Carson Paulson: I rented here years ago. As a property manager now, these folks do it right! They were always SO kind and helpful. The apartments were so unique and fairly priced. I would 10/10 recommend these.

Austin Chung: While the building is older and is not as modern as other apartments, you get to enjoy a unique living experience. There are currently construction and parking issues as of May 2021, but following completion, it is a perfect place to be in the center of the city, walking distance from anywhere you need to be. Shout out to Linda, who always treats my dog and myself with the upmost care.
Becca Shultz: Adrian the property manager and Pam the sales consultant are both wonderful people and very helpful. They always treat residents with the utmost respect. They both truly care about each of their residents and are always looking out for everyone's safety and well being. Adrian and Pam are both class acts and the Village Green Communities are very lucky to have them both. You can tell they love what they do and are extremely good at it. Even in difficult situations like those brought up by pandemic they have been more than accommodating and ensuring residents safety. Adrian and Pam are both kind and compassionate individuals who really shine at what they do.
Tiffany Frazier: Absolutely love the location of Stephenson Mills. It's convenient being in walking distance of restaurants, a boutique grocer (The Purple Porch) and the East Race trail. The most attractive aspects about the apartments are the high ceilings, open floor plans and great lighting, which was "a thing" for me having lived in dim apartments in the past. No apartment is 100% perfect but my experience overall has actually been positive. The entire staff is accommodating and kind, which is a huge plus. Parking is a bit crowded especially if you intend guests but the living space definitely makes up for it!
Dave Cottini: The best part of living in South Bend! We relocated to DTSB from Chicago and felt lucky to snag a two bed/two bath overlooking the East Race. The building provided us with excellent walking proximity to downtown and pleasant views from the large industrial windows. Exposed brick and wood laminate flooring gave our space a modern loft feel that would have cost double in Chicago. The building itself is over 150 years old so the HVAC has been retrofitted and works fine in all but the most extreme weather. No, you will not get your apartment to seventy degrees when it’s 10 below and no the windows are not thermally insulated. It’s just part of it. Appliances were gently used and worked fine but the water is a bit hard, so dishes and the dishwasher needed a little extra attention. The in unit washer/dryer closet was extremely convenient. Countertops are outdated and worn, but A minor detail all things considered. The grounds are nice but we’re nicer before the new Cascade residences went up. We loved that it is so Dog friendly, but many residents don’t curb their pets which ends up looking like you know what. if you have to walk around the building with your pet watch your step. The grounds are maintained, but basic. The parking area is congested and most of the street parking is taken up by people working across the street at the Commerce center. This is super annoying because the private parking is not enforced. I gave up caring after a while. In Chicago it wasn’t uncommon to have to walk many blocks for a space so All things considered parking was fine but annoying sometimes. The residents are nice but not necessarily friendly, but whatever. Strange neighbors for years never once said hello. Depending what floor or unit, it’s easy to hear neighbors. Was extremely annoying to have to listen to upstairs people having sex while we tried to sleep. Very loud, very annoying. Aside from occasional barking, a kid being loud or neighbor students having game day parties it was fairly quiet. You will hear the people next to you though. From day one Management was warm and accommodating. Adrian is a saint to do what she does at the property having to deal with everything and everyone’s issues. There was always prompt attention to anything that we needed done and the maintenance staff (Linda, James, and John) are some of the nicest people in the building. The cost of living is very fair for the space and location and utilities were nothing out of the ordinary. Higher in winter of course. All in all, it was a great experience living here and it would have been longer if we didn’t relocate out of state. Call Adrian and ask about their units! This is the most unique building/location in the city! Also, very much alive..unit 204 is haunted and there are spirits in the building!Overall excellent place to live!!
Adrienne Green: Loud construction, hardly any parking, not animal friendly as they claim. They also do not shovel or salt in a timely manner. The high rise right next door is on top of shoveling and de-icing. The amount you pay in rent you get very low quality appliances. They use outdated baseboard heating which is problematic with cathedral ceilings. In order to dry your clothes it takes at 180 minutes to dry a small load.. Disherwasher is black inside. Low quality carpeting with barely any padding. The only nice thing is the windows and now the new high rise blocks the view of the river. The residents are 50% nice 50% jerks. The apartment place will throw in fees that they don't initially tell you about. Will update after end of lease.
Anna Busse: Love the building at Stephenson Mills - fantastic windows and ceilings, gorgeous view of the river. Adrian was always incredibly helpful and kind (even after we moved out and needed help resolving a bill!) and maintenance was quick and friendly. Walking distance to the best spots downtown and along the East Race and the newly redone Howard Park!Lots of construction noise and parking inconveniences caused us to move. The kitchens and bathrooms could also use an update for what we paid in rent.

Noelle Elliott: I waited 4 days to get a response about availability. When I finally did speak with Pam she couldn't answer a simple question if the residents were primarily students or professionals and kept repeating herself that it was only people who made 3x the monthly rate. She was incredibly rude and if that is the way they treat potential residents I can only imagine how they treat the current ones.

Carlos Corona: Paying 1k+ a month for my loft for me to leave water running for about ten minutes or more almost every morning to shower before work? So not worth it. I’ve also tried using A/C before during warm evenings and my vent just shoots out warm air even when i set it to cool and around 60°/65°F. Have had to sleep at night with the windows open several times to keep somewhat cool.

Unfortunately, the property owner is just making a cash grab by raising rents with no updates or upgrades to the individual units. My apartment is great but the rents they’re charging aren’t worth what you get.After 5 years, home ownership is now the better option for me.

Conner Balciunas: Just moved into these apartments! Vicki the property manager was wonderful and always ready to assist me if I had any questions on the application process. I moved from another historic downtown apartment building, so I knew I wanted to live in another historic, old building. I am happy Studebaker Lofts has a better secured keyed-door entrance and a Luxer package system: these are two things my old one did not have.
BiffyGG: Kelsey is a very unprofessional property manager. Wouldn’t recommend living here.
Trevor Schramm: They posted a giveaway for an espresso maker 2 months ago and my girlfriend won. they texted each other and Kelsey said she had to order it online because it wasn't in store. 3 weeks later she said they have the espresso maker in finally and that we could meet up and they decided on a day. My girlfriend asked where they were meeting and they left her on read and never called or texted back. There has been 4 attempts to reach out since then and they refuse to communicate back. Absolute joke of a property with an incompetent property manager.
Sam Angelo: Unprofessional management. After a receptionist transferred me to a voicemail box the first 3 times I called (Never got a call back) I got on the phone with the "property manager". We scheduled a tour of the apartments for the next week. I drove a few hundred miles into town and was stood up by the property manager. She no called no showed me. The only reason I got into the building at all was a construction worker who tried his best to get me in contact with her but we had no luck. I never received any further communication in regards to this incident and ended up living at the Pointe at St. Joe which is not a bad spot. If you are thinking of living in the lofts. Don't.P.S usually I don't leave negative reviews but I saw the 3.6 stars this got from 2 obviously fake reviews and I thought it wasn't right.
James Jones: Newly renovated apartments with stainless steel appliances, open concept, washer & dryer, granite counter tops, and many more amenities. Definitely a good find in DTSB.
Anna McDermott: Been living here for 4 months now and had nothing but problems with my 'luxury' apartment- broken washer for 2 weeks, no window blinds for 3 weeks, and a broken front door. The trash chute isn't finished so there are garbage bins in each hallway that smell. This complex is also still under heavy construction causing frequent fire alarms, and almost all the amenities advertised are unavailable. Got fed up recently and asked to be refunded for the amenities I haven't received and the inconvenience of all the problems with my apartment, and was given a measly restaurant gift card.The apartments themselves are nice, but far overpriced for what you're getting in my opinion. I will be leaving in a few months and happy to do so.

John Groden: Could not have asked for a better apartment situation in South Bend! The landlord and management are very responsive and accessible. Great little gym, Brew Werks, yoga, the rooftop, excellent appliances...the total package. Highly recommend.

There are excellent amenities, the building is small and the tenants are friendly, and most importantly management is top notch. The apartments are high quality and well maintained. I just finished up my one-year lease and only left the Hibberd because I had to leave South Bend.The LOCATION can't be beat - downtown South Bend is growing and will only continue to do so over the coming years. The Hibberd is a quick walk away from two great grocery stores (Saigon Market and Flamingo), over a dozen restaurants and bars, the post office, and the river.The COMMUNITY is incredible. The owners do a great job of connecting the residents of the building and fostering a real community. And just the fact that the place has so few units, you will get to know your fellow Hibberd-mates. However, there is absolutely no pressure to participate in any events or have long conversations in the hallway if that isn't your thing. Everyone understands that we're all living our busy lives and you can't always stay and chat. No matter when you're reading this, even if all the people who were there when I was have moved out (unlikely), this will all still be the case because the owners do such a good job and will continue this community.The UNITS are beautiful and functional. I was never too cold or too hot, the bathrooms are stunning, the closet-space was everything I needed, and the LIGHTING was phenomenal - just take a look at those windows!The BUILDING is one-of-a-kind. A 20th century paper mill converted into a multi-use apartment/retail space for the 21st century, evolving along with the city of South Bend. A bakery, a yoga studio, a hair salon, all in your building - you can't beat it. Plus a gym and an incredible rooftop. Not to mention the care that the owners have taken to keeping it up and invoking its history.You can't go wrong here. Please take a look at this building, say hi to Mark and Kathleen for me, and enjoy your time in the best apartment building in town.

Marcia Motta: I have not had reliable hot water for months. According to the maintenance team one of the heaters was broken and there was just one working, not enough for all to get hot water. Despite my complains, nothing was done. My car was vandalized in the parking lot and my coat stolen. There are reports of many cars having itens stolen. Management did nothing. A friend had the car stolen just in front of the apartment complex. Avoid this place at all costs.
Matt: Rented an Airbnb here for a Notre Dame game and was very impressed. This area of South Bend seemed rather rough, but the apartment complex was very nice and seems to be fairly secure. Awesome walking trail by the river, I would recommend this place if you can afford it.
David Grogan: Great apartment building. Clean, good floor plans, and great location. The management is attentive and very helpful. I had a complicated move-out (which is not necessarily a time when an apartment is incentivized to be helpful), but multiple levels of the management worked with me to make my move a smooth as possible. Robin in the leasing office was particularly great!
Beth: I have visited a friend a couple times at the Pointe and I must say they have some beautiful apartments and the grounds are so well kept it’s really nice to walk around that area when I have time off work. I looked up the prices for the apartments and they are quite expensive but I’d like to share something my grandma used to say to me a lot growing up , “you get what you pay for “ I’d say in this instance that would be very true . The grounds are immaculately kept. I was really surprised when I saw this apartment complex it’s beautiful.

Mubarakah Adebisi: I drove 3 hours to tour the apartment. I had an appointment at 12:30. They called me few minutes to 11 to reschedule the appointment to 2:30. I got there at 2:30 and waited for over 30 minutes and nobody showed up. Extremely disappointed at the tardiness and especially because they couldn't even call to update me. I have to drive 3 hours back without touring the apartment. Do better with time management and keeping appointments with future residents. Was really hoping to rent one of their apartments.

We spent months trying to get rid of them. They also towed my grandmas van because she parked in the normal parking. She said she had to use her little electric scooter and scoot the whole way to the towing company.
Teacher Troubles: Thank you so much for such a great tour! The lady in the office was really helpful and I look forward to making a move in the future.

Robert U: Looking back I miss this place. Prices were okay at the time I rented. The complex didn't have noise issues(at least for me) like I have at the current apt I'm at. Minus one star for lack of security and minus another star for floods from upstairs, but maintenance did fix it, after I got upset. Idk

M. T: There's something fishy going on when you pay rent. I've gotten late fees on my rent since I moved here. Never have a payed late but the secretary convinced me that it was new fee not featured in our lease. Then today they were letting you pay rent but not giving receipts for your payments. After my experience I would never pay without getting proof of my payment. Careful when you pay here. Always check your bill. Don't let them convince you about new fees.

Audri Burns: I've posted many times about this place and Prosper has flagged it so it never gets seen by the public.The thirsty tenants are lying to win extra perks and they write positive reviews to get them. Prosper is hood. Your no safer living here than in the Chicago projects. Mice and roach infestations. Electrical shortages with high electrical bills. Bad plumbing, sewage backups and water leaks. Dumpsters overflowing. Work orders take months to get fixed. Photoshopped pictures for the online advertising. There is weekly car theft, assaults, shootings, history of repeated fires, break-in's, etc. Leasing agents and office staff are fake nice to get their move in quota and only assist tenants that don't complain about the horrible living conditions. You've been warned.

Sierra Halstead: Would not recommend this complex despite the way they advertise. The only reason they are getting away with $1000+ rent is because of limited availability elsewhere and their “new look”. I moved in June and have had nothing but problems, starting with my newly renovated apartment smelling like cigarette smoke and the shower having rusty water, also the apartment was clearly renovated quickly and not to the best of their ability at all. Any time I speak with the leasing office they are kind and apologize for any problems and say someone will help but it’s a constant cycle. If they took the time to renovate the property in a more proper way and handled tenant issues in a better manner they would have more potential. Anyone looking to rent should 100% visit the property first.

Xianyu Pan: With 5+ emails since last Nov, 5+ conversations with the front desk, and my info being taken 3+ times, until now, I still have not heard anything from anyone about the private garage. How many years do I have to live here to get a garage? I now can understand why other people also complain about the management and why lots of previous foundry staff moved to other properties. I want to give them 170 a month for that garage, but now it is like I am begging them to give me that money. I am still parking in eddy street commons but my apt is on the southernmost side, which means 5min walk one way. I have seen many recently came cars getting the garage, but no one can give me any info. They always say it's full. Apparently not. No need to mention they could not give me any parking when I moved in last year, and I have to park on campus or pay for the parking during the first few weeks. WHAT IS GOING ON?

While the amenities are nice and the maintenance people are awesome, the rent is overpriced, the place is perpetually littered with students' trash, and the leasing office is largely--save maybe ONE person--unhelpful. They are certainly happy to take your money (and to charge you hundreds of dollars in late fees for a small balance), but if you want to talk to someone about anything else, good luck. It's unfortunate because the building itself is new and nicely furnished, so it certainly has potential to be a great place to live. But with the current leasing office being what it is, I don't see that happening anytime soon.
Dave Angelotti: My daughter was a resident at the Foundry. Beautiful facility with a great location. That is the only positive. Once we got her moved in, the experience went south.As others have stated in their reviews, it is near impossible to get a response from the office via phone or email. So my recommendation is to make sure you have someone on campus who can go in person to their office if you need something - especially during breaks or over the summer. You might get lucky and catch someone.
Drew Kot: Paulina and Damisha were a fantastic help with the entire move in process! Second to none in the area, and they were always fantastic with open communication even from being thousand of miles away.
Jason Stafford: Wonderful customer service. We worked with Paulina for the majority of the process and she was very responsive, friendly, and professional. Her and Damisha were very understanding of some last minute changes and worked with us to figure out a solutions.

Emma Ryan: I have lived at the Foundry for about a month now, and the experience has been great! Veronnika was especially helpful within the leasing process and making sure everything was smooth for move in. The maintenance crew at the Foundry is also very quick to respond to any issues or concerns.
Ryan Tick: Such a poorly managed apartment complex/leasing office. I’ve tried to call multiple times (10) over the past few weeks. I’ve rarely been able to reach someone. The representatives that I did contradicted each other about availability. I’m not asking for a lot here - just a little professional courtesy so I can figure out my living options. Very discouraged and sad that apartment complexes can choose to ignore applicants given the demand in the market.[Update after response from company] I understand call volume is high. But that is not an excuse for not getting back to applicants. I've called probably close to 30 times at this point, and I've talked to representatives twice. The two reps I talked to conflicted each other... both promising to call me back but never did. I've also sent emails multiple times and never received a response.It is so easy to respond to someone. This response is unacceptable. I can only imagine if you leased something with the Foundry and had a maintenance issue. "We apologize that your sink is flooding your living room, but you have to understand that answering the phone is challenging for our staff".
Jeanne Limoges Lang: Veronnika at the Foundry was incredibly helpful in going through the apartment research and application process. We don’t live nearby and couldn’t see the apartments in person, so she sent us multiple floor plans and gave recommendations.
Roland Pulley: Our daughter is just finishing up her time at Notre Dame. For the last two years she has lived at the Foundry. Her experience there was awesome with no issues with the apartment or the other lessees to distract her from her work. I would recommend The Foundry to any that are looking for off-campus student housing.
Carter Loesch: They never seem to pick up the phone when you call their apartment complex. I have been continually dodged each time I call the facility and do not reply to their emails. I am hoping this will change in the future.
ralph caldin: They don't return one inquires, don't answer the phone and don't return voice mail. Would hate to be a resident here ...I was just trying to get leasing rates with no luck...terribly managed.

Lonell Hudson: Living there for the past 3 years plus, has been a blessing. It is quiet and peaceful there now. The office manager, Tammy, is wonderful. She is always available to assist you if need be. Mickey, the maintenance man, will always get back to you on any problems you may have with your unit, and fix the problem. All around, it is a great place to live.

She was understanding and got me into an apartment quickly. Maintenance is fast! The apartment was very clean and mostly updated when I moved in. The grounds are clean. Lots of trees. For being an older apartment community, the buildings are very nice. I love the area and feel very safe!

Alexander Burnett: I live in this apartment complex and it is HORRIBLE, Everytime it rains it rains in my apartment and everytime I told the front office they told me what was wrong what the issue is and was but NEVER fixed it and as of now it’s been going on for over a year. I started to have major headaches and eye irritation and some told me it might be due to mold so I hired a company to come out and check for mold and sure enough I have mold in my apartment where me and my kids live, I told the front office and the owner and they won’t do a thing about it and they don’t care they want to evict me and move me out so they won’t have to deal with the situation at all. I wouldn’t recommend this apartment complex to anyone they only care about getting paid/Money not there tenants or the safety of there tenants.

Angelo Williams: I have lived in Maple Lane Apartments. The staff is amazing. I know several Active Duty, Reserves and military civilians that have stayed at Maple Lane Apartments. They all have nothing but great things to say in terms of accommodations, customer service and support.
The Unit (Nurses teaching Nurses): Unfortunately there is not a zero. The office staff is disrespectful and down not know how to communicate. Appliances break and they only half fix things. When things are “fixed” they usually only last a couple months. I walked in today to find people in my space without notification! I called the office staff and they said they “tried to call”. But I had no voice mails or even a text. I told them this is a dangerous game to play with a repair persons life!

They refuse to hold anyone accountable for anything, including themselves. My neighbor constantly breaks every rule in their lease shy of setting the place on fire and they do nothing despite constant complaints. She illegally parked and blocked me in from work every day and they refuse to do anything. They plow huge snowdrifts into the mail boxes so the mail carrier refuses to deliver. This entire place is ran by idiots, don't waste your time or money.
dominique Gauthier: Needs to have corprate move faster and better. We had a slow leak feom our dishwasher and we didn't know that was causing it. After waiting on corprate to give the ok the mess was cleaned up and we finally got a new dishwasher...now we are waiting at least 3 weeks to get them to replace our entertainment center feom water damage and make sure we are not held reaponsible for the damage that was caused..we had water damage done from under kitchen sink to livingroom by tv to hall closet and to our first closet in bedroom. Maintenance only does what corprate will allow...corprate needs to work on making the staff and its people happy. They own a business take pride and maintain it
Stephen Kowalski: Office lady is slow, unorganized, and takes weeks for an application to be completed. She will tell you 1-5 days but never call you.Places are okay, obviously built many years ago. They will add carpet/paint but not replace metal stuff or the wood under and the little details arn't paid any attention.The back deck (upstairs) felt a little dangerous and the wood was obviously VERY old. I would just be careful and NEVER leave children unattended for even a second as the wood is not solid at all.The complex grounds are well maintained and looks great. At night it is well-lit and seems safe.Overall its not that horrible and MUCH better than most of the apartment complexes in the local area. However it has its downsides like poor staff, older buildings, and scary upstairs decks
lonnie H: Never moved in because they lost our application. They sent us an email saying thanks for starting the application process all we need is 4 pay check stubs. I sent 2 and asked a question but no reply. My wife called several time's and was told they would call back with information but never did. Final my wife called back 4 times in one day and was told they do not have our application. What a bunch of.............
