furnace filters for my 23 yr old furnace. But have received 2 since August. I have been renting this property for three years with Polaris, they always made sure I received my monthly filters... PMI on the other hand is a joke, quarterly they say, I had to pesture them for months to get my filters. My previous 3 years winter bills were maybe 100. This winter it went up to 230 monthly. I even kept my heat lower. If you are thinking about renting a place with a furnace through PMI I would look for another company. If I would you I would go find a place through Polaris!!! I wish the owners did not switch companies!
Dee Bee: I wasted my time and gas to go and view 1404 Charles St only to be told I didn't have authorization to enter when I got there, even though I scheduled a viewing. But that wasn't the worst part because after I showed up and saw the outside conditions of the home I was appalled and disinterested in the interior. No one bothered to clean the porch, debris was EVERYWHERE, everything from old mail, dirt, and items that may have been from a prior renter, it was disgusting to be honest. I expected what I saw in photos and clearly that was a catfish. Again,I did not even get to the point of viewing the inside as I was not allowed after texting the door code as requested but again, the inside could have been a mansion but it wouldn't have mattered because for me the way that unit looked on the outside versus the pictures posted on Zillow says MUCH about the company and it definitely put a bad taste in my mouth. Taking peoples money and wasting peoples time and gas(as high as it is right now) is sad. The wasn’t fit for dogs let alone humans so unfortunately, it was a strong NO for me.

Jack Pollard: This company is already a mess, and I've just been trying to tour potential rentals.First of all, their entire process is automated, and if you do manage to speak to a human, I'm pretty sure they're not even based in the U.S.The first property I tried to tour I actually wanted, but when I got there last Saturday to view it, there was no key in the lock box. I tried to text it call to let them know, but everything is automated. I scheduled a second attempt to view it, but the day before my appointment I got a text saying my viewing was canceled, with no explanation. When I called, they said it had been rented.The second house I viewed just 2 hours ago, and it should be condemned. The fact that they actually listed this house for rent and are asking what they are in rent for it is astonishing. I would go through everything wrong with it, but I'm not writing a novel. And after reading through other reviews, in glad I've figured this out BEFORE becoming one of their renters, as their go-to response to negative reviews seems to be "they were a bad renter". I didn't see them take any accountability in a single review response.Bottom line: this company has some serious improvements to make before I ever consider renting from them.

She was able to straighten out any issues that I have had and helped make sense of the issues that was brought to light. So the way she had handled herself, I believe is the best way to have great customer service.
WORK: I met Rusty, shelby, and Jenny which "ALL"were ABSOLUTELY remarkable in their customer service!!! Rusty was very welcoming and took me on a tour of property and allowed me assurance of comfortability of the area and facility.And the two AMAZINGLY WONDERFUL ladies we very patient open and inviting to answer any concerns that I may have presented this is what makes the world go around people who are more than their jobs..They were justFreaking AWESOME representatives of PMI ...

Not to mention the $300 they charged me for $5 this place is a shame. I’m sure anyone that is putting up 4 or more stars has never rented from them 1 and 2 has to work for them it’s no other way. This email is in my daughter’s name but I am Pandora and I am a tenant with them. Plus not to mention the late fees that had to be taken off my account because they charged them illlegitimately. Now mind you I have had late fees and will not dispute it if it is truly on me but how is a late fee charged on the 3rd or 4th of the month and it’s not considered late until on or after the 5th of the month. Very money oriented business there is definitely no customer/client centered care at all.

Or LARRY TRACEYNOTE THE 5 STAR REVIEWS, MOST SEEM FAKE, SAME LANGUAGE, NO SPECIFICSONE REVIEW LITERALLY SAYS, "XYZ IS SO KNOWLEDGEABLE ABOUT THE PRODUCTS."Unprofessional, dismissive, cheap, slumlord, etc. Took over six weeks to get a professional plumber to fix an extreme sewer gas leak due to the company owner stating "I'm a fireman, I didn't smell anything. Call the gas company", and much much more foolishness. Like a methed out plumber road raging down my street only to u-turn onto the sidewalk then pulling up and saying, "Hey baby!..." more. And more. Here's a fun one, they now charge you a service fee to pay your rent. The other pic is how they "repaired" the wall after the plumbers work. Yes, that's a piece of plastic screwed on, next to a wood strip glued over the rest of the hole. Don't trust this company, the owner. Nope.

Nathan Brooks: Whether you are a tenant or a landlord, SAVE YOURSELF THE HEADACHE AND AVOID THIS COMPANY AT ALL COSTS! To be honest, I am still wondering how they are in business. Would be better off banging my head against a wall than trying to get response from them. They will be in no hurry to help you or the next person. Staff is severely lacking skills to run a business and caused a lot of unnecessary inconveniences for me. If you're looking for a reliable and professional property management company.... run as fast as you can in the other direction. This isn't is.
Jessica Dean: Agree with some of the other recent reviews. Would give 0 stars if possible. From a property management standpoint, the entire staff is unfortunately incredibly incompetent and unprofessional. I could go on and on about all the issues I had working with them and the lack of response or resolution I ever received, but to sum it up, save yourself the headache (and money) and take your business elsewhere. Awful experience.

Mark and Sarah Williams: I'm not sure who is paying for these reviews. 4.9??? No way! First be aware these people come in and TAKE PICURES of everything in your place every six months which is scarry and very weird!!! Second, although most rental places consider normal wear and tear apart of the rental, they will force you to pay to make the home "move in ready" before you move out. I.E. paying for a professional carpet cleaner and a professional maid service to have the entire place cleaned. They even emphasizes not to do it yourself or they will still charge you! I am seriously warning you guys... stay far away from ES Property Management. With all their hidden costs, you will end up spending hundreds to thousands of dollars more than you would a normal rental organization.

Destiny Hanson: I was moving from Colorado to Indiana. For an entire week I got little to no communication. Their credit evaluation does not follow any of the 3 major credit unions. And as a result myself and my 2 roommates who are all disabled and considered at risk adults are homeless because a person with a 700+ transunion credit score does not fit their minimum 650 and 4x rent co-signer requirements. Their website is also false advertising. If you have no credit it is not 500$ mitigation it is automatic denial. They refuse to take an ssi award letter, which is a government letter, as income proof. And absolutely everything is 3rd party none of your application will actually be viewed by the actually property management.

I can’t believe that a company is so tied to its rules that they can’t even entertain a different idea about how to prove capability to pay rent. Even with a proof of funds letter from a local bank saying I had immediate access to a half a million dollars, they wouldn’t even consider that. The fact that I could buy the house I was trying to rent for my daughter and pay cash. I would highly recommend anyone wanting to rent a property that they go anywhere else to do so!!!!

I turned over my property to them on June 14, 2021 to start managing and by July 14, 2021 a tenant had been approved to move in. Judy, Tosha, David, Ellen and Sierra were all responsive to emails and phone calls. Judy kept in contact with me throughout the process which helped ease the stress and worry since I’m 16 hours away from the property. When it was time for the tenant move out evaluation, Ellen helped me a great deal by taking all the required pictures I needed to help streamline the process to sell my house. Thank you all again, for your hard work and dedication to my property.

Mibsam Ximil: I hired this company to manage my property and I so much regret it. They rented my property for an authorized prize to start with. I don't believe they fully run background check on future tenants because they rented my property to people thatsub-lease my property to someone else, fail to pay rent and end up vandalizing my property and stealing my appliances. The policy and court had to be involved and I even had to pay for their attorney fees. Tenant was out and they kept my security deposit. No insurance with these company just $$$$. They put a bad tenant in my property, and I had to pay for it. Their rates for managing the property are high and they always want to fix something in the property to charge you money. My house was fully renovated, and they still manage to charge money for insignificant things. Their subcontracting is pricy. Their office never answers the phone, and I don't think their staff is organized. So, think twice before hiring this company. They don't even deserve my one star, but it was necessary to post this review.

Zaq Sarazan: Pretty pathetic move in process that makes me question why they even bothered with a move in inspection. Half the outlets don't work, the outside water didn't work, there was a giant hole in the wall from a shower repair that nobody was apparently planning on coming to fix, the back door barely opens and there was a dead rabbit in the yard that had very clearly been there a while. Oh the joys of renting.

Bobby Jean (Sanguino): This company charges a non-optional fee of $45/month to rent. They try to frame it like they are providing you a service, but quote the $45 fee as covering things like maintenance - which is almost laughable as regular maintenance is a bare minimum requirement for landlords and lawn maintenance is the tenant's responsibility either way. It covers a "benefits package" which, after some research and breakdown, is not valued at $45 and has increased in price in the last year without increase in services/quality.The company also asks $70 PER ADULT for a NON-REFUNDABLE application fee. Quick research shows that background screening costs on average $35, which indicates that their price is inflated to twice the cost.Finally, there is a $200 "administrative fee" at the time of signing the lease. This $200 is not stated to go towards rent or a deposit. This admin fee allegedly covers the cost of paperwork, which in no reality costs $200 worth of labor/resources (and, if so, should be included in the listed price as part of the administrator's wage from their employer). We liked the property well enough, but including all of these hidden fees, the actual price of rent is about $75/month more than advertised (on top of a quite high price compared to what the property sold for earlier this year).TL;DRthis company advertises rent prices that rise after adding their non-optional, non-refundable, excessive fees - which itemize services at MUCH higher prices than their market values

Christina Buzana: Do not waste your time or money applying to rent a home from this company. $70 non-refundable application fee is unreasonable and the highest I’ve seen in the Indianapolis area. They are a business looking to make a profit and that’s really all they care about. Not to mention they make up these almost impossible qualifications to live up to and as a single mom rebuilding her credit and wanting a home in a safe and quiet neighborhood I have to say it’s 100% unfair. Even with a co-signer I got denied. So now I’m out of $143. I could have used that to buy food and gas. The Fair Housing Law is a bunch of bologna. Do not support this company. Oh and good luck trying to reach the property manager!

Anyway, Jeff came to help and was so nice and professional that it made me feel great about the new property management team. He listened carefully to me and was quite helpful in solving another issue. I can't say enough nice things about him!

There are so many mediocre and bad ones (believe me, I've tried), it is so nice to find a PM company that is professional, and just does what they say they will. PM also has very professional processes and systems, so things just work and don't get lost. The people actually respond to you and are friendly and seems to care about you and your houses.A few special call-outs:- Jake Knight - Helped with onboarding coordination (from my painful old PM), and he was great. Made the process as painless as possible.- Chris Herring - Provided me a great rehab experience for one of my vacant homes when I moved to T&H.- Glenna Winters - Provided me great tenant turnover experience for one of my houses, which ended up being quite extensive and was closer to a rehab.

Abigail Huff: Don't rent from T&H. They are just out to money grab and have no responsibility for the property. When I went to renew my lease they raised the rent $50/mo as well as their maintenance fees went from $30/mo to $45/mo. So I am now paying $65 more a month for no additional services. They charge a monthly $25 pet fee (for what who knows it can't be for repairs after I move out because I had to put down $1650 for that) I am not even sure what that maintenance fee covers because as a tenant I am responsible for mowing and maintaining the lawn and landscaping as well as snow removal. They have a new air filter delivered every 6 weeks that I am responsible to install myself. They don't care about the tenants.
Steve Hussung: T&H has always been quick in responding to our maintenance issues. Jeff came out to work on a loose carpeting issue as well as a drafty door, and totally solved both issues for us. (Thanks Jeff! You were great)Annual inspections have been reasonable as well.

They took the time to understand the type of property I was looking for and recommended specific neighborhoods to consider and others to avoid. Howard is always polite and timely. They get busy, but they always make time to get things done and to give me the information that I need. They check in on my family during inclement weather and really make a difference on working with you when you need time or help. Maintenance requests are fulfilled in a timely manner, depending on severity of need. Overall I've enjoyed the experience I've had with this company.

Brynn McCollister: My fiancé and I started renting a house in Noblesville in December of 2021. We have a couple months left since we signed for 18 months. Sherri was our main point of contact for more than the first year and she was unbearable to communicate with. I’m not sure if she was replaced by Joshua, but since he started communicating with us instead, is has been an entirely different experience. I dreaded getting emails from Sherri because she was inconsiderate and incompetent, but when Joshua contacts us, I feel like he is actually here to help us. He is professional, amicable, understanding, and seems like he wants to solve problems effectively. I’m so thankful that he came along before our lease ended. HomeRiver kind of sucks but they are lucky to have him. He gets 5 stars, and the rest of HomeRiver gets 2.

Can’t even get someone to reply to update my lease!!! You would think with so many negative reviews that when an outstanding tenant who has NEVER been late on rent reaches out to update a lease, well you’d think the company would care and get those documents out in a timely manner. And they over charge you randomly and then take YEARS to refund you. They charge me for a filter program that they cannot provide filters for. Property Managers change constantly and every time they do, nobody reaches out. So I have to start this concern all over from the beginning, all while being charged for these stupid filters I do not receive. I have to spend WEEKS chatting and emailing around to try to find someone to help me. Since I don’t reach out much, I go through this goose chase every time I need something!! I bet I STILL don’t get a response after this review either. Currently been asking about filters and updated lease documents since Dec 2022. It is a week away from March 2023 and still no resolution! The number they keep leaving in their review responses and that is listed on their website is NEVER answered. They never return voicemails left at the number either. How they’re still in business is beyond me, besides scamming people out of their hard earned money!
Mike Hurrle: Terrible customer service. Signed a new lease and they keep charging me $100 over my agreed lease payment as well as a $100 month to month charge. Rent elsewhere.

I can never get ahold of anyone regarding current issues. Also, they are in charge of our utilities which have been shut off because they did not take care of the situation. Ashley Williams: This company had taken over from our previous management company. This company has poor communication, never wants to talk to anyone on the phone. Been trying to get our rent settled out with them and no one seems to know where our rent payment is or never updated. They are quick to send out notices but don't actually care. Our family has a child that has a long term disease and trying to make sure our home is up to date on rent they rather give you the run around on payments.
Chris Leek: We are deep in the search for a home and the fine print on one of the houses that this company manages was enough to give me red flags. It looks like they are trying to bill for absolutely anything they possibly can. Sure enough… After some research it’s safe to say that it looks like anyone should avoid this company.
Austin Goodwin: My girlfriend and I found a rental house in Greenwood that we really liked. We were approved for the rental, however, we had a few questions regarding the property. When I contacted Home River Group, they were rude and off-putting off the bat. Because of the poor customer service, my girlfriend and I decided not to rent the house. After reading the reviews here I am glad we did not. Chatting with other rental companies has felt like a breath of fresh air after dealing with customer service here.It looks like they paid for a bunch of fake reviews too. If you look at the 5 star reviews they are all about the same person in the same month and only slightly change. I would stay away from this company.
NE3Music: I just started renting from Home River Group and I feel I am getting the run around already. The company did not complete all their pre-inspections before making sure all repairs were done. The last renter moved out in June. So it was no reason why the property was not repaired, ready for us to view. At this point, We have no hot water and just moved in. Can't get a live person to return my emails or calls. I will be reporting this company to the Indiana Tenant's Association and possible take it to news for further investigation into the company. This is not the first property management company I worked with before and this is not worth ranking right now. I am willing to come back and provide an after review but at this point this does not look If favorable. I have been recommending other individuals in and out of Indiana especially with options HRG offers but I will not continue to recommend them.

Lauren Nims: I just received the keys to my new home on 11/1/22, and so far, it has been a good experience. The house itself is really nice, and the inside looks exactly like the photos and how it was advertised online. There were a few minor maintenance issues that I wanted to get fixed prior to actually moving my stuff into the home, and they addressed my Maintenace requests and fixed the issues really quickly. So far, they have done a great job of responding to all of my communication and addressing my concerns with urgency, respect, and professionalism. So far, it has been a great experience.

It took almost a year to get someone out of a property that was paying rent. Another house was supposed to be off the market for repairs and to sell; they leased it anyway.
Lovey Shaw: This one if the worst place i ever lived. Every week there is new issue with the home i n indy. I dealt from rodent issues, mold, electrical problems, no havac problems from having no heat to air. These people do not communicate directly only through email unless money is owed of course. The water heat has been broken at least two years which caused ultlity nills to rise whoch they said or was noth they could. Wjen something is broken it takes weeks for them to correct problem. I will be taking these matters to civil court

Jaya Akers: GREAT JONES IS A SCAM GREAT JONES IS A SCAM!! NO STARS!! No communication at all but will take renters money and will lead them on! Unfortunately some individuals have become homeless because of there lack of communication. I think company's like this should be held accountable but until then use this review as a warning if you are EVER thinking about applying for a home with them. Lack of communication equals poor performance as a whole company.

Tarita Vaughner: 8/15 Update: I am at a total loss for words. Since my last review 7/22, I thought that the company was redeeming themselves even tho my gut was telling me something different. I really like the home and it was the neighborhood I wanted for my son's education to continue, so I pushed forward. Received an approval and move in date of 8/12. On 8/11, I received a call from utility company stating it was an old bill and services couldn't be started until bill was paid. A lot and I do mean alot of pushing text messages and emails on repeat it was resolved but not until 8/15. I then received an email stating I would receive email with codes to gain entry of home prior evening 8/11. No email, but Robyn Gravely stayed in contact with me via email. I gained access to find out NO appliances. I was assured in an email and phone call that appliances came with all their properties and would be placed prior to move in. Well today, I received email stating they are no longer over my property and still no appliances.If I could give this company a Zero I would.I applied with this company on June 20, 2022, paid application fee. On June 23rd I called and was told my application was still being processed. I then called backed 6/27, 6/28, 6/29, 6/30, 7/5, 7/6, 7/7, 7/8, 7/11. On 7/13, I was told that my application would be escalated to a leasing manager and they would be reaching out to me. On 7/17, I received an email stating that the house I applied for had been leased to someone who applied prior to myself. I called on 7/18 and was told that I could transfer my application to another property. I gave them my next choice and was told they would update my application and the leasing agent would be getting in contact with me, so I went and did the self tour, prior to the tours I also emailed my choices. I called back on 7/19, 7/20 and on 7/21 someone told me that the other home had been leased out already but my 2nd choice was available and they would escalate it because my application is expiring. I stated expiring how and was told that applications are good for 30 days and my time was passing. I called today 7/25, summarized this paragraph and asked to speak with a Manager and she told me none was available and the Manager Waunye would be returning my call. Well low and behold, the email I received on 7/17 was my escalation to a Manager, who was aware of my expiring application and email appeared sincere in helping me and who also hasn't returned my call, email or text. The representative that I was speaking to thought her phone was on mute started laughing with her co-worker and said watch this, "I apologize but your application has expired so I can escalate this to Manager Waunye, but you will have to reapply for the house you're interested in." I said I heard your laughing with your co-worker telling her to watch this and asked what was funny, she started repeating what she was saying, I was so frustrated and angry with my realization that this company ripped me off and led me on I just hung up the phone.Great Jones outsources their phone calls, and obviously understaffed or their houses are a hoax and the properties you view are part of the scam. I'm very disappointed and truly didn't have application monies to give away with inflation on gas and food.
Keeley Higley: Worst Rental Experience I've Ever HadWe were so excited to move into this house. It was newly renovated, close to school, and had so much potential. The problems started the day we moved in. The shelf in my closet collapsed and damaged the drywall as soon as I hung a few clothes up. Then, our new washer was installed and the drainage pipe was clogged. This wasn't fixed for nearly two months, so we couldn't do our laundry for that entire time. When contractors came to fix the drainage pipe, they also said we needed a new water heater and recommended replacing ours. Our landlord said no, and we had to relight the pilot light multiple times a week for months until it quit working altogether. Then our AC went out in the middle of the heat wave and took a full month to get it replaced. Now, we have nails coming out of our floor and a hole forming in the linoleum, which has cut our feet and our dog's paws multiple times. Great Jones said they'll get it fixed, but based on how it has taken so long to fix every issue before, I'm sure it'll be another month or two of this issue. Our sink also has had a leak, our garage door won't open due to a snapped cable, the railing on our porch isn't actually nailed together and pops apart anytime it's bumped.

Then I asked to get the direct email to the person processing my application and was told they don’t have an email or number for the person so I’m confused on how they are even contacting the person . Dont rent here , I’m glad I saw the red flags early !!!!

Kiley Shelton: DONT RENT FROM HERE!!!! Unprofessional Jones and unresponsive Jones would be a much greater fit for a name for this company. They ask that you email them to get in contact the quickest, but they will quite literally never email you back (when they do get back it's typically an automated message or a response that doesn't answer all your questions, almost as if THEY DONT READ YOUR EMAIL AT ALL.) If you call into the renting line chances are you will be put on hold until the line eventually hangs up on you or you can call into the home owner line that will always pick up no matter what with zero waiting (but they won't be able to help you).. I put in an application about 3 weeks ago, which wasn't free it costs $15, and haven't gotten a single email letting me know the state my application is in. When they finally sent back the new lease (still no word on my app) that me and my boyfriend were waiting on for weeks, only to see they didn't add me to the lease at all. I called in, only to be told someone would reach out to me later. This is only the newest example of great Jones ignoring us. When my boyfriend first moved in the AC wasn't even hooked to the house. It took a full month for someone to come out. And when he did come out, the man told us "sorry I have the old lady in the back, can't do anything today. Ill have to come back" even though we were told it would be fixed that day.

They say they’ve emailed me on next steps to check spam and I’ve never received anything about what next steps to take. I’m upset at this point because not only am I not hearing back from Gj this makes the 3rd home I’ve had to move my application to because every home ends up being already leased. I’m just sad at this point as I’m running on thin timing. My landlord already has my home rented and the new tenants will have access in 2 weeks.Can someone please get in touch with me or does anyone know how to reach someone that will actually help you get somewhere.
Michael Showecker: DO NOT RENT FROM GREAT JONES. Our AC has went out on the 27th of May and it’s June 13th with nobody coming to fix it. I’ve called and set 3 different appointments to have it fixed and nobody showed up everytime. I have a newborn in the house and temperatures are reaching 99 Degrees this week and the house is inhabitable for a newborn. They said they would put it in as an emergency request but here we are 3 weeks later. For $1000 a month you should be able to get AC without begging. DO NOT RENT FROM THEM. I DONT CARE HOW MANY 5 STAR REVIEWS, THEY DO NOT CARE ABOUT THEIR TENANTS!Update- It is now July 3rd and still no response on who or when someone will be by to fix it. Dae Lee: 0 stars! when i first moved in in 2020 the response was good and quick when ever there was an issue. that however did not last long! the roof was constantly leaking doors falling off hinges and door knobs coming off in your hands! they stated these issues were from wear and tear and were my responsibility (doors and door knobs) how is it wear and tear that the hinge literally came out of the door a month in to my rental? the back door knob just came off in my hand! the ceiling tiles fell down in the middle of the night from the weight of the water dripping in that i had reported numerous times. None of the repair people could reach the management people to authorize repairs to the leaks. now i have moved out, stated all the reasons I will not be paying for the repairs and they have sent me to collections. Am I going to have to file a civil lawsuit?

Paul Beets: Ethosity used to be a strong PM, but they have gone down hill dramatically since COVID-19. They lost one of their best employees who apparently was the one holding the whole place together.They do not return calls and rarely will return emails. If you are a landlord wanting a strong collaborative PM ... they are not for you.Their bookkeeping is absolutely terrible and has gotten worse and worse and worse since I first engaged with them a couple of years ago. To start out with they used to do owner's distributions twice a month. 15th and at the end of the month.Then ... they went to once a month near the end of the month. Gradually the payouts got later and later and later. The last owner's payout I received from them at the conclusion of my engagement was the 8th of the next month!? Absolutely unacceptable.At the conclusion of my engagement they decided to finally do a thorough accounting of my ledger and billed me for $3000 worth of fees and charges that they "forgot" to bill me for throughout the entire year. Their terrible bookkeeping hurt them and me. I went through it myself and found about $400 of fees I should not have been charged for and they were trying to double charge me for! What a freaking mess.There are many very solid property management companies in Indianapolis. Sad to say .... Ethosity is no longer one of them. Landlords and renters beware.
Victor Morkos: As a current owner, I am truly disappointed at the level of service that this company provides its owners and tenants. I had philip as my manager and now he is gone. I cannot get a hold of anyone to discuss my property and rents. I have emailed, called, left messages, no response! If you are considering a property management group as an owner like I was a year ago, stay clear of Ethosity or whatever other company that Sterling Davis will set up next. I will be taking legal action against them if I do not start receiving my rents on time.Update: as of February 10th, Ethosity has not responded to my 5 emails and 4 voice-mails! My tenant has moved out and they have not done an inspection and they still owe me $1980 in Rents that have not been transferred to my account. My house was trashed by previous tenant and they have not done die diligence to follow up on damages and move out inspection. Stay away from this company!
Charles Cao: Ethosity used to be a strong PM, but haven't returned any of my 20+ calls or emails over the last 3 weeks. I hope they can get back to me soon as they are incorrectly withholding several months of rent.
Daniel Stephens: LOVELY SO FAR! I just moved into my home & I love it. The price is reasonable, besides some of the fees that are of no relevance to me at all. The home I got was listed without a fridge, stove, washer, or dryer, and they agreed to compromise with me to provide the essential Kitchen appliances upon move-in. I had trouble getting consistent communication with management at first, but never let me go too long without a reply. They approved me quickly, didn’t give me the runaround, and Melissa really worked with me (outside the immediate scope of her responsibility) to get me in my home quickly & with quality. The place was clean, and I have experienced the mutual respect that I feel I deserve as a paying tenant so far. Thanks Ethosity!

I’ve talked to an actual human being maybe once from the management company? Every time someone is sent to fix the problem, the resolution lasts at best 3 weeks. This is without question the worst rental management company I’ve ever encountered. Ouija Boards have a better success rate at getting a response, and that’s really saying something. Avoid this company at all costs.

It was nearly impossible to get ahold of this leasing agency in order to ask them to act. Your tenants continue to engage in gun fire and have literally put bullets into my bedroom. This has been going on for over a month. You have zero excuses for the way this company is being run.
