Hy Dang: it's an okay apartment
Carrie Mayer: Following was my previous post.....However, they have made things financially right. I also am changing my rating to a 4 star because the townhouses are fairly nice. My daughter had a room in the basement, It is so spacious it literally was like having her own one little bedroom apartment. Rent is doable & the location is ideal.Them not following through & reporting timely payments to the credit beaural is preventing me from giving five stars.My daughter got COVID, several other sicknesses, had a death in the family, and other devastating events happen while she was living there so she had to quit school. When asked if University Parallel would work with us in regards to financially they refused. We had done some painting for them, fixed wholes in the walls, & did many other matanience things for them & yet they still wouldn't budge.After a couple months of my daughter's room being vacant, Rebecca contacted me & said she is 90 plus percent positive she found someone to subcontract my daughter's room. Therefore, my daughter made moving arrangements to get things out. However, apparently the person backed out so my daughter was still going to be responsible to pay monthly rent. This was a a major inconvenience & put extra financial difficulties on my daughter.. with all of these things being said, I would not recommend them at all unless you financially want to get screwed in rough times. For the most part they are heartless when it comes to helping out when a STUDENT is at an extremely low point in their life!We were also told that the monthly rent payments would be reported to the credit beaural so that my daughter's credit would be built.....However, that never happened either. When we mentioned it, still nothing was done about it.
Emily Marcell: Went into this completely blind (due to Covid) and wish I went with any other option. Their pictures are old, believe me. Management is quite unresponsive and I had to go through multiple channels to get any sort of answer.

Adriana Pilar Ferreira Albanus: Great place to live for an affordable price. The staff is very friendly and helpful to all the needs we might have. Really close to ND Campus and downtown, and there's also a bus stop just a few steps from the apartment. The clubhouse is perfect for work/study (plus, you can always have coffee there). Definitely recommend this place to everybody.

Man Man: I would not recommend that anybody rent here. The management is rude, unresponsive and a pain to work with. Maintenance requests go unanswered for months, there are frequent staff changes (3-4 property managers quit in one year) so nobody has any accountability. As far as the reviews here go, the property owner has used multiple accounts to give the property 5-star reviews for an inflated rating. The most recent 5 star reviews are from the property manager using two different accounts.
Ryan Logo: I love living here!! For the past seven months I've resided at the beautiful University Parallel Townhomes. The location is perfect, sitting less than mile from both the University of Notre Dame and Downtown South Bend. For those of us who don't own a personal car, commuting is very easy with pick-up/drop-off locations adjacent to the property. The clubhouse is fantastic and offers a workout center that is suitable to all of my needs. It also houses the mail room, an entertainment center, and the property manager's, Shail, office. Shail is a great, friendly guy who is very easy to reach and always offers a smile and and a greeting. I can't wait to see what the rest of my time here has in store.

John, Dale and Shail are very helpful and listen to the needs of tenants instantly. All the basic requirements are covered as utilities in the rent. Since i don't own a car now, the place is suitably located for the shuttle for the to and fro journey to UND. I hope rest of my stay here would be as smooth as it has been till now.

Alex: Communication from Hannah (property manager?) is terrible. Have yet to even leave here long and regret applying to live here. Can’t get simple questions answered like any other place I’ve lived at. Hopefully living here will get better. Stressed to move in to a place with communication from her being so bad. I hate to leave a bad review already as I’ve never rated anything so poorly, but communication is key. I’m trying to be understanding though. Also our unit was SO dirty upon arrival. We all had to clean and fix things before moving out stuff in. After the move in was not great either.

Nikita J: Internet has been down for three days. I was told it was temporary for Tuesday as they installed better new internet. Wednesday was told a technician would be out to fix it. When I sent another message Wednesday night they read it Thursday and left me on read. It's Friday and there's still no internet.

Jackie makes promises that’s not true and also smells like liquor every now and then from what my daughter mentions numerous of times. I reached out to the assistant manager prior Alaa and she said she was going to mention it to management and said she smelled it on her as well. Nothing was done nor no one reached back out to me or my daughter concerning these issues or these rent promises.Jackie Please stop drinking on the job or let my daughter out her lease as I asked.
Jerome Walker: Do not rent here. They refuse to clean apartments between renters, South Bend locals (not just University students) live here and often trash the place and disrespect the students. My apartment has a resident who refuses to clean and Management's response was for me to either clean up after him or risk getting fined after I leave. The bus is down at least once a week and management is rude. Terrible terrible place. Doing my best to alert other students as well and working to get the complex marked as a "Do not rent site" for incoming students.
gail woods: I'm a new resident, not a student, who has lived in several apt complexs in the Michiana community. So far, I am pleased with the overall Uni Edge experience, especially, the maintenance service which is an important part of apt living. Yesterday, the head supervisor, Joe, came to inspect my apt for repairs and suggested the sofa needed be to reupholstered. He stated someone would come later in the day to work on it. Well., within 2 hours, Joe, a new hire, came to my apt., Joe introduced himself, explained his job, and proceeded to work. He reupholstered both the sofa and part of a chair within 2 hours, and even ran the vacuum cleaner to clean the carpet from the sofa's debris. Excellent work.I have found the maintenance staff here at Uni. Edge to be helpful, friendly and skilled.Thank you.8/12/22, here to praise the maintence staff at UEA. Leo, head guy, young Mike, and Brian did an excellent job of insuring the carpet was cleaned and chair reupholstered. Leo even checked all bedrooms for carpet cleaning and any other needed repairs. It's been busy here with tenants leaving and moving in and the great pool party that was held here last month, but these guys still managed to get work completed in my apt. Oh, yes. Want to swim in a great pool that is kept clean EVERYDAY? Come here! Also, the HOT TUB is a great relief after using the fitness center. Good job University Edge.The maintence. Team is outstanding.

Jenny Mahoney: DO NOT RENT HERE!!!! It has been a nightmare from the start. They do not clean at all in between tenants. My initial apartment was trashed and the tenants had stolen the furniture, so I asked to be switched to another apartment. The new apartment was filled with spiderwebs, bugs, had not been maintained, smoke detector battery going off, and generally very dirty.Furthermore, the lease term is 11.5 months but you have to pay rent and utilities for a full 12 months. I even asked to move in a day early and they refused to accommodate.It's been a horrible experience from the star and for how expensive it is, you can definitely find comparable housing for cheaper.

U U: This is for my experience w this place from 2016 to 2019 or so. Apparently from the latest reviews, the situation has never gotten any better. I started living here after the new management took place. They charged ridiculous rent for virtually no assistance whatsoever throughout my stay. And mind you, when you leave remember to clean the place even better than what it was when you got there because they'll charge you a few hundreds for cleaning. And this is with me and my roommate squeaky cleaned the whole place inside out already. I moved to a bigger city after graduation and my new apartment only charged $120 for the cleaning fee and even told me to not do a lot of cleaning. I say this in comparison to see how terrible campusview is and how much they'll try to rob you. They even charged us a "moving fee" for the furniture they put in our apartment which we never used. We had to call them multiple times to get our refund back. Also they promised a lot of amenities like a game room and swimming pool but during my time there the pool was never open and almost no one took a little bit of care for the game room.
Connor O: Campus view owes me and my roommate $3,400 total and has not answered any phone calls from us in the last 80 days since they’ve owed us this amount. I was told twice in person that they have been sent out but they have never arrived. Avoid their apartments.
Ariel Aguero: When I moved in our room was not ready for about a week, not even the flooring. Cost of heating was regularly ~$300 during winter when I used to live here. Also sent a loan collector to me for a $350+ for turning in keys a few minutes late after moving out. After giving a bad review they promised to compensate me for the trouble, but it's been half a year and I've seen nothing of it. Maybe management is better now, but it was absolutely terrible at the time I lived there.
PAUL ADZOKPA: CampusCourt offers value for money. Its proximity to Notre Dame makes it ideal for students.
Tian Yan: I typically only leave nice reviews on google, but here's what I have experianced.The refrigerator stopped being cool for at least five times this year and they only ask us not to put too much stuff in the fridge and never really fixed the problem. There's roach in the room and I called them, and they came after one week and did nothing. When I moved in, they asked me for two times of security depoisit since I am international student, but due to their mistake, they only put a half of due amount in my acount. When I got the keys, I told them this issue, and they not only did not appologize to me about this mistake, but treat me very rudely and threaten me that they are going to take the keys back. And I have to pay the high international credit card convinience fee twice due to their mistake. When I moved out, they cost 60 dollars in my secuity depoisit for some reason I don't know. Probably because I return the router late? But I return it after 4 days anyway. And the money never came back. Ok 60 dollars for being late. Anyway, this apartment have bad reputation in my community and some friends told me not to live there, now they really have proved themselves that they suck. Not recommend.
Andrea Easterday: The manager is very helpful in helping you find a place to live and is more than willing to help you! Great location as it is so close to everything and Notre Dame, especially for reasonable rent price. Maintenance staff is also awesome as we had a plumbing issue with our toilet, they came and fixed it throughly and haven't had an issue since!
Chris Easterday: Affordable rent that includes some pretty sweet amenities. The gym is pretty updated. Maintenance team was quick to fix any issues I had. The people upfront greeted me with great customer service, and the manager of the place was great in taking the time to answer any questions I had. Overall pretty happy with making the decision to live here.

Owaid Alnefaie: It was a big miscommunication when we want to sign the lease, and they have charged us 600$ for the application fee. we paid because they said that non refundable. two months later they send letter to ask again for 300 more??? for what? they said if we don’t pay 300$ we have to go to the court and pay for 2 months rent?? why? because we do not move on??? I do not recommend this place for any one even for just take a-look. It is terrible experience.

Luis Nguyen: I lived at Campus view for almost 2 years, from Jan 2016 till August 2017. My experience there would be narrowed down in one word: Horrible!!!I thought that I should not write a review because I left the country USA for almost a year, so why should I spend time to write it. But today, I got an angry message from my friends, who is currently living there. I think I should write something.Why one star: Because there are no option to choose Zero star.My room was within a condo of 2 floors. The price back then was $450 per person per month, then increased to $650 when a new management moving in. I don't know the price now.Dispite for that price (not cheap, but not expensive), the living condition was really bad. The house was super old. I had 3 water leeking problems and had a very hard time to call the management to fix them. There was one time the water was all over the kitchen. I rushed into the main office to tell them to fix it, they sent a guy (a big guy around 6.0 and 185lbs) to my house. He just turned off the main water supply and leave me with no water for the whole 2 days.There also one time when I arrived home late at night and realized that the front key was picked. I was so scare that night. However, the management mangaged to change the key for me on the next day. Still, it would somehows give you a sense of security at the sorrounding area.The bill enormously increased in winter because of the house bad isolation. You can get up to $300/m for just electricity in the long months of winter.There was also a crack in my house back then, and when I looked into it, we can see how old the condition of the wall was. The concrete condition was like a century old.The swimming pool has never ever opened, as well as the common room. They had a ping pong table, a big TV and two big room with wifi for studying. But they shut it down when the new manager moved in.But because of the great location (5 mins walk to Notre Dame campus), I chose to stay, however, when I moved out, they charged me of heavly cleaning and lost of cushion for a big load of money. While there were no what so ever any cushion in my house. My roomates and I also spent a whole day of cleaning before moving out. We had a big agrument back then. The manager at the main office at Notre Dame did not agree to refund us the deposit back. We had to contact the office of the main big company of Campus View located at other state so they can get a bigger boss to deal with the problem. In the end, we got our money back, however, that left a really ugly mark about the place in me.I hope my review help other students when coming to Notre Dame to make their decision. I have mixed reviews, and 2.5 or 2.75 stars is more accurate, but I would have renewed if not for the ridiculous price increase.Neutral:1. The pool that is advertised was never once open from Aug 16, 2016 to Aug 17, 2017. If it's not gonna be fixed, don't advertise it.2. One time trying to get a package, the office was unexpectedly closed for the day, with just a sheet of paper posted on the door. If you're gonna close unexpectedly, send out a property-wide email.3. It would be nice for handicap people and those with bikes if they cut in ramps on their sidewalks around the apartments and entrances to the apartments other than the main house. It's not very accessible, all the sidewalks have steep curbs, etc.Positives:1. Location. Super close to campus and lots of food places on South Bend Ave. Super convenient for football game day, and you can even get 1 free guest pass. It was nice.2. Staff was always super friendly and helpful with packages etc3. Maintenance fixed the few problems I had same day or the next day. They were very nice as well.Negatives:1. They increased my rent 200%. Not joking. Unacceptable. The townhouses with outdated carpet and boring tan walls, nothing included, not central air, for $710? Whatever. For $900? Get real. They said I could move to the fully furnished, updated 1 bedroom that includes cable/internet also for $900. Except they wanted to charge me a $300 administrative moving fee. The outdated townhouse 1br are a ripoff. They should be a reduced rate from the updated 1brs that included tv/internet. When I didn't resign and they leased my apartment to someone else, I asked if they still had apartments left and they had one, but I'd have to pay the $300 moving fee even though my own apartment was literally no longer available.2. In the winter the company they hired to remove snow used leaf blowers at all hours of the night, even with just 1 inch of snow, in clear violation of south bend's noise violation. Literally a few feet from my bedroom window they removed snow at 1am and at 4am on weekdays. If you wanna experience the thrill of being woken out of a deep sleep to the sound of a leafblower next to your face at 4am, rent here. I complained and they told me that was the only way they could remove the snow in time for the residents, and that the noise violation didn't apply to them because they own the property. That's not how the law works. This wasn't even just one time. This was multiple times.3. My AC window unit was in my living room, my bedroom had no air conditioning. It was not central air. The window unit also had no thermostat so my options were either leave it running all night long wasting electricity and money and wake up to an apartment at 63F or leave it off and be hot all night (1st floor apartment, not comfortable leaving windows open all night). A simple thermostat reading Window unit that turns off at a set temperature would be nice. Also the only radiator in the room was my bedroom so the opposite problem occurred where the living room would get freezing in the summer. I could use the window unit as a heater but again, no thermostat so same problem just a way hotter room instead of cold.All of this aside I probably wouldn't have moved if they just had raised my rent a reasonable and normal $10-$20 a month instead of $200. Grad students aren't made of money.
Tari B: This place is awesome! When I arrived I was helped by Victora, she was super nice and friendly. The atmosphere is great and the buildings are very clean. There is not a lot of well kept, nice priced apartments in the South Bend area so I was very skeptical. But Victoria took me on a tour and made sure I knew that it was a great place to stay. If you’re a college studen, even if you don’t go to ND this place is very cost effective and it’s a really nice place to stay.

Each time I am placed on hold for minutes, then informed “no one is available but someone will call you back soon.” Needless to say, I am still waiting for a call. Go elsewhere in Notre Dame and find an apartment, there are plenty of places.
Eason: Update: Your replyment was published 3 months ago, i.e. June. While in July, one month after you promising that will reach out to me, your leasing manager, Lindsey Gutting, was still bombarding me and trying to collect so-called deposit while kept denying their responsibilities. Now 3 months has passed and I didn't notice any further updates now.The only reason I give you one star is because there is no zero star I can rate.-----------------------------------------------------------------------------------------In January 2017 I signed a contract for leasing a studio in Campus View. But the following experience was not so happy. Before signing contract, one of their staff, Riley, vaguely implied that I can move in earlier than August 15. In April I personally visited their management office and picked 3 buildings I'd like most to lease in their layout map. 20 days later I asked when can I move in they told me they can only let me move in on or after August 15, and the apartment that was assigned to me was not the one I want. I feel so disappointed because I could have found an apartment in Outlook or Irish Row should I have known that Campus View won't let me move in earlier.I know the parol evidence rule is a common trap for consumers. When Riley vaguely implied that by saying "we may let you move in earlier but there would be an expense", It’s just like you enroll in a health club, and the salesperson tells you that the contract can be cancelled. You later decide you would like to cancel, but the written contract provides that it is non-cancellable. The oral promises of the salesperson are generally non-enforceable(in this case, some vaguely written email implied that I can move in while you denied later). However, the salesperson in misleading you into the terms of the contract constitutes a misrepresentation and you may seek to rescind the contract.What makes me even more angrier is the communication with Katie. At first she tried to describe their inability to fulfill the contract as “cannot meet every request”, then she tried to blame Riley for the fault her company made by saying "Riley is no longer with us" to imply the company is not responsible for what Riley had said, and she declined my proposal of waiving half of the monthly rental (now I can not moving in earlier, thus I suffered a loss because I could have find another apartment which let me to) by saying they“have absolutely no way of prorating rent for August”, and she even threat to charge me for a 12 month rental if I don't send them the check for first installment ( look at what Katie said, "If we give away your spot though, you would still be responsible for the charges for your entire 12 month lease" yes, they want to charge me for a whole year while cancel my apartment, can you believe that?)I was hoping to enjoy my two years there, and I believe I did nothing wrong. But after a series of events in which I feel like being treated as a fool, now I will never recommend this apartment to my friends.

Howie: Pot holes are so bad that Uber and Lyft refuse to pick up residents from inside the property. Management refuses to correct the issue.
Anton Walte: Sadly we had plenty of troubles during our 8 Months living at Campus Court. To compensate for different problems Campus Court offered to compensate us, by returning 2 Months worth of rent. To this day (4 and a half months after moving out) I still have not received the second part of the money. Also I did not get my Deposit back for no reason! They simply did not give me a check and are not responding to mails or calls. I do hope that they will soon return my money otherwise the smalls claim court will be the way to go.I would strongly recommend getting an apartment somewhere else!
Pamela Condly: Staff are kind and helpful but I feel like Campus Court is the ignored step-child to Campus View. The roads there are horrendous in comparison and the company they contract with refuses to pave the potholes so they just get left there year-round. It's like driving in mario-cart to avoid them. The sidewalks and parking lots are also VERY dangerous in the winter because they didn't salt nearly enough, so just be careful. I injured my back and was out of work for two weeks because the entire sidewalk was icy and I fell. They did not offer compensation, they just apologized. Jordan R: So far so good! Campus Court apartments are an average price with a great location. Being that they are some of the oldest apartments in the area they are still kept up with and everything is easy. Free parking, cable, and wifi makes my life so much easier. You have to pay your electric but if you are mindful of the air/heat you shouldn't have an issue.Packages are safely delivered to the office and I love that they have free coffee. Staff is always friendly and willing to help out the best they can.

Jasmine Rasheed: Don’t do it to yourself. This was possibly the worst decision I’ve made. First of all, the apartment is not well made. The wood looking floors kept coming loose and the glue was sticking to everything. They have had fires and floods (literally!!) and been less than helpful to people in fixing the apartments. They don’t understand the concept of customer service. They have charged some people for dropping off checks late even though it was in the mailbox and they didn’t check properly.The WORST thing was moving out though. They hit you with obscene fees for things they wouldn’t fix while you were living there!Also, please note that they have an F rating with the Better Business Bureau.
Whitney Swart: I would pay 4x the cost just to never have to deal with these people ever again. The management here (both new and old) is so incompetent. I moved in in the summer of 2017 and we were promised that the fitness center and pool would be finished that summer. It is now the summer of 2018 and there is still no fitness center and no pool. Furthermore, the old maintenance (which was managing the property for most of my lease term) had not hooked up our smoke detectors. So eventually I complained that I didn't think they were working and the new maintenance informed me that they weren't hooked up. That is highly illegal and does not constitute safe living conditions. In addition, the old maintenance ignored multiple of our maintenance requests and never fixed them or responded. The office staff is equally useless. When I first moved in I corresponded between multiple people and each one had a different idea of what was going on - thus some of my forms were misplaced and I was constantly having to tell them what was going on in my process. They also did not have keys for our bedrooms ANYWHERE in the office and did not have copies of the proper key to our front door - my roommate and I had to make copies so that we each had one AND give one to the office because they didn't have any for maintenance or on record. Overall the management staff is continuously confused, unprofessional, and sassy. The apartment itself is poorly built with poor insulation and in the summer BUGS STARTED APPEARING EVERYWHERE. What is remarkable is that some of my friends had even worse experiences where their apartments weren't finished and they were forced to stay in uninhabitable conditions. Literally my cat could manage this place better than this company.UPDATE:I'm writing a second review after my move out to confirm what others have said about being charged for damages they did not inflict upon the property. I was charged almost $1,500 to replace a couch and chair that I have pictures of from the day of move out in near perfect condition. Management countered with pictures that they allegedly took of my unit that demonstrate one couch cushion with tiny dots on it. There is no proof that these pictures are of my unit, but even if they were dots on one cushion would not warrant replacing an entire couch - let alone also a chair (which makes up half of the charges) which I received no pictures of from management. Furthermore, I paid a pet deposit to cover such incidentals. These people are scam artists who pray on students who don't know their rights and are willing to pay for things they don't owe because they are scared. Management engages in these practices to compensate for the fact that they can't fill their units due to their horrible reputation on campus - I assume this is the only way they make money. DO NOT SEND YOUR KIDS HERE AND DO NOT LIVE HERE. You will be frustrated and disappointed.
Cesar Moreno: Where to begin.I was initially promised a two-bedroom, renovated apartment when I submitted my application at Campus View. Since they were way behind schedule, I was put in an un-renovated one at Campus Court. The rooms were abhorrent: grime covering the showers, broken shower tiles, broken refrigerator, washing machine, etc. Anytime I’d put in a maintenance request, there would be at least a month’s wait if any whatsoever. Couldn’t use my shower for months because of the tremendously bad conditions.As horrible as it was, the new management is much worse. They never complete their quarterly checkups and have held multiple of their residents, including myself, accountable for damages to their apartments that have been there since before they moved in. They somehow lost all of the maintenance requests from the previous management and claim it is the tenant’s responsibility to submit another request without explicitly telling them that was necessary. This doesn’t even mention their history of losing/not-tracking packages, long power outages, horrible internet connectivity, etc. Will never attempt to work with them again.
metaya tilahun: THIS WAS TRULY THE WORST APARTMENT AND MANAGEMENT EXPERIENCE I HAVE EVER HAD IN MY LIFE, and this is saying a lot because I have moved 11 time in the past 8 years. The level of incompetence from the leasing team was out of this world. I have been a leasing consultant for 5 years and I know all the tricks of the trade and never I mean NEVER have I seen this level of incompetence and lack of concern for the residents.I have had problems with them from day one. I came into the office on my move-in day thinking that I was moving in. I get there the leasing agent says, “oh I’m sorry your apartment is not ready, we will have to extend your move-in date by a month”. Never mind the fact that it is illegal; how in the hell do I find out about this when I come to move into the apartment? I should have been informed much earlier so that I could make proper arrangements. Luckily my brother also goes to the same school, so I was able to stay with him for the month. I was understanding and didn’t pursue any action at the time.A month later I move in; the apartment I got was nothing like the one I took a tour in; this was a BLATANT LIE. The apartment was filthy; there was a nasty smell coming form the fridge and the bathroom tub was completely rusted and was not draining the water. I put in a work-order and the issue was not addresses until weeks later. Another thing, the mirror on the closet had a very big crack and the doors themselves didn’t slide properly. I was worried it would just shatter if I applied to much force, so I asked them to replace it. When I put the work order in October 2017, the old management (Peak Campus) was there. At first, they just took the whole door out leaving my closet with out a door for several week. Then they just gave me a door without mirrors, I complain again. The whole thing was not resolved until April 2018. Every time I went into the office to inquire about the order, the leasing team didn’t seem know what was going on, I would be told contradicting thing by the staff and it was just an unacceptable situation that could have been resoled very quickly. In addition to that, the apartment was very poorly insulated and during the winter months I was paying up to 450$ a month for heating a 2-bedroom apartment. These are just a few among a plethora of issues I had with the apartment and the way the staff handed things.Now having said all that nothing comes close to how I was treated when I was moving out. The fact that they are not flexible when it come move-in date and move-out date is utterly ridiculous to begin with. Everyone moves in on the same day and everyone moves out on the same day. I am aware of this rule as I have worked for the old management company. But what the new management company (Asset Campus Housing) did to me was something entirely new. I was told that I am being charged an amount of 125% of my monthly rent because I was late turning in the keys by 45 minutes. I this is EXTREMELY UNETHICAL AND DISTASTEFUL. Specially since they kept me from entering my apartment for a solid month. To top this horrible experience all off I was taken aback by blatant disrespect and flat out aggressive attitude that Andre the leasing agent displayed. I asked to speak to a manager and he said that there were none in the office. I asked if they can come and speak to me and he called a manager and told me to wait ten minutes for them to come to the office. After waiting ten minutes he tells me that the manager is not coming to speak to me because they had more important things to deal with. NEVER in my life have I been treated with such contempt and incompetence. I had to email the regional manager to complain about the charge for it to be dropped; something the property manager could have done. It didn’t have to escalate to me writing an essay about my horrible experience. I would have given them negative stars if I was able, even one star is too much. WHAT EVER YOU DO, DO NOT LEASE HERE!!!!!!! DO NOT DO IT!!!!!!!!!!
Ashe Spencer: We left Campus Court after they doubled our rent without making any improvements to our apartment, or the community facilities. To be fair, they WERE refitting other apartments, but for what you were getting, it definitely was not worth twice their already overpriced rent. This happened to my neighbors as well, and all the while they had sickeningly inappropriate "Out with the old, in with the new" signs up. Ghoulish.Management was aggressive and non-cooperative, and took our security deposit because our UNRENOVATED apartment had old, stained carpet that we had been forced to live with that they blamed on us. This was particularly uncalled for, as they were replacing carpet during the renovations.Poorly insulated, from-a-kit-built homes, half of which are east-west facing (Hot as all get out in summer, ice cold in winter).And upon their buyout (They had previously been Clover Ridge), they fired all of the good staff, replacing them with incompetent, disinterested drones who refused to treat residents as people, and rather as numbers.They left the pool broken for the duration of our time with them, left the tanning bed broken (To be fair, these were acts of neglect of the exiting company, but no attempts to rectify it was made). The non-optional internet was unreliable, meaning you were paying for a service that often did not work.For the perk of living next door to a supermarket and Notre Dame, not worth it.
Jennifer Yi: Terrible and unreliable service. Had been calling and emailing them for weeks and they told us the day we arrived after a 30 hour flight that the apartment wasnt ready.
Jose Badilla: With all due respect to the few hardworking people within the team, I have never, in my 22 years of life, had to deal with a more inefficient, more careless and fraudulent service than the management of Campus Court. When I first moved in and had to prepare for a rigorous school year, my room was not even furnished, even though they advertise it to be. There were no lights anywhere in the house, and the management is virtually nonexistent and no one wants to take responsibility for anything; they defer the blame in a vicious, sickening cycle. For instance, they will oftentimes argue that the person who can really help you is not around, and they will ignore your emails on a daily basis because they have "other priorities". In short, they are not timely, do not respond to your concerns with care, mitigate your frustration, and perhaps worst of all, demonstrate -- as a team -- no love towards their job.This results in a very negative living experience altogether. Even though the facilities could almost be considered good, the management team (or perhaps the owners, who don't care), really destroy your desire to want to renew your lease.I would be willing to re-write or edit this review once my problems have been addressed with the grace, care and respect that any resident deserves. In my experience, however, this will likely not stop happening, so, as someone who doesn't wish harm upon anyone, I would recommend finding a different place to live.

We enjoyed working with Melissa, Nick, and Lindsay and they went out of their way to respond to my questions and concerns. Very professional, accessible and thorough. Units have abundance space and nice interiors. Great rate per square ft.
Victoria Gonzalez: When living here, my dryer very rarely ever worked and the sliding door to the patio was jammed shut. These issues were never fixed. Not to mention that the apartment was a complete mess when I moved in. It took 2 days to clean the floors and the kitchen myself. Every time I called about maintenance issues, nothing was ever addressed. Since having moved out, I have been contacted about having a refund check mailed to me. I gave them my new address when I moved out in July, and since then have given them my address, it's the same one I gave them when I moved out, at least 4 times over the phone. The staff is unable to answer any questions, and constantly says they will call me back, but they never do.
Raphael Jafri: Horrible management, moved into an unfinished unit and didn't have a laundry machine until 3 months into my 12-month lease. Didn't get much of a discount either. Internet is so poor that I use my own phone's hotspot instead most of the time. Even though internet is included in the rent, they make you bring your own router and bring up any complaints with the provider instead of Campus Court. Management does not claim responsibility for any of the problems that come up, and seem helpless in managing their own apartments.
Olivia-Anne Nweze: Absolutely terrible management. The apartment came with so many issues and broken fixtures. Even with work orders, it takes forever for them to acknowledge your request. The renovations are an absolute scam. The place came with holes in the walls, no lights, missing window screens, missing bathroom fans, hardwood floor and vanities peeling, gaping cabinet holes, broken balcony doors, etc. Even with this and all the work orders it still took them over 6 weeks to fix. Would NOT recommend. Look elsewhere. Do NOT choose this. Definitely one of the worst decisions I have EVER made.

sara: Avoid this place at all costs. Don't be tempted by the close proximity to campus; you would rather walk 100 miles than live in this overpriced low-end dorm for a year. I was a tenant for 2 years and still regret the day I resigned the lease.1. The management and maintenance is ridiculous. Molly and Suzi rarely respond to emails for ANYTHING that doesn't involve the transaction of money and the maintenance barges into your apartment with no notice.2. The walls are paper thin and facilities are old and dwindling. I could hear my neighbors sneezing at 2am and them flushing the toilet every day. The furniture is old and cheap and extremely tacky looking. The bed was so uncomfortable that I had two mattress toppers, yet I still had back pains for 2 years.3. I was charged exorbitant move out fees even though I had cleaned everything out. They ignored my requests for a review of the charges and took it out of a deposit, which was also a ridiculously high amount.4. Pretty sure the utility bill is a scam because I vacated the apartment for a month and still received a high utility bill.5. The wifi is inconsistent and there is nothing you can do about it. Management doesn't care and the company they work with is a joke. The gym equipment is also always broken and the dumpster is filthy 24/7.Overall, I would not recommend this place to anyone I know. The google ratings seem high because they get a lot of their friends to write decent reviews but hardly any of them reflect the true experience at the Overlook. Over $1200 for a mediocre apartment in South Bend? Hard pass for me. The ONLY positive thing I have to say is the proximity to campus, but as I said, I'd rather walk 100 miles than live in this dump again.

Safiatou Touray: I am going away for a six-month placement next July and won't be back until December therefore it will be cheaper for me to rent when I get back to the US.However, I honestly do not think that the service we are provided with does not equate to how much we pay. Overlook is nice but it is very overpriced. It is listed as luxury apartments however we are provided with standard furnishings. The beds are small and so uncomfortable, I had to buy a mattress topper which hasn't even made much difference. We are not provided with study chairs like other apartments and no headboard.The fact that we had to pay double the amount of the rent as a deposit because we are international students is so unfair. I have colleagues who are staying 10 minutes walk from campus and have cheaper rent and better furnishings in their apartments.
Constance Njoku: The entire Overlook team are amazing. Very welcoming and willing to help. The apartments are huge for the price and one can’t pay enough for peace and quiet. I would recommend this location every time!
Liam Abujawdeh: In my opinion, Overlook at Notre Dame has been an awesome apartment complex to this point. I have only lived here for a week and a half, but I am very happy with the location, the amenities and the apartment itself.Overlook is considered off-campus housing, but in reality it feels like you're on campus with its across-the-street proximity to Notre Dame. Molly at Overlook has been very helpful and has given clear directions prior and during move-in. She has been responsive, accommodating and willing to answer any questions/concerns that I have had.The only tips I have for someone moving into Overlook at Notre Dame are to buy a television cable for the TV and to purchase and bring your own shower curtain (extremely minor things). Other then that, what you see online or in pictures is exactly what you're getting. The furniture seems to be of good quality and the building is up-to-date. I am very grateful that I chose Overlook at Notre Dame and I am looking forward to a great year here!
Yijun Tian: Avoid this place. Worst renting experience ever.1. Emailed about the parking permit. No response. Then in next few days towed your car. $1602. Heating is awful. Maintenance cannot fix. Have to buy an extra heater on your own.3. Utility bill is always crazy. On average is $120 per month, in the situation that cooking less than twice a week, no AC/heating. A LOT ‘service fee’ but no service at all. Out of town for a month then the bill is still $60.4. Cleaned everything upon move out then charge you $150 for minor issues. Cannot be picky any more.5. Cooked less thank 2 times a week but charged $300 for replacing the glass stove top. Said it’s burned and scratched but this is just normal wear and tear. These things happen to everyone dude.6. Dish washer is old. Can only clean the dishes if you run it several times. Have to clean the dishes all by your hand.You will spend MUCH MORE than you ever expect if you live in here.
Divya Meda: Usually the photos on the websites do not match the actual units but, in this case the photos on the website do not do justice to help affect the units actually are for a student or a newly wed. They are spacious, clean, provided with all the amenities mentioned in the website, quick Response to any maintenance request placed, and most of all friendly and supportive leasing managers. Molly and suzi have been more than cooperative and helpful.I got the studio for the time being and planned on moving into a 1 bedroom as soon as there’s one available but ended up falling in love with the place.
Mel Roc: I've lived here for two years now and it has served my needs very well. I needed a place that would basically take care of everything practical so that I could focus on my studies. Overlook takes care of maintenance, landscaping, snowplowing, cleanliness of common spaces, trash and recycling, internet, even my packages gets stored in the mail room until I'm ready to get them at the end of the day. More importantly, since Overlook is so well situated near campus, church, pharmacy, post office, UPS store, grocery store, restaurants, the ND community garden, and the bus line, I have not needed to buy and maintain a car, which saves me a lot of money. I appreciate that Overlook has been compliant in disciplining residents who break community rules, such as rules about quiet hours, building cleanliness, etc., and I hope they keep that up. So, if you prioritize convenience, I would highly recommend you take a look at Overlook.
Joe Kennedy: As a graduate student, The Overlook has been a great place to live. Close proximity to campus is a huge plus. The apartments are new, clean and comfortable. Above all, the staff is engaged and available!
Loqman Adnane: Honestly, whatever review I write is not capable of measuring the superb quality of the team staffed at the Overlook at Notre Dame. I've lived in 4 different apartment complexes in my academic career and this one has been by far the best experience. The staff is professional, inviting and simply incredible. Certainly, the team does what you'd expect to run a functional residential building by taking care of administrative tasks in a timely manner, but they also go above and beyond by organizing wonderful and safe community events giving its residents a home away from home. The staff is so friendly, caring and understanding of the stressors that come with being a student and always tries to improve our residential experience. My favorite new addition is the wonderful coffee bar available to students at all times of the day. I'm so happy to live at the Overlook at ND and I am so thankful to the Overlook team for everything they have done for me and continue to do for our ND family.
Ryan Righi: As an incoming graduate student that is unfamiliar with the area, I was very fortunate to have contacted Overlook to find an apartment. Ms. Molly Hawkins was great in helping me find an apartment within the complex that best suited me. She was quick in responses, provided tons of information, and overall made this process extremely easy without any stress. If it is any indication of what my experience will be like when I move in, I am very glad I chose Overlook.
Jessica Kaiser: My son has been living at the Overlook since August and has loved his stay there! Suzi and the other office staff are always accommodating and responsive with questions and concerns. Sending your child across country for school is hard enough and the office at the Overlook has made his transition to Notre Dame easy and stress free! He has loved his time in his apartment and will be staying another year!
