Kaung lwin soe: I have been working with Select property management for over 8 months. This is my first investment, and I had a hard time finding the right management company. I researched dozens of information and read every single review of management companies on the internet. Finally, my wife and I decided to work with Vince, he is very professional, and I am satisfied working with him. When we started our journey, we had a lot of inconveniences, but they resolved the problems very effectively and efficiently. I appreciate Vince and Tom (Select team), for good taking care of my properties and I look forward to working with you guys for many more years.I gave them four stars for now because I have been working with them not over a year yet, will add an additional star after years of our journey upon their performance.

Dylan Roth: Select Property Management did not provide us with clean water in our rental.Our water was coming out of the faucet black and staining anything it touched, making the entire house smell like sewage. We were unable to shower, launder our clothes, drink, or clean our dishes.Access to clean water is inherently a part of monies paid for rent; the property owners and property management company were not doing their due diligence to provide access to clean water per our rental contract.When we requested alternative accommodation hoping the house would be worked on, she repeatedly refused.We never received our deposit back, and they threatened us with eviction because we did not want to pay another month of rent without clean water.

Fast response, very co-operative attitude, prompt payments, highly informative inspection reports and effective operations. The only reason not giving 5 stars yet, is that I have under a year of experience having them taking care of my properties.Comparing to the other property management companies, I am impressed many ways. Most of them are not a good fit for larger portfolios let alone institutional size portfolios. It is pretty uncommon that the same provider can handle well both small investors having one, two or several properties and larger operators. Working with Select, I have seen this happening time after time.I have a background of being professional residential real estate investor and fund manager over 20 years internationally. Tharson Goh: I asked Select Property to manage my properties not long ago and compared to my previous property manager, they were so much better. They sent me the property inspection results with detailed photos and summary without me asking for it and they also let me know when the property was on the market again with detailed info. They also got on eviction process immediately on my other property with bad tenant. They always responded to my questions timely! I recommend them for your property management.

My application got declined because one of my “co applicants didn’t meet the criteria.” Despite me not only meeting the criteria for the home by myself but with the intention of paying the first 9 months of rent up front as I was planning on putting a down payment on a different home. Although I tried to explain this there was no fix. I was offering to pay them 3/4 of there rent up front. Absolutely bizarre circumstances I guess but hey I don’t make the rules. It feels to me select property management doesn’t consider that each person has a different circumstance

Courtney Jones: The maintenance guy did a very good job and fix my sprayer and he put in a new faucet which is very nice and when I called they came out the very next day.

At first I was nervous because I was unfamiliar with the company and I know Fort Wayne has some not so great landlords so I just didn’t know what to expect.I have to say I am quite pleased a year later because Maria is soooo responsive and helpful. Everyone I have interacted with genuinely cares about my concern and they are very helpful with maintenance needs in a timely fashion. I would recommend AG Rentals to anyone that is looking for shelter because I have had such good interactions with the staff and the communication is amazing.2023 I double down on my statement. The staff are kind and helpful and they communicate which is very important. I had an issue with my sink and they were responsive and my sink was fixed within 24 hours of me speaking with someone. AG Rentals are a good company and they do their best handling issues and tenant satisfaction IMO.

Melina Jones: I called their office yesterday around 1pm because I was interested in renting a property they have listed. I was very disturbed with how the woman on the phone was talking to me. She honestly disregarded me and my questions and tried to basically just rush me off the phone. Based off of this interaction, I couldn’t imagine doing business with this company if that’s how they deal with customers. Especially with the property being listed for more than 50 days already, I’m sure she is turning away future clients with her poor attitude and lack of willingness to help others. I really expected better and I hope this isn’t how they do business on a regular basis.

Cheryl Quaye: Before we moved in, they put of the trash that they clean up in the attic. The door to the attic was also broken so we weren't able to access it. If you want to rent from these people be aware of lead poisoning, they literally paint over everything. They increased the rent and tried to make us pay for the house insurance, we're renting... we had a toilet issue and when we called maintenance they told us we simply shouldn't put toilet paper in the toilet, instead put it in the trashcan, typical. DO NOT RENT FROM HERE.

Lydeshea Briskey: I been living in one of there newer homes for over a year. So far so good I get any work done in a timely fashion. I was charged 50$ for them to let me in my home. I locked myself out yes that’s a fact. Took them less than 15 min to arrive. I would have loved to received a first time fee waiver. I would recommend to a friend.

Shawntae Taylor: I have always had a good experience. If there is ever a problem or Issue they have always been quick to respond either maintenance, or management. What I love is before I moved in with my deaf children the management team had contacted the city to have put up in the area deaf signs to notify drivers there is deaf children around. I also like that maintenance will call me before coming to fix’s something, just so I can prepare my deaf children and to ask if I will be home or my kids, so that they are not freak out. I have seen them give other tenants grace upon grace. They have been amazing.

Left the home in better condition than we received it. Still they intentionally found any reason not to return our security deposit back. They are a crooked property management company. Destini has been a huge help to me! I have rented from other property management companies in the area and I have to say that Property X has given me a MUCH better experience than the last place I lived. Leasing was quick and easy, Communication is reasonably prompt, and I really love the property I am renting.

They ended up replaceing the fridge with a cheaper and smaller unit with no icemaker. Had roaches before move in and I paid to have the place treated during occupancy. They had the nerve to charge to have it treated after move out when it was that way when we got it. Very unproffesional attitude and business practice. DO NOT rent from these people.

K: I had called this facility multiple times going through the requirements and what was needed for the application. I drove two hours to meet with them after going through multiple times about what I needed… I was then met with this “wonderful” front desk lady who let me spend 20 minutes filling out papers to be told I need to of lived in Indiana and work in Indiana to even rent? She asked me if I could commute the same company and hour and a half away in order to go through with the applications. Me and my partner both had jobs lined up, already had our start dates. I guess the only requirement was me living in Indiana in order to get these properties. Which is so weird, because the first phone call I had with this company they knew I was coming from a different state. I guess I’m glad I didn’t waste my time based upon these other reviews.
gary lyons: I lived with them for 3 years+ i just recently moved out. They were always helpful and let me know things ahead of time. If anything needed fixed they fixed it if i out a maitnece ticket in on the online portal. Communication with them is key and the office ladies were always helpful and infomational about upcoming houses.

R: Living here wasn't so bad, really. It wasn't so hard to get the application approved, at least several years ago, however the problem happened when we had to break our lease and move out.I told them we had to do it, and I was prepared to accept the responsibility of complying with the written terms of the contract which both parties had agreed upon.I don't recall the specific language now, but it said that the tenant was responsible for rent until a new tenant could be found, which is in line with the law, which states that a landlord is obligated to try to minimize their losses and isn't simply allowed to just leave the place empty to make you pay for the remainder of the lease.They are to make reasonable efforts to list the apartment and rent it to someone else, and you are only responsible for the time in-between and damages.Midtowne had the place rented out _17 days_ after we moved out, if I recall correctly, but sent us a bill saying that we owed them for _two months_ of rent.When I told them that this was preposterous and I would agree to pay for the 17 days as I was responsible for, they eventually admitted that they had the place rented in 17 days and sent me an updated bill for the 17 days. They had already swiped our security deposit, so it didn't come out to a lot more than that.Essentially, they had previously tried billing me for approximately 43 additional days of rent which the new tenant had surely already paid them for, and then they tried to frame this as having done us a favor and not gone after us for "the entire remaining lease period", which actually wouldn't have even been legal.What can I say? "This ain't my first time at the rodeo!"I've had like one landlord in my life that didn't try to soak me for everything they think they can get, especially when I leave and the only thing they figure I'm good for is swiping the security deposits and playing "What can we get past this guy?".I will say that this is one of the more brazen things I've ever seen one of them do.When you sign a contract with someone, a deal's a deal.Unfortunately, sometimes you find out that you're dealing with "Darth Vader" types who say, "I am altering the deal. Pray I don't alter it further!".

The staff is amazing and super kind and understanding, Amanda and Jack are tops. The building just is falling apart. Holes in my floors have had to be fixed Because my whole foot fit through the carpet. Again people are great building is just getting too old for all these issues. Plus the place ALWAYS reeks of weed. I can’t stand the smell and it’s always in the halls and coming through my windows.

The staff is extremely helpful, and the few times I needed maintenance, they took care of the issue very quickly. The Westberry units are very reasonably priced, probably some of the lowest prices in the city especially when you consider the excellent location. You have access to the roof, grill, and indoor bike racks. They've continually made improvements to the property over the years without drastically increasing the rent.

Ian Lane: READ THIS BEFORE SIGNING A LEASE HERE.This is just a list of the problems that I experienced in the unit I rented: first week outlet sparks and catches on fire leaving the outlet charred. In February the heat goes out for over 10 hours, wake up multiple nights to the house being 55 degrees or colder. Dead mice found in the air filter of the furnace. Roof leaks onto some of my possessions. This all happened in less than a 2 month period after moving in showing that due diligence was not done on the rental unit at all. In fairness to midtowne they gave me a $75 rent credit for all the problems. Over the next 4-5 months the unit was shown to be sold had people in and out sometimes with prior warning sometimes not, almost never wearing masks. (Eventually received a 50 dollar credit from the owner for this). Somehow my worst experience was yet to come when I noticed signs of animals in the basement and reported it. No voicemail or note left but they show the work order as completed assume it is fine, that was my fault. Mice had occupied the basement bringing in a flea infestation where I was bit 25-30 times all over my legs. They refused to call professionals did the treatments themselves and couldn't even identify that their were mice. Then they put off talk of rent credit until the house was sold and put all responsibility on the new owner of the house who didn't even know about the fleas. He hired an actual pest control company which IMMEDIATELY identified the signs of mice and started treatment. Honestly the employees were pretty nice, but when management and company policies are this horrendous and equality control this bad is it worth the risk?

Alicia Blair: They were nice. We fell in love with the house. I explained we had a bankruptcy and we have been renting the last 11 months. We owned our own home for 18 years. We filled out our application, we were the first applicants. Sent our paystubs. The following day I emailed to check on status they said they had contacted landlords which they had not made actual contact. Then all of a sudden they said we didn't send paystubs but we had timestamped email. They then said they had to go through all applications they had gotten over the past 2 days. Collecting all those application fees. If we knew this was the case that it was a competition then we would have never applied. Website states bankruptcy is not an automatic no. But my denial was only 11 month excellent rental history and not 12 months and our bankruptcy. Wasted $80. I wish they would have just been upfront saying if someone turns in a better application than yours we will rent them the house, we would have never applied. Or since you have bankruptcy you won't be approved. Hope they spend all those application fees wisely!

Cannot believe I was fortunate enough to have found such wonderful management people since I moved in. The owner of the building, Eric, and now Office Manager, Amanda, are super people. I am treated more like family than a tenant. The maintenance people are the same way and are really great. I highly recommend Midtowne Realty (owners) and all of their properties here in Fort Wayne. Kudos to all the staff at Midtowne!!

billy watts: It can take up to 10 business days for the screening. That's absolutely unheard of. Like a reviewer already stated, they will have you fill out an application for a place that they already know is going to someone else. Save yourself some time and money and go elsewhere.

Wuhd Wurm: Reported to management our ceiling fell and there was black mold in the walls. Instead if fixing the mold they patched the hole and took our security deposit. Day after we moved out they had a flatbed of drywall because the entire house needed new walls to not be a health hazard. Our breaker had to also be replaced because the foundation was crumbling like sand and water soaked the breaker board.
Kial: They just want your application fee. Contacted them regarding how I knowingly would need a cosign and how thier application had no such place to fill out as cosigner. They said to go ahead as they wish to see if people can be approved(we told them I knew it would not be approved and they said to go still) within a day or 2 of submitting they contact me saying I've been denied no surprise. When trying to ask about cosign they say they can't look up anything and that the letter in mail will "have reason for denied". I know why I was denied i told them before hand. It's clear to me they just want people to give them application fee.

drdjscott1: This review is to inform you of concerns when doing business with Open Door Property Management located in Northeast Indiana. Business owner and managing broker is Tammie Coplin. I recently contracted with the agency to care for two of my rental properties, and I encountered several ethical matters. During the short stint (four months) that they managed the properties, I received numerous complaints from tenants that they were unprofessional, condescending, and unavailable when questions would arise. Likewise, they were very unprofessional in the way they interacted with me and handled the properties. They often would indicate that they would take of maintenance issues but would not follow through with fixing the problem. For example, they were to go to one of the properties and fix flooring and a leaky faucet, charged me money for it after stating it was fixed, however, it was not fixed as evidence by a faucet sprayer hose being covered with electrical tape. Renters confirmed that maintenance did not fix these issues while in the home. I was able to fix the issues, but Open Doors charged me for work that they did not complete.Open Doors also sent numerous fictitious charges. There has been multiple times in which I have received itemized statements regarding work or charges accrued that did not occur; I had either completed the work myself or contracted other agencies to complete the work and have the bills and receipts to prove it. When I question this, they do not respond. They also stated they had put lockboxes on one of my properties, billed me for purchase of these lock boxes stating the one that they had put on was missing (was never notified of this), and then removed them once our contract was terminated. This charges for adding and removing a lockbox exceeded $250.Part of the contract with Open Doors was for them to complete quarterly inspections of the properties. They stated that they completed these inspections and would send pictures of their findings. These pictures would include my properties but also pictures of other people’s properties.My agreement with Open Doors was suddenly terminated by Open Doors in October 2022. One of the properties had a sewer backup problem from a washing machine. I was told that their maintenance crew would assist in fixing it, and there were multiple charges for this service, including a $100 inspection fee of the water damage. They did not fix it and waited several days before telling me they would not be fixing it but agreed to drain the water out of the basement. However, they did not drain the basement but did charge me $195 for it and another $195 for putting a fan down there. This occurred on October 12, 2022. The renter’s indicated that the water was still in the basement, so I contracted someone to help drain it on October 13, 2022. Because Open Doors did not fix the issue when reported, the renters went 2.5 weeks without hot water. When they realized they did not want to fix the issue, Open Doors terminated the contract with me. They indicated that the reason for termination was based on pictures and the amount of work needing done on my properties. However, as noted above, not all the pictures they have of my properties were even of my properties but someone else’s.I am concerned that this is the way Open Doors conducts business, and if this is the case, I believe it to be unethical. Above outlines only a few examples of times in which there has been a problem, and they have chosen not to respond to the problem in either a prompt fashion or at times not responding at all. They have charged me numerous times for work in which they have not completed as well as ignore problems which violate renter’s rights (leaving an environment where they cannot access hot water or where water is left standing and mold can begin to grow, and evicting a renter and not putting the person’s belongings in storage after the eviction). Employees of Open Doors are not accessible most of the time..
Lindsey Mae: Terrible experience the apt I was in had mice because it was in such disarray. Maintenance never fully fixed the dozens of problems I had. People in the office are so rude and unprofessional it was unbelievable. Rent way to high for the type of place you get. Please don’t rent through these clowns ESPECIALLY if you have kids!
Brett Trevino: They aren't that responsive. For leasing company standards they actually have some integrity. They're not gonna steal your money like other companies in town but you will pay for services on your property. When they do things they usually contract the work, it will be done right but it will cost. Otherwise they have been kind and understanding. Not mad with my experience at all

David McCarran: Avoid renting from this company at all costs. They have a phone tree in place to prevent you from ever speaking to a representative. You leave numerous voicemails and they reply with a text message like a 15 year old kid.
Mari Elsenraat: Don't misunderstand,, my experience has been good. They respond quickly to issues and making payments online is easy. With that said, I just received notice that if I renew my lease, my rent will be increasing 30%... are they kidding? That's insane.

Anthony Racic: These sleazeballs are trying to charge me a $245 carpet cleaning fee on carpet that was old and dark maroon and not cleaned before I moved in 5 years ago. The carpet was never updated in the time that I lived there. I cleaned the carpet regularly with my personal carpet shampooer, so I know the carpet is in better shape than when I moved in. I have the pictures. They also told me they weren't renewing my lease because the homeowner was selling to a "cash for homes" person. So did they lie about that too?These people are inexperienced sleazeballs and it shows. The city fined them for having a falling down garage in the backyard they refuses to tear down and also for having paint chipping off the house and also for the steel fence posts from the fence that were just in the yard with no fence. So they hired a company to come put siding on the house and it took them a month. To side a 1200 sq ft house it took a month. I would regularly catch the workers lounging in my lawn furniture when they were supposed to be working. Building code enforcement busted them for not getting a permit to do the job.Don't rent from these people they will try to rip you off.
kendo sabi: Used once and wont be using again but not because of anything bad. I rented from them for a year and got a nice house with affordable payments. Saved up enough money during the year to close on a home

THEY LIED! And I was so upset because after filling the application out online I was running late for work to rush up there to drop that application fee off because their system isn’t updated enough to pay it online. Went through so much trouble just to be DENIED how discouraging. maybe they should explain in great detail to potential renters that having more than 1 evictions could get you denied instead of telling them if it’s been more than 3 years it will be fine because that’s EXACTLY what was said to me.Hell I could have kept my 25 dollars and spent it elsewhere!

Sturges Property Group: what do users think?
Darren Mckeee: Company is listing property that used unlicensed contractors and failed to pull proper permits durring the building process. This puts future tennants in danger physically and could potentially effect business. It's a shame as we need to be able to trust our realtors. This is not a way to earn trust. If it was not for this I'd give them 4 stars as they were polite and responded fast a few years ago when I needed to find a new office. I did not end up using them but would have at that time.
