Louise Williams (Free Falling Philosopher): My family and I were tenants of Penny Hughes for nearly 7 years. Over that time it was incredibly difficult to get repairs done. In fact, a major leak in the chimney damaged drywall and posed a potential mold problem. It was reported to her mid 2019 and the repair was still incomplete when we moved out in May 2022. When repairs were completed they often took absurdly long. For example, the last repair request was to replace some worn out faucets. It took nearly 6 weeks from the time the materials arrived at the house for them to actually be installed. That was relatively speedy compared to issues like the chimney. In my direct communications with Penny Hughes she was often very unprofessional and she even went so far as calling me names. It is Penny Hughes policy not to inspect her properties. If you love a hands off landlord she may be perfect for you. However, renting comes at premium in South Bend and when you are paying a premium you deserve the benefits of someone managing the upkeep of the home. Penny would pretend as though she was going to immediately act on whatever issues you brought to her, but she rarely acted swiftly. She is also a very big fan of complaining about how difficult her work is and expecting you, as a tenant, to give her maximum grace regarding the completion of projects. However, no such grace will be given to you regarding late payments or increases in the rent. I rarely write reviews in general, but there is a widespread narrative that Penny is wonderful, and I wanted that to be true. Unfortunately, that was definitely not my experience and I hope that you do not have to endure such unnecessary drama as I have.

Adrianna Martin: NK Developments was extremely quick and helpful during our selling process. I really appreciated that they boke down the full cost estimate for fixing the house up and what they were looking to sell it at. Based on my limited knowledge of the different work areas, all of the breakdowns seemed more than justified, especially given that they had not thouroughly inspected the house and more repairs may have been needed. While the price we received was a bit smaller than we were hoping for, it seemed entirely reasonable given local comparisions and the breakdowns. The inspector was very nice.

Chisa Taylor: If I could give minus stars I would. I paid a triple deposit 3600 and my credit score is over 730. Me and my sons got sick 2weeks after moving in. House was never cleaned. Animal fecees in the vents, pet hair everywhere and the basement doesn't drain...so no washer or dryer can go down there. Was there a few months then evicted. Property manager lied in court several times and has pretty much harassed me the entire time with city departments such as code enforcement, animal control, police department and tow trucks. There is a current law suit so I will stop there. Please please keep records and pictures of EVERYTHING. Don't believe one word they say
Ashley: This company does the bare minimum to make sure they get their money meanwhile tenants are left with patched up (not fixed), broken down homes in terrible condition and staff who simply don't care. Unfortunately, they will also lie, before renting about the condition of the home, pests, etc. Wish I'd never rented from them.

The process was easy especially considering we moved over a 3 month period. We were able to secure a new home before our previous lease ended. Might I add we secured and finalized all this via email, close communication and their online payment portal before we ever came into the office. When we did come into the office it was to finally meet and pick up our keys. Thank you to everyone at VPM!!

Carlie Bradley: if i could give them zero stars, i would. absolutely unprofessional. very quick to take your holding fee, yet very hesitant to be of any help. we moved from indy, and had to rehome my boyfriend’s dogs due to the move. staff saw the dogs in our vehicle at the lease signing and took it upon themselves to call the owners of the home we had already paid an almost $500 holding fee towards, and tell them we had large dogs (not knowing they were being rehomed after lease signing, we were just trying to make it on time for our 12p appt, which was switched to 1pm the day before for some reason). luckily, we had a friend that was able to help us out, otherwise we would’ve been without a roof that night. we asked why they didn’t just ask us about it first, and no clear response. so in a few words: rude, poor communication, SHADY!! 👎🏻👎🏻👎🏻👎🏻
Rah Mar: This is NOT a reputable place. The office location is in a high crime area. They mislead people to steal application fees. Their staff is unprofessional and behave in a low class manner.Their properties are not in compliance and have mold issues. They get away with that because Indiana doesn't have any statutes or regulations that require landlords to disclose high concentrations of mold in rental properties to prospective tenants.If you want to expose your family to toxic mold and end up in the hospital then go ahead and move into one of their death trap properties. This is one of the shadiest rental property management offices in the area. Go to a different realtor that is highly reputable instead.

(For covid relief for veterans) Their homes are nice but they can be over priced. I've been waiting on them to call me back for three days now on a property I put a $500 holding fee on then lost because they don't take outside help. Very frustrating.
Jessica Sims: I’ve been through a couple different landlords during my time in the South Bend area and VPM is by far the best. They respond in a timely manner to work orders and allow payment arrangements on your rent to avoid fees; which a lot of companies do not offer. I as a tenant understand that I am not their only tenant and appreciate that they don’t push off issues that need to be addressed and will let you know if they are behind. I give 5 stars for effort and communication.
montina mccollough: There was mold in my basement. I told them they didn't do anything about it for 2 years. Then finally one night it was so bad that myself, and my family was rushed out of the house at 12:35 am. Even the maintenance guys could not stay in the house for more than 5-10 minutes. We had to go to a hotel for a couple of months. Homeless. We were told that we could move back in after everything was fixed. She moved another family in while we were waiting for everything to be fixed. The worst landlord I've ever had. Lawyers had to get involved.

When i moved into my home the house was SO DIRTY … i had to clean everything, when i mean dirty they left the shower curtain and liner in the shower the fridge had crumbs of food from previous people, my freezer was broken they did send someone out for it he then told me i needed to PURCHASE a shop vac and clean the filter thing on the very bottom of my fridge… they charged me $300 for my 2 cats ok fine whatever but then i house sitted a dog a couple different random weekends , they charged me $300 more dollars that i didnt pay and they took from my deposit… the neighbor i had was actually the owner of the house i was renting sooo she legit called on me for anything i did wrong & same with the other neighbor i had (her family owned that one to & they were renting) … when i moved out I specifically DEEP cleaned the house because it was during covid and i really needed any $ i could get back…. I got nothing back, they actually charged me $.. when i was moving out i filled my trash & recycling bins pretty full but i knew that my trash was picked up on Thursdays so it would be picked up (because i didnt turn my utilities off yet) , charged me $200 for that, then i had fixed my bathroom because a hole got in the wall, so i repainted and had it professionally fixed, charged me $250 for paint. I seriously was so mad but what can you do right? Just know they will take alllll your money! The staff is friendly but they are money hungry period point blank…
Sara G: I wouldn't recommend this company. Out of laziness, I have used their services for many years and didn't switch (my fault). As an investor, if you want to get charged constantly for fixes (they use their own company for repairs as well and it is not for cost saving purposes), being sold an overpriced unit compared to the market rate and then being constantly told that the house is old therefore justifying non-stop repairs, then this place is fine. I know several other investors who left as well. But note that there aren't that many property management options are available around South Bend Indiana. In terms of documentation, they have good accounting services but I also have caught some mistakes here and there so you do need to review. I do have other properties elsewhere in other states managed by other companies and those are just fine.
