Danielle Smith: I just moved in last month. Teresa in the office is very sweet and nice. I had a horrible situation at another apartment complex in town. She was understanding and got me into an apartment quickly. Maintenance is fast! The apartment was very clean and mostly updated when I moved in. The grounds are clean. Lots of trees. For being an older apartment community, the buildings are very nice. I love the area and feel very safe!

Theresa in the office is really nice, and this complex does some of the fastest maintenance work of any apartment we've lived in, including places in South Bend, Mishawaka, and central Michigan. Our neighbors are cool, too, which always makes the apartment experience better.3/19/2018Update: I put in a maintenance request yesterday to replace bulbs in the hallway and put in a new screen door on the balcony (because my cat ate thought the other one when she got scared). Just got home and both are done.9/16/2020 We're still here, lol. New neighbor just put gorgeous plants, bird feeder, and wind chimes 😍
Alexander Burnett: I live in this apartment complex and it is HORRIBLE, Everytime it rains it rains in my apartment and everytime I told the front office they told me what was wrong what the issue is and was but NEVER fixed it and as of now it’s been going on for over a year. I started to have major headaches and eye irritation and some told me it might be due to mold so I hired a company to come out and check for mold and sure enough I have mold in my apartment where me and my kids live, I told the front office and the owner and they won’t do a thing about it and they don’t care they want to evict me and move me out so they won’t have to deal with the situation at all. I wouldn’t recommend this apartment complex to anyone they only care about getting paid/Money not there tenants or the safety of there tenants.

Angelo Williams: I have lived in Maple Lane Apartments. The staff is amazing. I know several Active Duty, Reserves and military civilians that have stayed at Maple Lane Apartments. They all have nothing but great things to say in terms of accommodations, customer service and support.
The Unit (Nurses teaching Nurses): Unfortunately there is not a zero. The office staff is disrespectful and down not know how to communicate. Appliances break and they only half fix things. When things are “fixed” they usually only last a couple months. I walked in today to find people in my space without notification! I called the office staff and they said they “tried to call”. But I had no voice mails or even a text. I told them this is a dangerous game to play with a repair persons life!

Warboss Josh Grotsmasha: What a complete joke this place is. They didn't replace the carpet or clean whatsoever when we were to move in. The management does absolutely nothing if you have problems. They refuse to hold anyone accountable for anything, including themselves. My neighbor constantly breaks every rule in their lease shy of setting the place on fire and they do nothing despite constant complaints. She illegally parked and blocked me in from work every day and they refuse to do anything. They plow huge snowdrifts into the mail boxes so the mail carrier refuses to deliver. This entire place is ran by idiots, don't waste your time or money.
dominique Gauthier: Needs to have corprate move faster and better. We had a slow leak feom our dishwasher and we didn't know that was causing it. After waiting on corprate to give the ok the mess was cleaned up and we finally got a new dishwasher...now we are waiting at least 3 weeks to get them to replace our entertainment center feom water damage and make sure we are not held reaponsible for the damage that was caused..we had water damage done from under kitchen sink to livingroom by tv to hall closet and to our first closet in bedroom. Maintenance only does what corprate will allow...corprate needs to work on making the staff and its people happy. They own a business take pride and maintain it
Stephen Kowalski: Office lady is slow, unorganized, and takes weeks for an application to be completed. She will tell you 1-5 days but never call you.Places are okay, obviously built many years ago. They will add carpet/paint but not replace metal stuff or the wood under and the little details arn't paid any attention.The back deck (upstairs) felt a little dangerous and the wood was obviously VERY old. I would just be careful and NEVER leave children unattended for even a second as the wood is not solid at all.The complex grounds are well maintained and looks great. At night it is well-lit and seems safe.Overall its not that horrible and MUCH better than most of the apartment complexes in the local area. However it has its downsides like poor staff, older buildings, and scary upstairs decks
lonnie H: Never moved in because they lost our application. They sent us an email saying thanks for starting the application process all we need is 4 pay check stubs. I sent 2 and asked a question but no reply. My wife called several time's and was told they would call back with information but never did. Final my wife called back 4 times in one day and was told they do not have our application. What a bunch of.............

Joanne Hogan: Location great, office team pleasant, maintenance for us was responsive HOWEVER… Management needs to get rid of SIMPLE BILLS (Waco, TX) - the scam company that collects residents’ monthly utilities. They charge fees for things like “storing your credit card” - so each roommate in an apartment gets an additional 5$ charge EACH MONTH for the privilege of splitting the bills. The end of year reconciliation was another scam - we have yet to recoup charges that simple bills put on our tab IN ADVANCE of incurring the fee to “make move out easier” - for whom? And you have to file a request for refund to get your money back (I’m sure many residents don’t know this or forget to fill out the forms). We seriously think this company needs to be investigated. No reputable housing management company associated with Notre Dame should be working with Simple Bills. It leaves a bad taste in an otherwise decent situation and reflects badly on Flats. UPDATE: we received our end of year refund from simple bills after many emails and calls. $4.52. (09/2022)
Jim Moster: The apartments are nice but the landlords are negligent and lazy. They own multiple properties and clearly Irish Flats is their least important one, as you will almost never find staff in the office. And it shows. Here's a non-exhaustive list of persistent problems which I encountered: a broken Keurig for an entire week, packages piled up on the muddy floor for days, an incessant beeping noise in the leasing office that lasted two days, broken treadmills for days, no toilet paper in the gym bathroom or wipes in the gym, broken/spotty wifi, and more.Of course, problems are bound to happen, but the time it took for them to get fixed was appalling. Many of these issues persisted even after I called and left voicemails asking them to be fixed. In fact, I suspect some of them never would have been fixed if I hadn't called, because the landlords (again) are rarely around.Also, do not be deceived by the "RECYCLING" signs near the dumpster. There is no recycling. The landlords blamed the students for this, claiming that we "couldn't handle it" and were contaminating the bins. Yet their other property, Overlook, seems to recycle just fine. Hm.One final, major complaint. The apartments are not very secure from unwanted guests. When I lived in Building 1 for the summer, the northern door was broken and unlocked for an entire month. Yes, anyone who wanted could enter the building for weeks. Meanwhile, the southern door had some kind of loose/weak hinge which kept it from closing all the way. I believe this problem persisted for several weeks in the fall. Presumably other buildings suffered the same problem, as there was a break-in and robbery in Building 2 at one point. Keep your doors locked, because you don't know who will be in your halls!So, to reiterate, the apartments are nice, but do not expect to love the property owners or feel safe. You might want to invest in some walking shoes so that you can head over to Overlook and actually find the landlords when you need them.

John Bazzano: Awesome experience dealing with Laura Stout in leasing my daughters apartment for Fall 2022. Laura was professional, prompt and extremely knowledgeable about the property and the surrounding area!. The apartments are beautiful, the resident events plentiful, and above all, great security and responsiveness. Spoke with a current resident at Irish Flats, while visiting different properties for senior ND housing, who had nothing but rave reviews. Love the room layouts, furniture and amenities. So clean! Great find! I should mention that it was my wife's and my favorite property. My daughter and her friends are beyond excited. Leasing process was simple and well explained. I am confident that we have made a GREAT housing decision.

The whole process went smoothly and many of my friends recommend this apartment other than overlook. Because Irish Flats is more quiet, has less residents, friendly staff, and they are always quick to response. Also they have an amazing security system. If you are looking for somewhere safe & cozy & spacious & quiet, I think IrishFlats will be your best choice!

Communication is great and it's always a joy to see the team, even when I am walking through the buildings or around Eddy St. The hospitality and kindness is very much appreciated. Steve Teeter especially goes out of his way to do an incredible job.

Xianyu Pan: With 5+ emails since last Nov, 5+ conversations with the front desk, and my info being taken 3+ times, until now, I still have not heard anything from anyone about the private garage. How many years do I have to live here to get a garage? I now can understand why other people also complain about the management and why lots of previous foundry staff moved to other properties. I want to give them 170 a month for that garage, but now it is like I am begging them to give me that money. I am still parking in eddy street commons but my apt is on the southernmost side, which means 5min walk one way. I have seen many recently came cars getting the garage, but no one can give me any info. They always say it's full. Apparently not. No need to mention they could not give me any parking when I moved in last year, and I have to park on campus or pay for the parking during the first few weeks. WHAT IS GOING ON?

Emily Wickwire: As much as I wanted to love living here (and as conveniently located as it is to Notre Dame's campus), the incredibly poor management of this place is a major impediment to that. While the amenities are nice and the maintenance people are awesome, the rent is overpriced, the place is perpetually littered with students' trash, and the leasing office is largely--save maybe ONE person--unhelpful. They are certainly happy to take your money (and to charge you hundreds of dollars in late fees for a small balance), but if you want to talk to someone about anything else, good luck. It's unfortunate because the building itself is new and nicely furnished, so it certainly has potential to be a great place to live. But with the current leasing office being what it is, I don't see that happening anytime soon.
Dave Angelotti: My daughter was a resident at the Foundry. Beautiful facility with a great location. That is the only positive. Once we got her moved in, the experience went south.As others have stated in their reviews, it is near impossible to get a response from the office via phone or email. So my recommendation is to make sure you have someone on campus who can go in person to their office if you need something - especially during breaks or over the summer. You might get lucky and catch someone.

The representatives that I did contradicted each other about availability. I’m not asking for a lot here - just a little professional courtesy so I can figure out my living options. Very discouraged and sad that apartment complexes can choose to ignore applicants given the demand in the market.[Update after response from company] I understand call volume is high. But that is not an excuse for not getting back to applicants. I've called probably close to 30 times at this point, and I've talked to representatives twice. The two reps I talked to conflicted each other... both promising to call me back but never did. I've also sent emails multiple times and never received a response.It is so easy to respond to someone. This response is unacceptable. I can only imagine if you leased something with the Foundry and had a maintenance issue. "We apologize that your sink is flooding your living room, but you have to understand that answering the phone is challenging for our staff".

Her experience there was awesome with no issues with the apartment or the other lessees to distract her from her work. I would recommend The Foundry to any that are looking for off-campus student housing.

sara: Avoid this place at all costs. Don't be tempted by the close proximity to campus; you would rather walk 100 miles than live in this overpriced low-end dorm for a year. I was a tenant for 2 years and still regret the day I resigned the lease.1. The management and maintenance is ridiculous. Molly and Suzi rarely respond to emails for ANYTHING that doesn't involve the transaction of money and the maintenance barges into your apartment with no notice.2. The walls are paper thin and facilities are old and dwindling. I could hear my neighbors sneezing at 2am and them flushing the toilet every day. The furniture is old and cheap and extremely tacky looking. The bed was so uncomfortable that I had two mattress toppers, yet I still had back pains for 2 years.3. I was charged exorbitant move out fees even though I had cleaned everything out. They ignored my requests for a review of the charges and took it out of a deposit, which was also a ridiculously high amount.4. Pretty sure the utility bill is a scam because I vacated the apartment for a month and still received a high utility bill.5. The wifi is inconsistent and there is nothing you can do about it. Management doesn't care and the company they work with is a joke. The gym equipment is also always broken and the dumpster is filthy 24/7.Overall, I would not recommend this place to anyone I know. The google ratings seem high because they get a lot of their friends to write decent reviews but hardly any of them reflect the true experience at the Overlook. Over $1200 for a mediocre apartment in South Bend? Hard pass for me. The ONLY positive thing I have to say is the proximity to campus, but as I said, I'd rather walk 100 miles than live in this dump again.

Safiatou Touray: I am going away for a six-month placement next July and won't be back until December therefore it will be cheaper for me to rent when I get back to the US.However, I honestly do not think that the service we are provided with does not equate to how much we pay. Overlook is nice but it is very overpriced. It is listed as luxury apartments however we are provided with standard furnishings. The beds are small and so uncomfortable, I had to buy a mattress topper which hasn't even made much difference. We are not provided with study chairs like other apartments and no headboard.The fact that we had to pay double the amount of the rent as a deposit because we are international students is so unfair. I have colleagues who are staying 10 minutes walk from campus and have cheaper rent and better furnishings in their apartments.
Constance Njoku: The entire Overlook team are amazing. Very welcoming and willing to help. The apartments are huge for the price and one can’t pay enough for peace and quiet. I would recommend this location every time!
Liam Abujawdeh: In my opinion, Overlook at Notre Dame has been an awesome apartment complex to this point. I have only lived here for a week and a half, but I am very happy with the location, the amenities and the apartment itself.Overlook is considered off-campus housing, but in reality it feels like you're on campus with its across-the-street proximity to Notre Dame. Molly at Overlook has been very helpful and has given clear directions prior and during move-in. She has been responsive, accommodating and willing to answer any questions/concerns that I have had.The only tips I have for someone moving into Overlook at Notre Dame are to buy a television cable for the TV and to purchase and bring your own shower curtain (extremely minor things). Other then that, what you see online or in pictures is exactly what you're getting. The furniture seems to be of good quality and the building is up-to-date. I am very grateful that I chose Overlook at Notre Dame and I am looking forward to a great year here!
Yijun Tian: Avoid this place. Worst renting experience ever.1. Emailed about the parking permit. No response. Then in next few days towed your car. $1602. Heating is awful. Maintenance cannot fix. Have to buy an extra heater on your own.3. Utility bill is always crazy. On average is $120 per month, in the situation that cooking less than twice a week, no AC/heating. A LOT ‘service fee’ but no service at all. Out of town for a month then the bill is still $60.4. Cleaned everything upon move out then charge you $150 for minor issues. Cannot be picky any more.5. Cooked less thank 2 times a week but charged $300 for replacing the glass stove top. Said it’s burned and scratched but this is just normal wear and tear. These things happen to everyone dude.6. Dish washer is old. Can only clean the dishes if you run it several times. Have to clean the dishes all by your hand.You will spend MUCH MORE than you ever expect if you live in here.
Divya Meda: Usually the photos on the websites do not match the actual units but, in this case the photos on the website do not do justice to help affect the units actually are for a student or a newly wed. They are spacious, clean, provided with all the amenities mentioned in the website, quick Response to any maintenance request placed, and most of all friendly and supportive leasing managers. Molly and suzi have been more than cooperative and helpful.I got the studio for the time being and planned on moving into a 1 bedroom as soon as there’s one available but ended up falling in love with the place.
Mel Roc: I've lived here for two years now and it has served my needs very well. I needed a place that would basically take care of everything practical so that I could focus on my studies. Overlook takes care of maintenance, landscaping, snowplowing, cleanliness of common spaces, trash and recycling, internet, even my packages gets stored in the mail room until I'm ready to get them at the end of the day. More importantly, since Overlook is so well situated near campus, church, pharmacy, post office, UPS store, grocery store, restaurants, the ND community garden, and the bus line, I have not needed to buy and maintain a car, which saves me a lot of money. I appreciate that Overlook has been compliant in disciplining residents who break community rules, such as rules about quiet hours, building cleanliness, etc., and I hope they keep that up. So, if you prioritize convenience, I would highly recommend you take a look at Overlook.
Joe Kennedy: As a graduate student, The Overlook has been a great place to live. Close proximity to campus is a huge plus. The apartments are new, clean and comfortable. Above all, the staff is engaged and available!
Loqman Adnane: Honestly, whatever review I write is not capable of measuring the superb quality of the team staffed at the Overlook at Notre Dame. I've lived in 4 different apartment complexes in my academic career and this one has been by far the best experience. The staff is professional, inviting and simply incredible. Certainly, the team does what you'd expect to run a functional residential building by taking care of administrative tasks in a timely manner, but they also go above and beyond by organizing wonderful and safe community events giving its residents a home away from home. The staff is so friendly, caring and understanding of the stressors that come with being a student and always tries to improve our residential experience. My favorite new addition is the wonderful coffee bar available to students at all times of the day. I'm so happy to live at the Overlook at ND and I am so thankful to the Overlook team for everything they have done for me and continue to do for our ND family.

Ms. Molly Hawkins was great in helping me find an apartment within the complex that best suited me. She was quick in responses, provided tons of information, and overall made this process extremely easy without any stress. If it is any indication of what my experience will be like when I move in, I am very glad I chose Overlook.

Hy Dang: it's an okay apartment
Carrie Mayer: Following was my previous post.....However, they have made things financially right. I also am changing my rating to a 4 star because the townhouses are fairly nice. My daughter had a room in the basement, It is so spacious it literally was like having her own one little bedroom apartment. Rent is doable & the location is ideal.Them not following through & reporting timely payments to the credit beaural is preventing me from giving five stars.My daughter got COVID, several other sicknesses, had a death in the family, and other devastating events happen while she was living there so she had to quit school. When asked if University Parallel would work with us in regards to financially they refused. We had done some painting for them, fixed wholes in the walls, & did many other matanience things for them & yet they still wouldn't budge.After a couple months of my daughter's room being vacant, Rebecca contacted me & said she is 90 plus percent positive she found someone to subcontract my daughter's room. Therefore, my daughter made moving arrangements to get things out. However, apparently the person backed out so my daughter was still going to be responsible to pay monthly rent. This was a a major inconvenience & put extra financial difficulties on my daughter.. with all of these things being said, I would not recommend them at all unless you financially want to get screwed in rough times. For the most part they are heartless when it comes to helping out when a STUDENT is at an extremely low point in their life!We were also told that the monthly rent payments would be reported to the credit beaural so that my daughter's credit would be built.....However, that never happened either. When we mentioned it, still nothing was done about it.
Emily Marcell: Went into this completely blind (due to Covid) and wish I went with any other option. Their pictures are old, believe me. Management is quite unresponsive and I had to go through multiple channels to get any sort of answer.

Davis Allen: University Parallel was a great experience and I really enjoyed living there with my friends. All of us really enjoyed the individuals who worked at University Parallel and we really thought the housing was great. Overall a great experience and would definitely recommend to anyone looking to rent in the South Bend area.
Adriana Pilar Ferreira Albanus: Great place to live for an affordable price. The staff is very friendly and helpful to all the needs we might have. Really close to ND Campus and downtown, and there's also a bus stop just a few steps from the apartment. The clubhouse is perfect for work/study (plus, you can always have coffee there). Definitely recommend this place to everybody.
Nassim AbiGhanem: Great location and housing style. The staff are super friendly and helpful, accommodating and responsive. No request will not be addressed within 24hrs. Cute and useful common room to socialize or use gym equipment.
Man Man: I would not recommend that anybody rent here. The management is rude, unresponsive and a pain to work with. Maintenance requests go unanswered for months, there are frequent staff changes (3-4 property managers quit in one year) so nobody has any accountability. As far as the reviews here go, the property owner has used multiple accounts to give the property 5-star reviews for an inflated rating. The most recent 5 star reviews are from the property manager using two different accounts.
Ryan Logo: I love living here!! For the past seven months I've resided at the beautiful University Parallel Townhomes. The location is perfect, sitting less than mile from both the University of Notre Dame and Downtown South Bend. For those of us who don't own a personal car, commuting is very easy with pick-up/drop-off locations adjacent to the property. The clubhouse is fantastic and offers a workout center that is suitable to all of my needs. It also houses the mail room, an entertainment center, and the property manager's, Shail, office. Shail is a great, friendly guy who is very easy to reach and always offers a smile and and a greeting. I can't wait to see what the rest of my time here has in store.

Ivoline Budji Kefen: Dependable, friendly, accessible... my favorite part is that the bus stop is literally there where you live. This is awesome especially during Winter!
Sonia Nzuzi: I love everything about this place. Especially shail, he helped me a lot. Starting from the day I found the appartement to the move in. He is very nice and great to work with. I highly recommend this place to everyone.
Manjeet Chhetri: Have been staying here for a month now. I have been liking it specially the staffs and the facilities provided at the affordable price. John, Dale and Shail are very helpful and listen to the needs of tenants instantly. All the basic requirements are covered as utilities in the rent. Since i don't own a car now, the place is suitably located for the shuttle for the to and fro journey to UND. I hope rest of my stay here would be as smooth as it has been till now.

Alex: Communication from Hannah (property manager?) is terrible. Have yet to even leave here long and regret applying to live here. Can’t get simple questions answered like any other place I’ve lived at. Hopefully living here will get better. Stressed to move in to a place with communication from her being so bad. I hate to leave a bad review already as I’ve never rated anything so poorly, but communication is key. I’m trying to be understanding though. Also our unit was SO dirty upon arrival. We all had to clean and fix things before moving out stuff in. After the move in was not great either.
Tanmay Tripathi: University parallel is a great place to live for everyone, every student. It’s diverse, located at the heart of south bend. Closer to ND and IUSB. Affordable price and nice services. I enjoyed my stay at these townhouses

Prosper Apartments: what do users think?
Robert U: Looking back I miss this place. Prices were okay at the time I rented. The complex didn't have noise issues(at least for me) like I have at the current apt I'm at. Minus one star for lack of security and minus another star for floods from upstairs, but maintenance did fix it, after I got upset. Idk
Rickey Haynes: Prosper is very professional I would totally recommend living here I have lived here once before it is nothing like it use to be. Come to Prosper and you will likely prosper here. Thanks again to the sweet lady that got us in here I'm going to remember her name one day I swear lol:)
M. T: There's something fishy going on when you pay rent. I've gotten late fees on my rent since I moved here. Never have a payed late but the secretary convinced me that it was new fee not featured in our lease. Then today they were letting you pay rent but not giving receipts for your payments. After my experience I would never pay without getting proof of my payment. Careful when you pay here. Always check your bill. Don't let them convince you about new fees.

Audri Burns: I've posted many times about this place and Prosper has flagged it so it never gets seen by the public.The thirsty tenants are lying to win extra perks and they write positive reviews to get them. Prosper is hood. Your no safer living here than in the Chicago projects. Mice and roach infestations. Electrical shortages with high electrical bills. Bad plumbing, sewage backups and water leaks. Dumpsters overflowing. Work orders take months to get fixed. Photoshopped pictures for the online advertising. There is weekly car theft, assaults, shootings, history of repeated fires, break-in's, etc. Leasing agents and office staff are fake nice to get their move in quota and only assist tenants that don't complain about the horrible living conditions. You've been warned.

Misty Piker: I love living at Prosper Apartments. The new apartment renovations have made the buildings beautiful inside and out. The new property management company Keeley is very responsive and helpful to residents. Maintenance requests are taken care of fairly quickly compared to the old management company.

Sierra Halstead: Would not recommend this complex despite the way they advertise. The only reason they are getting away with $1000+ rent is because of limited availability elsewhere and their “new look”. I moved in June and have had nothing but problems, starting with my newly renovated apartment smelling like cigarette smoke and the shower having rusty water, also the apartment was clearly renovated quickly and not to the best of their ability at all. Any time I speak with the leasing office they are kind and apologize for any problems and say someone will help but it’s a constant cycle. If they took the time to renovate the property in a more proper way and handled tenant issues in a better manner they would have more potential. Anyone looking to rent should 100% visit the property first.

LaShay Mitchell: Prosper is the worst place I have ever lived, moved into a new renovated apartment in March, have had rust water in my tub area since I’ve lived here and have had them come out several times with still no fix 7 months later, mice infested and roach infested!! I would NOT recommend living here. They want 1000+ in rent but won’t take care of there tenants living environment properly. The management does not care about their tenants as the proclaim to

Yash K: Bad communication. Agreed that they will allow me to stay in the second week of Aug but the person that I was taking to he never responded. Clearly a miss on their end. They assure you will get the apartment on XX date but fail to do so. Application fee never refunded though it was a miss on their end. Request others to look for something better.
