joshmcc36313: I used to live there for years I grew up there was a great place to live quiet everyone kept to themselves till the new owners took over at least once a month cops were looking for someone in the park cars flying around like maniacs other people blocking flow of traffic being very loud into the night.the person in charge of the office is never there if you need something he’s impossible to find but if he needs something from you he’ll hunt you down like a dog. I recently moved out of there and was clearing stuff out that I wasn’t taking with and everyday asking when I’ll be out and what I planned to do with the trailer we owed them a couple months rent due to the pandemic part of the reason why we moved found a cheaper place and cause the area went in the toilet but everytime asking about the title and this and that I told him what all was wrong with the trailer and it’d be cheaper to junk it one day I go to clean and there’s a note saying I had till 5pm that day to get what I needed or I’d be arrested for trespassing no 30 day notice or anything. He will lie to you left and right to cover his butt I got into a small argument with him cause I told him at least twice about a street light being out that was right next to my trailer and he lied right to my face saying it was fixed when it wasn’t aide I work nights so obviously I’d know if it was working since I come home at 1-2am

Andre Love: This used to be a great place to live until the new owners took over. It's now called South Bend Estates and is going down hill fast. The new office manager continues to operates outside of her authority, constantly trying to harass, intemidate, & bully home owners and to defraud them out of their homes. Regularly blocking their sales for months when they try to sell them so that she can make a personal profit and buy the units for a lower price. The California based owners have allowed her continue to operate (unchecked) both immorally & unprofessionally despite being notified by residents of these shady & most likely illegal activities.

The washing machine that was in my house when I viewed it was taken out just before I moved in because it wasn’t working properly and the park replaced it for me free of charge. At our initial interview, we were told put rent would not go up if we re-applied be the scheduled time, that was a lie. At the end of year two we were told our rent was going up $100.He also told us that they do not charge for minor repairs such as screw and mounting holes, that was also a lie. They charged us $180 to repair the 4 mount holes left my our coat rack by the front door.And don't even get me started on the behavior and attitudes of the children in the park, they are a bunch of disrespectful little a**holes.Would not recommend unless you have no other options

Buddy dixon: Horrible place. Harassment for over a year from neighbors (Sarah Michalski) at lot 117. The place was nice when we first moved in. 3 years later it's gone downhill fast. Chris doesn't know how to do his job. Not to mention someone getting shot and then hearing chris defend them about it. We had a vehicle parked in the back lot and was never informed that someone was going to around drilling holes in gas tanks. We ended up having to have it towed.

Gary Wilson: Sadly my review after moving and being here for six months has changed. While the home is still nice and the area has been pretty quiet, it is the issues with management that have made this a less than stellar experience. First there was months with no maintenance person available to handle any issue with the rental. We were told since it was a new install and winter that once warm weather began we would get our shed and the sidewalk to the front door put in. 6 months later we still have not had any word on these to items and any time we ask we are blown off or back to square one since there have been so many new people when calling. At this point I am having to pay more each month to mow, enough that I could have bought one three times over now.

Summer Melville: The yards are kept nice. There's a community building that has a pool and it use to be able to rent out for fifty dollars for an hour or two, bit not no more. It use to be reasonable lot rent but it goes up each year or has for the last six anyway. The management is untrustworthy and nosey. There in my opinion to strict when you own your trailer. They are right by the bypass and near a park and gas station which is nice. It's a quite community and no trash it's very tiny and upset. Transp goes through there and there's a park. The people should get a maintenence man and some apartment like amenities when there being charges like one for lot rent .

Andrea Wagner: Management is awful. The lady who runs the park is out for money. We had to pay a triple deposit to move in on top of what we paid for our home. She wrote down that we paid $700. She is shady and likes to harass certain people. We have had a fallen tree in our yard for over a month and she still hasn't gotten anyone out here to clean it up. Because of said tree we are going to have to get a new shed. If you have children I would suggest you find another place to live. There is absolutely nothing to do here. Management has said for two year that they were going to build a park for them but they have not. But they can raise our rent and fine people if they have a weed growing or the grass is a little high.

Richard Zawacki: The new owners and management have invested a lot of time and money to make this a good place to live they still have a ways to go to make it great.

PJ Hyde: Office staff are terrible! 3 different park managers in less than a year. Maintenance is nonexistent. Any requests are met with excuses of being understaffed. One family in the park actually had a family member that fell through the rotted wood on the deck and was injured. Maintenance had been requested months earlier for the deck and several issues inside as well. Lost employment due to being unable to work and they were evicted when they could not make the rent at that point. There are ant infestations everywhere. Huge colonies under ground under the trailers so bombing and spraying inside does not fix it. There is also a huge groundhog problem. Neighbor across the stree has shot 4 opossums literally inside their home because they are buroughing up from the ground beneath. Both the opossums and the ground hogs are getting behind the skirting and digging out huge dens making the ground unstable and then the trailer doesn't sit level. Nothing being done. Owners need to really rethink how they are treating people and how they choose to deal with the residents before they don't have any.

Sam Mas: My name is Grace. I live in the Fallcreek area and I have honestly enjoyed my year so far in VG. My area is relatively peaceful and well kept. I enjoy the pond view, and hope to possibly see more care taken around the pond. I recommend getting an inspector or renting before you buy. Be prepared to wait for shortages and delays with certain issues. I have never received credit for inconveniences and having to spend time and money on the trailer outside of what I pay ontime for rent.I believe corporate/owners should be working on continual improvement on handlings and adequate resourcing for staff outside of aesthetics.Mike in maintenance has been of great help walking me through concerns and issues with my rental. Works with a sense of urgency and is memorable because anything he has worked on by himself has been working since. Many of the maintenance team members who have visited have had no fear getting dirty and uncomfortable to get things checked out and working.Laura Hollars in the office is always very kind and well put together. She assisted me with grace while taking care of a system failure that I understood to require manual inputs for every address in the park.Doug has always been friendly, welcoming, and understanding. Great from handling tentant issues to landscaping.Nowhere is perfect but this area is safe and very comfortable.

Kayla Johnson: I have been living here for 8 years and currently own my trailer but the sad part about this place is you can't have any kids toys in your yard and your not even allowed to have a pool there have been bobcats roming around a few times a year and we are forced to stay inside and the prices for the new trailers are ridiculously high for a trailer and your not allowed to work on your car in the park your not allowed to have any pool toys at the pool your curtains have to be white and they do random inspections of the homes if not owned they used to rent to own but now don't if you own your trailer its cheap living other wise its supper pricey
